Inside, the open-concept living and dining area is anchored by a charming brick wood-burning fireplace, making it the ideal place to unwind after a day of exploring, and a large TV. The renovated kitchen features high-end stainless steel appliances, granite countertops, and a spacious breakfast bar with seating for 4 —perfect for preparing meals and gathering with loved ones. There is a dining table with seating for 8 and the new flooring throughout adds a fresh, modern touch. A mini split unit on this level keeps you cool even if the summer days get warm.

Downstairs, you will find plenty of entertainment for that occasional rainy day, with a TV corner, a ping pong table, and a mini pool table. A full bathroom with shower tub combo and 2 bedrooms are also found on this level, one with a king bed and the other with 4 twin beds (bunk bed plus separate bed and extra mattress under the bed). There is direct outdoor access as well, with a small patio.

WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-This is not a pet-friendly home.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-High-end espresso machine available; use only if familiar with similar equipment.
-There are 3 remote-controlled AC mini splits; one in each upper-level bedroom and one in the main living area.
-TVs with Roku offer access to streaming apps. Guests will need to provide their own login credentials.
-The main-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. -This unit has an electric grill on the deck.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing down 4 steps, then up 1 step.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a nominal fee.

-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

    Communication during the rental process and during our stay was excellent . The text messaging system was easy and efficient . We found all of the representatives we encountered pleasant , engaging and willing to assist us. The condo was located in a wonderful location for skiing . It was nicely furnished with ample space for our family . The kitchen was furnished with what was needed, including glasses, dinnerware and cookware . The fireplace was a wonderful addition to the upstairs living space ! We would love to return to this property next year !

    Great spot! Lots of space. It was a bummer the hot tub was broken but we were notified well in advance it was broken so we knew when we arrived. Hopefully next time we rent it it is working. Otherwise lots of space to spread out for 2 families. Kitchen had everything you could think to need.fireplace was very cozy.

    We thoroughly enjoyed the town home in Bretton Woods. It was a perfect location to the mountain hiking we wanted to do as well as centrally located for exploring different areas across the White Mountains. The unit itself was very comfortable, clean and well stocked with all of the essentials. We brought our dog and the neighborhood was great for evening and morning walks. We would recommend this unit to anyone interested in a White Mountain vacation.

    Loved this property! It was very clean and spacious. It was a quick ride to trailheads to summit Mt. Washington or to ride the Cog railway. The host was very accommodating and easy to reach for the check in and out process. We will definitely come back for future visits and hikes!!

    There were 9 of us - ages 3 to 90. The townhouse worked out perfect for us. There was plenty of room for everyone. Attractions for us were all about a half hour drive so that was fine. Nice to come back to all that space. Clean unit and kitchen has every pot or pan you could want. We had 3 cars and no issues for the overflow parking. There was an electric grill on the deck which was nice to use. A/C was great to have as some of us run hotter than others. Definitely rent this unit again. 5 minutes to Mt Wash Hotel for lunch, dinner or drinks. We went to Littleton to the Shaws and picked up anything else at the market next door. It would have been perfect if the weather just cooperated but overall we did everything we wanted to do.

    Property location is beautiful, accommodations were spacious and was great for our family. Scenery is breathtaking. The inside does need some minor upgrades. Management is very helpful and always making sure everything is perfect.
