Beautifully restored, The Shack offers the perfect getaway from the hustle and bustle to the relaxing beachside location of St Leonards.

Luxury bedding, comfy couches and a designer wood fireplace will make for a relaxing stay!
Bedroom 1- King or two singles (please advise before stay otherwise king bed will be provided)
Bedroom 2- Queen bed

Comfortable through summer with split system air-conditioner to the main area and fans in the bedroom which keep the shack to a great temperature!

Central bathroom with washer and dryer, shower and toilet.

Well equipped kitchen complete with Coffee machine for a morning brew on the deck!

Bar cart (optional) provided for your stay and a variety of board games for some family chill out time!
Large smart tv and wifi provided for your stay!

Speaking of the deck, grab a book + lounge about in the hammock, youll be sure to spot a number of local birds paying a visit to the surrounding trees and bird baths bordering the deck!

Outdoor dining and weber BBQ complete this space.

Finally, the back yard!
Theres an outdoor surfboard shower with both hot and cold water for ease of returning from the beach with the little ones!
Loads of space to play, or throw the ball with your pet!
An outdoor firepit and seating for an evening wine or marshmallow toasting with the family!

You have exclusive access to the entire property.
Pets are welcome! They of course must be picked up after and are not permitted on any of the beds or furniture. Theres a dog bed on the deck for your stay and the yard is fully fenced and enclosed.

Reception can be a little patchy in the area, but you`re here to switch off and enjoy the Bellarine right!

Be sure to pack some closed shoes and long pants if you plan to venture on a walk as we do get wildlife in the area

All bookings are accepted on the basis that you have read, understood, and agreed to these Terms & House Rules

Check-in from 3:00 PM
Check-out by 10:00 AM
⌛ Late check-out only if pre-approved (fees apply)
$110 per hour applies for unauthorized late check-out

Contactless check-in via key safe
Keys must be returned to the lockbox on departure
Fees apply if keys are not returned (including replacement if required)

COOKING
️ Cooking strong-smelling foods (e.g. curries) is not permitted
$450 deep cleaning fee will apply if this rule is breached

PETS
Pets allowed (maximum 2 dogs, upon approval)
Fully enclosed rear yard
Owners must clean up after pets

No pets inside the home (garage only for sleeping)
Pets must not be left unattended indoors
No pets allowed upstairs

You are responsible for any damage or extra cleaning required

️ In rare cases (fire, storm, damage), the property may become unavailable
You will be notified immediately
Alternative accommodation will be arranged where possible
If not, a full refund will be provided

PARTIES & FUNCTIONS
Strictly NO parties or events
NO schoolies bookings

❗ Breach will result in immediate eviction without refund
Additional charges may apply (cleaning, damage, etc.)

No noise disturbances at any time
Noise must not be heard outside after 10 PM

Linen & bath towels provided
Leave used linen in bedrooms/bathrooms on departure

➕ Extra linen available upon request (prior to arrival)
Pool properties include pool towels

Charges apply for stained/damaged linen

Stays over 1 week: optional housekeeping (fee applies)
Stays over 2 weeks: mandatory housekeeping (additional fee)

GUEST RESPONSIBILITIES
You are responsible for any damage, breakages, or loss
Report any issues immediately

Do not exceed the maximum number of guests
No excessive noise or disturbances

Lost keys/lockouts:
$100 call-out fee + replacement costs if needed

DEPARTURE REQUIREMENTS
Remove all food from fridge
️ Dispose of rubbish in provided bins
️ Wash and pack away dishes
Empty dishwasher
Clean BBQ after use
$100 fee if left unclean
Remove excess rubbish (fees apply if left behind)
Leave property clean and tidy
Extra cleaning fees may apply if not followed
️ Return all furniture to original position

STRICT POLICIES
No smoking – $400 penalty applies
No illicit drugs on the property
No intoxicated or disruptive guests allowed

Allow access for repairs/maintenance when required

⚠️ LIABILITY
Host is not responsible for any loss or damage to personal belongings during your stay

Lost property: If any items are left behind, we are happy to arrange their return. Please note this will incur a $30 administration fee, in addition to the postage cost.
