The Main House is being completely re-staged right now with all-new beds and furniture. New interior photography is booked for the week of September 22, and the updated photos will be live here by September 25 at the latest. The Barn is already furnished and its photos are current.



The bed configuration, room count and layout described in this listing are accurate and are not changing - it is the furnishings in the current Main House interior photos that are being replaced, and everything coming in is new. Restoration Ranch is two buildings on two landscaped acres of Tetonia ranch land, and this listing is the whole thing - the Main House and The Barn together, 9 bedrooms, 19 guests, and an indoor basketball and pickleball court that exists nowhere else in Teton Valley.

THE BARN - SLEEPS 7

Upper level: a King bedroom, a Queen bedroom, a full bath, and its own living room, kitchen, and dining.

Lower level: a bunk room with a full-over-twin bunk, a second full bath with walk-in shower, an open game lounge with kitchenette and table seating, and the sport court.



Together: 9 bedrooms, 6 full bathrooms and 1 half bath, sleeping 19.



THE COURT AND THE GAME LOUNGE

The Barn's lower level is built for the hours between adventures. The lounge sits just off the court, so snacks, card games, and pickup basketball all happen in the same place. A January whiteout changes nothing about your afternoon. Bring clean, non-marking court shoes.

NO AIR CONDITIONING

As with most homes in the Tetons, this property does not have air conditioning. Our high elevation means evenings cool off nicely even after a warm day, and we've included our best tips for keeping the house comfortable in your check-in guide.



Guest Access:

The entire Restoration Ranch is yours - both the Main House and The Barn, the indoor sport court, the hot tub, all three garage bays, the decks and patios, and the two landscaped acres around the buildings.



No other guests are on the property during your stay.



Owner storage is locked off and not available for guest use: one of the two primary closets, the gear room off the laundry, and the barn stalls. The private pond on the property is also not available for guest use.



The Neighborhood:

Tetonia sits at the quiet north end of Teton Valley - farm ground, open sky, and an unbroken view of the Teton range. It's the scenery most people drive out of town to find, and here you wake up in the middle of it.



Driggs is 18 minutes south for groceries, gear, coffee, and dinner, with Grand Targhee another 18 minutes up the canyon from there. Victor is 29 minutes, and Jackson, Wyoming is just over an hour over Teton Pass.



Wildlife is part of living here - moose, deer, and the occasional bear moving through the fields at dusk. Give them plenty of distance and enjoy watching.



Getting Around:

A vehicle is essential here, and with a group this size you'll likely have several. Parking is plentiful, including a heated 3-car garage. Roads are county-maintained and plowed through winter, but AWD or 4WD with proper tires is strongly recommended November through April.



Grand Targhee Ski & Summer Resort is 36 minutes away (22 miles) and Jackson Hole Mountain Resort about 1 hr 5 min (46 miles). Grand Teton National Park's Moose Entrance is 1 hr 22 min (58 miles), with quiet, uncrowded trails right here on Teton Valley's own side of the range far closer than that. Yellowstone is reachable via the West Entrance in 1 hr 39 min (85 miles) or the South Entrance in 2 hr 18 min (102 miles).



Driggs is 18 minutes away, Victor 29 minutes, Jackson 1 hr 4 min, and Teton Village 1 hr 10 min. Regional airports include Idaho Falls (1 hr 11 min), Jackson Hole (1 hr 17 min), and Bozeman (3 hr 21 min).

MOUNTAIN CLIMATE - NO AIR CONDITIONING

Teton Summit View does not have air conditioning, which is common for many homes in Teton Valley due to our historically cool mountain climate. Summer days can occasionally become quite warm, but temperatures typically drop significantly after sunset, allowing the home to cool naturally by opening the windows. We also provide fans throughout the home to help keep everyone comfortable during your stay.
