Villa Vivi is a design-forward 4-bedroom, 3-bathroom home in New Buffalo, Michigan, thoughtfully designed around its seasonal, private seasonal heated pool, hot tub, outdoor entertaining space & chef's kitchen. Whether you’re spending summer afternoons poolside, unwinding in the hot tub under the stars, or gathering for long dinners on the patio, Villa Vivi was created for memorable moments. The space
More than a place to stay, a place to live well, together.​

SEASONAL OUTDOOR EXPERIENCE:
The backyard was designed to feel like a private resort including:
• Private heated saltwater pool (seasonal - approx May-September) with small sun pad and gradual decline from 3 ft to 5ft. Beach towels are provided.
• Hot tub for year-round relaxation
• Outdoor sectional with fire table (seasonal)
• Outdoor dining area
• Poolside lounge chairs
• Oversized umbrellas
• Spacious lawn for games like cornhole and oversized Jenga

It’s the perfect space for summer pool days, cool evenings by the fire, and relaxing hot tub nights.

Important note - during the month of October the furniture, fire table, grill, etc. in the outdoor patio area will be put away for winter storage. Hot tub remains open and for guest use all year long.

CHEF'S KITCHEN:
The heart of the home is a fully equipped chef’s kitchen featuring:
• Oversized island with seating
• Custom stone accent wall
• Premium Fellow coffee maker, kettle, and appliances. (For the coffee lovers, Nespresso machines with capsules are located in both primary bedrooms as well)

Perfect for morning coffee, charcuterie boards, or cooking together after a day at the pool or beach.

DINING AREAS:
This home has a spacious main-level dining table and island seating areas allow your group to enjoy shared meals and celebrations together. Additional dining area available in the finished basement as well as the outdoor entertaining area.

SLEEPING ARRANGEMENTS:
Villa Vivi is a tri-level home accommodates up to 13 guests across 4 thoughtfully designed bedrooms that balance comfort and style. Please note the 13 guest count is based on a combination of adults and children.

Upstairs:
• Primary bedroom no.1 – King bed + foldout twin floor mattress (perfect for the little ones who want to be close by)
• Bedroom no.3 – Queen bed
• Bedroom no.4 – Bunk room (full over full + twin trundle)

Lower level:
• Primary bedroom no.2 – King bed + plus foldout twin floor mattress
• Pull out couch in living room no.2 – Queen bed

PRIMARY LIVING ROOM:
The main living space offers comfortable seating and a cozy gas fireplace, creating a relaxing place to unwind, watch movies, or gather after a day exploring.

LIVING ROOM AREA No.2:
Living room area no.2 features an oversized sectional couch perfect for lounging. This is where you can find the queen pull-out bed for an additional sleeping option.

KIDS PLAY NOOK:
Located just off of living room no.2, this kids play nook was thoughtfully designed with a play kitchen, table, books, animals and toys to keep the littlest guests busy.

LIVING ROOM AREA No.3:
Located in the finished basement, this area offers loads of fun from an oversized sectional, corner dining table, loads of board games, a magnetic wall and custom wall crossword puzzle.

GAME ROOM:
Villa Vivi includes a main-level arcade room featuring the following games:
• Pop-a-shot
• Air Hockey
• Shuffleboard with bowling option and neon lights
• Arcade games such as Fast and Furious, Golden Tee 3d, Pac Man and more

BATHROOMS:
Vivi offers 3 full bathrooms. One en-suite with the upstairs primary bedroom has a shower only. The other 2 include both showers and bathtubs.

DEDICATED OFFICE SPACE:
Located in the finished basement, this dedicated workspace includes a monitor, desk, and high speed wifi.

SMALL WORKOUT AREA:
Located in the finished basement, this area includes dumbbells, pilates ball, yoga mat, mirror, and resistance bands.

DOUBLE STACKED WASHER AND DRYER:
The finished basement includes two stacked washers and dryers.

BABY EQUIPMENT:
Feel free to reach out if you are in need of baby equipment like high chairs, pack n' play, monitors, etc. We partner with a company who can provide these items in the home prior to your arrival if desired. Additional fees apply.

LOCATION:
Villa Vivi is located just minutes from:
• Lake Michigan beaches
• Downtown New Buffalo restaurants & shops (approx 7 minute drive)
• Southwest Michigan wineries & breweries (approx 15-20 mins +)
• Family-friendly activities and nature trails
• and NW of South Bend and the University of Notre Dame (approx 45 mins)

Guest access
Guests have access to the entire home except 2 locked owners closets. Garage is accessible but not for vehicle parking.

Other things to note
Check-in time: 4pm EST / Checkout time: 10am EST

To help maintain a peaceful setting for everyone, we kindly ask that outdoor noise be kept to a minimum after 10 pm. No loud groups or parties allowed

Villa Vivi Guest Booking Information:
To ensure an exceptional experience, all guests are required to complete the Occupancy Agreement prior to arrival.

Exterior Security Cameras & Noise Monitoring:
For safety and security there are 4 outdoor cameras on-site. For your privacy, these do not cover in the pool, hot tub, patio area. Interior cameras are not allowed or in use. Noise (no video or audio, just decibels) monitoring devices are on-site as well.

Wifi:
Please note, that especially during peak summer season, wifi in the area can be challenging. We have extenders in place within the home to help. Should you have any issues please reach out and we can reboot the system. We suggest planning ahead when you go to explore the surrounding area as wifi can be spotty.

Cancellations:
While we understand that plans can change, all reservations remain subject to the cancellation policy outlined at the time of booking. We strongly encourage guests to purchase travel insurance if there is any possibility they may need to cancel or alter their trip.

HOUSE RULES:
Maximum occupancy: 13 guests at all times
No unauthorized guests beyond reservation count
No parties/events without prior approval
Quiet hours: 10:00 PM – 8:00 AM (per local ordinance)
Minimum booking age: 25
No smoking or vaping anywhere on the property. Fines will be incurred for odor removal services.
Pets: Not permitted
Pool & hot tub use: Swim at your own risk; children must be supervised at all times
Parking NOT allowed on the street. 5 driveway parking spots available.
Please ensure to respect the home & neighbors - this is a quiet, residential community
Glitter and confetti are not permitted anywhere on the property, indoors or outdoors. These materials are extremely difficult to remove and may result in an additional cleaning fee if used.

Violation of house rules may result in removal without refund

Lakeshore Pool & Spa maintains the swimming pool and spa typically every Monday and Thursday during peak seasons. Any contamination requiring the spa to be drained and refilled, including excessive lotions, oils, food/drink, or bodily fluids, will result in a $500 refill and sanitation fee. Please advise all children that if they pee in the hot tub it will result in green water and a cleaning fee of $500.
