Located in the peaceful residential neighborhood of Tarquitz River Estates, 5 minutes from Downtown Palm Springs shopping and dining. This stunning three-bedroom home is designed around indoor-outdoor living and has plenty of room for 6 guests. The home offers views of the mountains and incredible outdoor areas for entertaining whileenjoying the Palm Springs sunsets.

THE SPACE
A contemporary take on midcentury modernism build in 2021, minutes from
downtown Palm Springs. This elegant, clean lined home offers an abundance of light, high ceilings and connecting the in - and outdoors with large sliding doors in every room. This three bedroom, two with en suite bathrooms, is perfectly equipped to provide you with an elevated, modern and intimate holiday.

This house boasts 1 Master Bedroom, 1 Guest suite and 1 Guest Bedroom, 3 baths, kitchen, office, Media room, spacious living room, in- and outdoor dining area, outdoor lounging areas, BBQ, Pool, Hot tub, and 2 AC units throughout.

Gourmet kitchen with modern cabinetry, european appliances, dishwasher, microwave, coffee maker and more. The adjacent dining area can seat 6 comfortably, while the adjoining stylish living room is furnished with a comfortable sectional sofa, lounge chair with ottoman, a gas fireplace and smart tv.

The primary bedroom features a King bed, smart tv, an ensuite bathroom with large shower, a walk-in closet and access to the pool outdoor shower.
The guest bedroom features a Queen bed, smart tv and access to the side yard and outdoor shower. The Guest suite includes a Queen bed with mountain views, en suite bathroom with tub/shower and a kitchenette with coffeemaker, sink and fridge.

The resort style outdoor space includes a swimming pool and spa with striking mountain views, BBQ and dining area with table for 6, a fire pit with seating, 2 outdoor showers and peaceful patio with comfortable chaise lounges.

A Level 2 Electric Vehicle Charger is available in the car port and free of charge for guests.


THREE PALM HAUS RULES:

- No parties or events are allowed at the property without exceptions

-Not suitable for young children and infants. Kids Must be 16 Years or older.

-Sorry, no pets or emotional support animals

-Minimum age of primary renter: 25 years old. Primary Party (renter) is required to sign a short term rental agreement (contract) at check-in.
The Property Manager will meet Guest at the Home on Check-In Date to verify ID's and Inspect the Home at the Check-out date.

-Overnight Maximum Guests: 6 adults as per your reservation request
no parties.

-Parking: Only 3 cars total allowed for overnight parking per Palm Springs Vacation Rental Ordinance

-Check in time is after 3pm, check out is no later than 10am. Early check in and/or late check out may be available for an additional fee. Please ask us if interested.

-Pool: Contact host for option pool heat (recommended October-May) for $85/day and $50/ Day for Spa usage (all Year).Due to liability concerns, we cannot supply inflatable pool floats in addition to the provided foam mattresses (we are not responsible for inflatables left behind by other guests)

-For longer stays (more than 10 days) additional weekly cleanings beyond the standard exit cleaning are required at $300 per cleaning.

-Guests with no reviews or negative reviews must be approved before booking.

-Kitchen: Condiments cannot be supplied according to current COVID-19 protocol.

-NO OUTSIDE MUSIC ALLOWED as per Palm Springs VR ordinance. All indoor music must be inaudible outside.

-The property is equipped with exterior security cameras. Cameras are installed primarily as a theft deterrent and to avoid police dispatch. Security cameras are not monitored and should not be relied on for personal safety. No cameras are placed inside, or with any view of the interior of the property. Security cameras may be used to verify compliance with rental policies.

-Failure to follow City Ordinance rules will result in a citation fine of up to $1000 for noise/occupancy maximum violations and immediate eviction from the property without a refund. The city has supplied surrounding neighbors with a 24-hour number to call should they decide to file a complaint. You can find the entire 'City of Palm Springs Vacation Rental Ordinance No. 1918' on the official City of Palm Springs website.

The City of Palm Springs requires an additional written contract which you will be sent before your arrival. The city also requires that renters supply a copy of their government issued ID and license plate numbers of personally owned vehicles.

    This property was designed by the owner and he is an amazing architect. All the bedrooms are separate from each other so everyone has quiet and privacy. The house is very big, the pool is beautiful, and the hot tub is big enough to comfortably fit 5-6 adults. The backyard is very private with beautiful mountain views. The property manager showed up as arranged and make check-in a breeze. Although I'm sure this property could accommodate children, my impression is that you might not be comfortable with younger children. Although on the pricey side, shared between two couples the cost was fair and the house was very well appointed. There were sonos speakers in every room of the house to listen to music. Just know in Palm Springs, you cannot listen to music outside AT ALL. This is not an issue with the owner, but city ordinance. After a pretty intense couple nights of going out, it was really nice to watch movies in the small theater room. We definitely hope to rent this property again. I want to write a bad review because I want it to be available, LOL, but there was nothing negative that we experienced.
