Damage Waiver Disclaimer:

I. AGREEMENT
On behalf of Salty Dog Vacations, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $2,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property.
Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $2,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.
This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement.
II. EXCLUSIONS
This Security Deposit Waiver will not pay for damages or theft resulting from:
1. Acts of God
2. Prior damage, cosmetic damage, or normal wear and tear
3. Theft without a valid police report if over $250
4. Loss of use of the vacation rental property
5. Rodent, termite, infestation, or wild animal
6. Damage to a motorized vehicle
7. Fine art, collectibles, or sets of items
This Waiver will not pay for damage or theft of property owned by You.
This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.
III. CONDITIONS
Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner.
Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.
This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage.
This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.
This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property.
Waivo will not respond to damage or theft under $50 US dollars.
If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.
IV. DEFINITIONS
You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
No house parties
No smoking indoors-we don`t care what you smoke, just smoke it outside and away from doors and windows
Do not leave doors or windows open with A/C running as condensation will form
Do not turn A/C lower than 68 degrees or block will freeze
Must be 25 to book

EVENTS: We will consider events but please note max guests is 25 ppl and an event fee, additional insurance and contract must be paid/completed (minimum event fee $500). Groups attempting to have events without these items in place will be asked to leave property.

Provided: 3 rolls toilet paper per bathroom, hand soap, dish soap (small bottle), 1 roll paper towels, 1 trash bag per bin, 3 dish soaps and three laundry pods.

Guests will be required to provide a photo ID and credit card for security deposit ($500). Security deposit is a pre-authorization, not an actual charge, unless there is damage or missing items. Authorization is removed within 48 hours of check-out.

This is a non-smoking unit-we don`t care what you smoke, just do it outside. Any smoke smell in home or evidence of smoking in home will result in complete loss of security deposit. If you smoke in the home, it both is unfair to the owner that is working hard to keep their unit nice and to the next guest that rented a smoke-free home. It`s Florida, this is non-negotiable so please understand.

We have our cleaners thoroughly clean and sanitize the home between each guest. We also ask our guests to please do the following at check-out (note, if this upsets you please simply find another location as there is a massive labor shortage, we frequently have guests ask for early or late check-in/out and this is how we are able to make things smooth for all guests. Please note our check out instructions:
1. Strip all beds used and pillows and put sheets, pillow covers and used towels in a pile in center of room or on beds for beds used.
2. Turn off all lights, fans can be left on.
3. Turn off TVs, coffee makers and other electronics.
4. All dishes should either be cleaned or put into dishwasher and start dishwasher cycle. This is to avoid dishes getting crusty and attracting bugs.
5. Please load one load of towels into washing machine and start.
6. Return any books, games, beach items, etc (beach items should be rinsed outside to get rid of any excess sand).
7. Empty any outdoor ashtrays, clean up any cigarette butts.
8. Empty all food from refrigerator (you can leave never opened beverages and used condiments if you wish) put in outside trash and make sure trash is on curb Sun night or Wed night.
9. Make sure keys are left in lockbox ($50 per key replacement) and garage remote and/or parking pass left on counter ($100 replacement fee).
10. Wipe down countertops and leave home the way you found it.
11. Turn A/C to 78 degrees prior to departure.
12. Drive or fly home safely and come back and see us soon!

    While not the Ritz, (but lovely renovations soon), the Tipsy Turtle was spiffy clean. Eric and Cambria were as accommodating as could be. The views and beach were as spactacular as one could hope for anywhere. Rooms were spacious and comfortable. I stayed 2 weeks, and maybe longer next time!

    Overall, we loved the location. It is on a very quiet road where we could walk our dogs with ease. Beach access was amazing and had everything we needed. Definitely recommend!

    Check-in easy. Quick communication with Krista. Duplex is located on a beautiful, private beach. Beautiful sunrises. The air conditioner works awesome! There's plenty of dishes and utensils. The master bed is very comfortable. There's plenty of towels and washcloths. The exterior could use a lot of repairs, paint and cleanup under the decks. The shower on the deck needs replaced. The mattresses in the other 2 bedrooms need replaced. One of the beds make noise every time you move. The shower curtain in the hall bathroom needs replaced. The kitchen needs a new faucet, kitchen towels and dishcloths.

    We had an amazing stay at this beautiful, clean, and spacious beach house! The duplex was so large and well-designed that we hardly noticed the neighbors, making it feel like our own private retreat. The best part? It’s **right on the beach**—you can’t beat the location! We also loved exploring the nearby hiking trails. Plus, it’s pet-friendly, which made it even more perfect for our trip. If you're looking for a peaceful, relaxing getaway with all the comforts of home, this is the place. Highly recommend!

    Krista was very responsive to any questions, concerns. The unit was clean with plenty of linens, etc. The location was great for some serious downtime. Awesome, quiet, and right on the beach. The accommodation could use some updating, but no complaints given the cleanliness and rate. First time to the Palm Coast area; would definitely consider a future vacation there and A Salty Dog rental property.

    You can’t beat this beautiful old style beach house located right on Flagler Beach in the Palm Coast area of Florida. The outside deck area is a terrific place to enjoy a refreshment and soak in the lovely sights of the Atlantic Ocean, particularly, right at sunrise. Clean, comfortable beds and lots of clean towels made our stay a very pleasant one. The beach right in front of the house is absolutely fantastic, with beautiful views north and south and constant rolling waves singing the song of the ocean 24/7/365. Flagler Beach is a terrific place to spend time with whoever you may be spending time with. Krista was easy to work with, quick to respond and very professional.
