The Atrium Villas have one of the best locations on the Island- just across from the Beach Club pools, Pelicans Nest restaurant and 3.5 miles of pristine beach. This 2 bed/2 bath villa sleeps 6 and has hardwood floors, granite counter tops and stainless steel appliances. There is a stacked washer/dryer for your convenience.
Enjoy the comfortable furnishings and spectacular views from all rooms. This efficient villa has an open floor plan featuring a fully stocked kitchen, living room with sleeper sofa and dining area with seating for 4. The master bedroom has a king bed, en suite bath and sliding door access to the deck. The master bathroom has a single vanity and walk in tiled shower. The guest bedroom has 2 double beds, en suite bath with tub/shower combination and sliding doors with deck access.
You will not be disappointed! You can live your best beach life here at 2917 Atrium Villa. Up to (2) dogs are welcome to stay! Additional fees apply. This unit is located over the air-conditioner fan. The Atrium Villas have plenty of parking underneath as well as an elevator that services the building for your convenience. We hope to see you soon!
**As of January 1, 2023, Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $40/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
Gate pass car total is due 2 weeks prior to your arrival. Payment of $40/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.
THIS PROPERTY ALLOWS FOR A MAXIMUM OF 2 GATE PASSES TOTAL
Once the car has a gate pass, any licensed driver can drive.
Amenity cards giving you access to the facilities of the Seabrook Island Club are available for purchase . These cards give you access to the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities . The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply).
Cancellation Policy:
For cancellation made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
For cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest's under the terms of the Rental Agreement.
For monthly winter rentals the policy is as follows:

Super location, just be aware that the patio will be unusable due to noise from the building a/c. Honestly sounded like it was about to break any moment, but not very loud from inside the property. Do check tide info so you can access the beach across the street. Otherwise the entrance is covered at high tide, and it’s a decent walk down to the next boardwalk, or a very short drive. Amenity cards for the clubhouse and restaurant are available for a fee- these facilities are not included. You can get an amenity card for just the Lakehouse pool with a deposit. Rental company provides some tour coupons with the booking, which we did not take advantage of. Property needs some updating and repairs- master shower in particular, but overall a pleasant stay and one of the best locations for the price point.
I love Seabrook and have been coming for many years. This was my first time staying at Atrium Villas. Loved the location and the wonderful porch.
The property was sparse in furnishing. Side chairs in the bedrooms would have been nice. Ceiling fans in bedrooms should be moved to the center of the room. The curtains need hemming about 3 inches to cover windows without gaps letting in morning light when sleeping in. The exhaust fans for hvac were so loud as to make the patio unpleasant. Otherwise a nice place but not as comfortable as other condos at Seabrook.
Property great except for the huge noisy fan right next to patio. And view of parking deck. You now have to rent towels which is ridiculous. Also we were given conflicting info regarding pool and restaurant closing so only homeowners could utilize it. But overalllove seabrook and the location/inside of property is fantastic. Will go back.
Walk to beach - nice to just grab a chair and cross the street to the beach! Unit was very clean and beds were very comfortable. Bedrooms spacious but living area a bit tight. The fan is super loud when you sit on the porch which is too bad because it has nice views and a lot of room. We worked with it and had a great time!
I thought the place was very neat and clean. There was a dog that stayed there previously so my son had an allergic reaction to this but otherwise it was a great trip!
Great location on Seabrook, but you're above the industrial sized air conditioning unit for the complex. So it sounds like a jet engine under the patio. Needless to say, it was loud.
The property was very clean and had a great location for beach and pool access.
Had a great time
We had a good trip but a couple of issues that could be addressed would have made it better. First the door to the master bedroom would not close unless you use a lot of force and then you could not open it unless again you used a lot of strength or had someone on the other side to push it open. Also, we heard every footstep(s) of the family above us. This wasn't an issue until they were up until 2am and we could hear them walking around or what sounded like partying. Lastly, the sliding door would not lock and there was no door stopper to keep it from opening. Therefore anyone could have stepped over the railing of the patio and walked into our condo with no trouble. I hope the owners can address these issues for future renters. Thank you
