Constructed in 1960 by the renowned Alexander Construction Company, The Tangerine Twist features an open floor plan with wonderful indoor-outdoor flow, exceptionallight exposures, ultra-modern furnishings and exquisite art all around. The home has undergone extensive updates, creating the ultimate luxury destination for 'Desert Living'. The home includes 5 bedrooms and 4 bathrooms (3 are en- suite), fully stocked gourmet kitchen with professional appliances, a separate Media Room, a dining area with sitting for 6-8, comfortable outdoor sitting and lounging, pool lounge chairs, a pristine pool, pool floats and toys, outdoor SPA, firepit, and manicured grounds

The Great Room features walls of sliding glass doors providing unobstructed views to the patio and pool area. The large Chef’s Kitchen features a professional series appliances by Kitchen Aid, with a butler’s pantry housing the French door refrigerator, plenty of storage and High Efficiency stacked washer/dryer. A large Dining Area is situated just off of the Kitchen with a Breakfast Bar providing the perfect place for enjoying a casual meal. A cozy Media Room is adjacent to the Kitchen and Dining Area. Featuring a 47” Flat Screen Smart TV with multiple media options including Cable TV and internet streaming.

The Master Suite offers a King-sized bed, Flat Screen TV, and en-suite bathroom with oversized glass and tile shower. A large sliding door opens onto the Patio, providing direct access to the pool and spa, as well as a semi-private sitting area. Three additional Guest Rooms are located in the Main House; with one featuring a California King-sized bed with en-suite bath and Shower and Spa Tub, and the two remaining featuring a Queen-sized bed and dual twins, which both share an oversized full bath with oversized glass and tile shower. The Fifth Bedroom is located in the poolside Casita and features a King-sized bed, private Mountain View patio and en-suite bath. All Bedrooms also offer Flat Screen TVs with cable access.

Tangerine Twist brings indoor living to the outdoors, with the Pool Patio offering an outdoor Dining Area, Gas BBQ, multiple chaise lounges and plenty of additional seating. The home features wonderful mountain views to the South and West; the large rectangular pool features LED lighting and an elevated Spa with spillover. A poured concrete bench provides ample seating by the modern gas fire feature, perfect for enjoying an evening outdoors with family and friends! Subtle LED lighting is featured throughout the patio, casting beautiful hues throughout as evening progresses.

OUTDOOR MUSIC AND NOISE NOTICE - due to recent unruly and careless behavior by some vacation rental guests the City of Palm Springs recently passed very strict rules regarding Music and Noise in Vacation Rental Homes (effectively revoking any vacation rental license with 3 noise citations) . Please make sure ALL your guests are aware of the NO MUSIC HEARD OUTDOORS rules to avoid an unpleasant visit by City Enforcement and/or our staff. All music (including cell phones) is prohibited outside at a Vacation Rental property at all times of the day (including indoor music that can be heard outdoors). In the event of a Noise Citation a minimum $500.00 penalty will be issued by the City directly to the guest, up to $1000.00 security deposit will be fully forfeited as damages and guest will be evicted from premises without a refund. The same rules apply to ANY Noise after 10:00pm - specifically loud speaking outdoors. Please make sure all your guests aware that there is a complete noise curfew after 10:00pm.

- Early check-in or late check-out may be available with an extra fee. Please ask for a quote. Subject to availability.
- Pool Heating fee $150 per day, $1050 per week. Weekly discount may be available April - September. Pool heating may not be available in extreme weather conditions. Pool heating fee may be adjusted in the unlikely event of extreme fluctuations in gas prices. When a fee is paid pools are heated to a max temp of 86 degrees (80-86 is normal)
- Actual utilities paid by guests for reservations 28 nights or longer. 21 nights in May - October. A separate utility deposit per month will be collected. This deposit is based on the Market Price of Natural Gas and the Market Price of Electricity and will be collected post-booking. Meter reading photos are taken on the day of arrival and the day of departure. Any unused amount will be refunded at end of the stay. You are encouraged to take your own photos of the Gas and Electric meters on arrival and departure to keep track of usage. Please be aware that SoCal Edison and SoCal Gas have some of the highest utility rates in the country so we recommend that you keep close track of your usage to avoid surprises. Utilities are charged at the Market Price of Natural Gas per therm (gas) and the Market Price of Electricity per Kilowatt (electric) and are based on the average cost of Gas and Electric in the desert at the time of stay. We do not provide private owner utility bills.

- Recommended air conditioner temp is 74 in summer, be advised anything lower can freeze the system rendering it non-functional.
- Recommended to stock the refrigerator in stages as stocking too much at one time can cause food and drink to perish.

    There were 4 couples and we all had great space, fully equipped kitchen and a fantastic backyard pool/hot tub/fire table. We were there a week and enjoy walks and hikes right there in the neighbourhood - and the old downtown was a very short distance away - highly recommend this place.

    We loved this house! It was immaculately clean, comfortable & well cared for. The bathrooms were really nice. Had everything we needed for a truly stress free stay. Check-in/out process was super easy. Management staff was great, very responsive. House is great for a family & in wonderful neighborhood for walking & biking. We will definitely look to rent Tangerine Twist again.

    Our family had a great stay at Tangerine Modern over Thanksgiving week. We love Palm Springs, the house is in our favorite annd most beautiful area and did not disappoint. Beautiful home and the outside area with pool and hot tub (where we spent most of our time) was just perfect. We did a lot of cooking over the holiday week and the house was super well appointed to do so. There were a few issues with pool heating and the guest services and owners were super on top of it and quick to fix the minor inconvenience and communicate all. Thankful to have stayed there and will definitely be back!

    We has a wonderful time here. The house is lovely, and as it appears in the photos. It's in a great neighborhood and was a perfect launching spot for exploration of Palm Springs, Joshua Tree, and surrounding areas. The property managers were solicitous and responsive.

    The layout of the house is perfect for vacationing with extended family. The second primary bedroom and casita provide nice privacy for grandparents and guests. The views from the backyard cannot be beat! We had some maintenance issues upon arrival, but the management company was very responsive and resolved immediately upon notification.

    I rented the home for four months, January through April. It is a nice and spacious with everything in good working order. The pool is a little smaller than I expected, but the patio area has a nice view of the mountains and gets good sun. The property manager (Eric) was very responsive to my questions and a couple of minor issues. One item worth noting is that directly next door, there is a house that is a high turnover vacation rental, and some of their guests were quite loud and noisy. Overall, I was very comfortable there and would recommend the house.
