Our Favorite Place is a jaw-dropping, custom mountain-contemporary home located deep within the San Juans at the base of Pagosa’s most famous peaks on a rolling hill in the pines. This stunning home sits on an acre, but it feels like so much more with sweeping views of the valley and towering peaks. Whether it be getting ready for a day of play by whipping up breakfast in the state-of-the-art stainless steel kitchen, or relaxing in the hot tub under the stars while gazing at Square Top Mountain, Our Favorite Place is bound to become yours too!



HOUSE LAYOUT:

This magnificent home is perched atop Berryhill with outstanding 365-degree views featuring some of Pagosa’s most famous peaks including Blackhead and Square Top and it flows to the rolling hills of pine and oak in the valley.



Upon entry is a convenient mudroom with many options for storage. Upstairs leads to an awesome open floor plan, vaulted ceiling living room, kitchen, and dining room. Directly ahead is the living room with a wood-burning fireplace, large smart TV with Dish network features, and a 500-watt Bluetooth speaker. Tucked to the right is a half bath for convenience. To the left flows to the dining room which is dominated by floor to ceiling windows/ views. This follows on to the kitchen which is sleek and well equipped with everything from a wet bar/coffee bar, hood vent, island, appliances galore. Nestled by the stairs is a charming breakfast nook with views of the back deck.



Double doors open to the covered back deck with plentiful seating, a propane bbq grill, simply majestic views, and a hot tub!



Up the stairs near the breakfast nook leads to the top floor. Directly to the right leads to the third bedroom with a full bunk bed, arcade game, closet space, smart TV with Dish Network, and mountain views. Down the hallway opens to a bookcase featuring games and books for your pleasure. Directly ahead is a full bathroom with a shower/tub combination. At the end of the landing is the second bedroom with a king bed, smart TV with Dish Network, and a closet.



Following down from the main entry leads directly to the master bedroom suite which boasts a king bed, smart TV with Dish Network, workspace, and double doors leading to the patio/ backyard firepit. The workspace offers a  Herman Miller Aeron work chair, custom lighting, and many plug-in options. Wrapping around leads to a well-appointed, modern master bathroom with a splendid walk-in shower, double sinks, and closet space.



To the right of the master bedroom is the first bedroom which offers another king bed, smart TV with Dish Network, and patio/firepit access.



At the end of the hall is the laundry room with a new washer and dryer and storage. The door leads out to the two-car garage.



Throughout the home there are custom lighting features, smart-home assistants in every bedroom, USB charging ports, and much more!

**4wd/AWD required year around**when turning onto Berryhill Drive, the initial upslope is a 12% grade for about 1/4 mile. In winter this requires a minimum of all wheel drive and it is better to have your vehicle equipped with 4-wheel drive. If you have a two wheel drive vehicle you will likely need to put chains on to get up this pitch. Even all wheel drive and 4 wheel drive vehicles should carry chains when staying at this property during winter (Nov-Mar) months.”

    This house was great. Beautiful views. Stocked kitchen. Clean. My family of 6 had a great time. We had an issue with the oven not working and the team was very attentive in trying to get it up and running for us. Would recommend.

    What an amazing property. I will come again for sure. It's so beautiful and close to so much fun stuff. I really love this place. So much room. Each room was so spacious and comfortable. The common area was very inviting and spaced out so that all people wether cooking or hanging out were all pretty much in the same room causing a really family and friendly feel to the experience. The communication with the management company is FIRST CLASS. I could not be happier with our stay.

    This beautiful home was exactly what our small family of four needed, a break from the hustle and bustle in a incredible environment with all of the amenities of home. The house was just as expected, clean, welcoming, and had everything we needed to start enjoying ourselves from the moment we stepped in the door. When we weren't relaxing on the porch enjoying the view we were spending time together playing games, watching 90s movies, hiking, and checking out the hot springs and the town around Pagosa Springs. Our hosts were accessible, easy to contact if needed, and provided all of the information we ever needed to have a stress free trip. They certainly made sure their favorite place is now also one of ours.

    We thoroughly enjoyed our stay here. Communication with the property managers was perfect. We arrived to beautiful views and a pristine home. One item to note for future renters - the downstairs master bedroom was a little noisy --- it was next to the hot tub that ran continuously and you could hear every footstep in the kitchen above. Not a huge deal but if you are a light sleeper, it might be an issue. We would definitely stay here again!

    This really is a beautiful place with all amenities one could want. Outside fireplace and hot tub are great. kitchen and bedrooms great. internet is fine. there is limited cell service and thus didnt get Itrip text notifications immediately when sent. but they were responsive. we have had our group rent a place the last 4 summers and this was hands down the nicest spot so far

    We loved out time at this property. It was comfortable and inviting. We soaked in the gorgeous views and spent time together. Access to town with lots to do during the daywas a great juxtaposition to the remoteness we craved for the evenings and mornings. It was quite warm while we were there. Having lived in climates w/out central air during different times in my life that wasn't a problem except for the fact many of the windows do not stay open. The property manager was quick to bring extra fans but I'd have appreciated knowing about the windows before booking.
