Turtle Pond is a spectacular 5 bedroom cabin situated on the knoll in the iconic Coolfont Mountainside Community. This cabin features a pool table, ping pong table, 2 living rooms, spacious decking, and mountain and wooded views all around. Memorial Day-Labor day the community offers an in ground pool and hot tub as well and year round you’ll find onsite hiking trails, tot-lot, Rec-field, tennis courts, and basketball courts.
*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your fees and covers you for accidental damages during your stay.
*For Airbnb bookings will reflect this fee under the "Linen/Cleaning Fee" as there isn't a category line for the protection fee.
* Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.
*THIS IS A SELF-CATERING PROPERTY. We only provide welcome amenities FIRST USE ONLY. You may provide your own supplies for the rest of your stay.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.
*ADDITIONAL CHARGES: (please read the rental agreement in full to see all details)
- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $350 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F).
-$200 - Trash issues.
-$250 - Hot Tub issues caused by guests
- If necessary, additional cleaning/trash issues will be charged.

- When is trash picked up
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.
- Can I send mail to the property
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.
- What are the community quiet hours Are there any additional fees to use the amenities
Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.
- When will I receive my check in instructions What is the check in process
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.
- How many cars can I park
You can park up to 5 cars on the driveway and additional cars at the community rec-area.

After booking, you will receive our rental agreement. It will be emailed directly to you from our internal platform. Once agreed upon and submitted back, you will receive your arrival instructions which will include directions and access to the cabin. Access will be self check in for your safety.

The layout of Turtle Pond and the amenities were superb. There was honestly nothing we needed (or forgot) that we couldn’t find. The kitchen and pantry were very well equipped. Our family was very pleased… king room and bath for parents. Two separate areas with two bedrooms and a bath for each of our adult children and their kids. The outdoors in this area is beyond comparison. I love the whole Berkley Springs area and now our kids do, too!
We had a great time on a three day weekend trip with family ranging from 9 to 86 years. Lots of room to spread out. Pool table was a big hit. Fully stocked kitchen made it easy to make a few meals. Would certainly stay again.
Our stay at Turtle pond was great! We had a lovely time there. There was apt room for the 13 of us plus two small fur babies. There was apt room for us to gather in the main living area for meals and games, and just talking. The house is beautiful and very comfortable. It has a cozy atmosphere. We discovered that. the hot tub seemed to be leaking water down onto the billiards room. We called number that we were given, and a technician was there within minutes to look into it and clean up the leak issue. The only thing that we had a problem with was the grill. We could not get the back burner to light and stay lit. I think that a new grill would be beneficial, as it took a long time to cook our food, since only the front burner worked. All in all, we loved the property, and would highly recommend it!
We had an amazing weekend at turtle pond! We had a couple issues with the Wi-Fi. The property manager tried to help and said she’d get back to us but didn’t. The downstairs bathroom gets clogged easily but will drain after a few hours. We tried getting ahold of people with the phone number given but got no response. They have a coffee maker but no coffee pot… besides these issues we had a great weekend.
We enjoyed our stay very much.
We absolutely loved this house. The property manager was so quick to respond to my questions. It has a great lay out and there is plenty of room for everyone. The only complaint is that there were a bunch of wasps in the loft so we were unable to utilize it.
It was fast communicating with the organizers of this home. Everything was as shown in the pictures. The only thing was that I never figured out how to turn on the heat from the downstairs area. Other than that it was fun & a nice experience
November 2022- Family getting together for a yearly Christmas weekend. My parents come from Florida and this is the latest they’ll come up north until spring. Location was perfect in the mountains. Size and rooms were a perfect layout for our family. The game room and hot tub kept everyone occupied. Love that the kitchen is visible to the living room and has any appliance/gadget you could possibly need. Pet friendly ❤️ It is at the top of our list for next year.
a few of us came from DC for a two-night weekend in July. This was very close to Berkeley Springs, and to Cacapon park. We especially loved the large main room with vaulted ceiling, which was great for gathering and chatting. Ample beds and seating. Pantry and kitchen very well-stocked. Hot tub fit 6 adults comfortably. The grill worked well. Huge windows into the woods make you feel like you're in a treehouse. Hundreds of DVDs, and plenty of books & games. Only request would be a de-humidifier/ air purifier in the basement bedrooms, which got a little musty.
I had fun. Hot tub was the main event. Nice pool table. However my brother in law and dog fail through the deck because it is dry rotted in some areas. Also the railing to the deck is not to be trusted. Also they charge a 300 'service fee' not sure what it covers considering if you don't do the dishes, properly dispose of trash and put the towels in the wash before you leave they threatened to charge an extra 200. The basement smelled as if something died. Paying that amount to fall through a dry rotted deck is really disappointing. Property management didn't respond to the message I sent about the deck.
