The house is set on 5 acres of land, surrounded by apple trees, nature, peace and quiet.

My friends and I planned a one night getaway to meet up since we all live in different states. This was a central location - which we booked over a week in advance. As we were about to arrive I messaged to get the arrival information (mind you I’ve received all accurate emails up until check in : confirmation, about your trip, “here’s your keys”) and the host said it was not available and cancelled it. Leaving us with no where to stay (everything had a 2 night minimum or was booked!) and no where to even meet up since this was our location. They did initiate a full refund but that doesn’t replace the entire situation, travel time, gas and overall weekend experience away that we had all planned.
Approximately 24 hours prior to check-in, I reached out to the owner because I hadn't received check-instructions. The owner did not reply to my message. A few minutes before check-in, I called the owner who did not answer my call. Through text I was told the house was not rented for the weekend. Then I was told all resrvations were canceled due to a water leak although I was never notified of this cancellation. Completely unacceptable communication and experience.
The property is very conveniently located to Hunter Mountain and the Catskills in general. There is a lot of space and it is ideal for renters with a dog. The first floor and bedrooms are nice and the beds are comfortable. The bathrooms need to be redone, particularly the upstairs bathroom. The cabinet door under the sink pulled off in my hand when I searched for a roll of tp. You can only really use the tub because the shower wand will spray water everywhere and leak into the downstairs bathroom. The downstairs tub drain was nearly fully clogged and the light was sketchy. The furnace was shut off and the owner did not respond to a message to ask how to turn it on. Had to buy a battery for the electronic fireplace so we had some heat in the house as nights were in the 40s. Could be an outstanding place with some basic maintenance and trim work.
The location is great. We had a few minor issues at check in. The kitchen could be better appointed (silverware) and screens/windows need repair
Dining room settings for table and glassware is very good. Good on spices in kitchen, found an amazing coffee and chile dry rub. Could have bigger pots. Nice set of bowls. Knives pass. Great oven and stove and plenty fridges space. Clean bedding and tidy rooms that are well layed out. - Be ready to smell sulfur water, its totally safe. Doesn't affect food flavor either. Great fire pit with grill rack, left some firewood. Watch out lots of ticks when outdoors, be safe.

My friends and I had a lovely stay and adored the house! The host was quick to communicate with me and was very attentive and nice.
The owner told me they could not accept my reservation. because it was only for one day. I asked to make an exception, but never heard back. I assumed they would cancel the reservation, but they didn't. When I asked for a refund, they have ignored multiple messages and never got back to me. I never stayed at the property, and was still charged.
