The main level features an inviting living room with a large TV and cozy seating, perfect for movie nights with ocean views. Step out to the front porch, where seating and a grill await for relaxed, post-beach dinners. The top floor is home to a private master suite with a balcony, ideal for sunset views. A bonus room on the lower level provides extra privacy and includes a shuffleboardfor added fun, making it great for the kids. For beach access, simply step outside, cross the nearby crosswalk, and head down to the sand!

***Please note that this townhome is situated directly along Highway 101, which means that daytime noise from passing cars will be audible. ***

- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS NOT PET FRIENDLY - no exceptions.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7
- This home has three large stairways, as well as a couple of stairs outside the front door and up to the kitchen. For this reason, we do not recommend this rental for very small children.
- The bonus room does not have a door for privacy. This floor is located one flight of stairs down from the garage access.
- Please note this home is right on the 101 which means you can hear cars during the day. At night you are close enough to hear the ocean waves!
-Beach Stairway and Sidewalk Construction will pause from Memorial Day through Labor Day. The new, widened sidewalk will be open for summer. Traffic lanes, bike lanes and speed limits will return to normal over the summer. Work on the beach stairways at Cherry and Hemlock avenues will not be complete before work is paused for the summer. At least two beach stairways between Tamarack and Pine will remain open until the project is completed in May 2027. The lower walkway and the beach is open. It does impact our view as there is a large storage container, orange barriers and equipment across the street. Monday – Friday, except city holidays 7 a.m. – 4 p.m.
-Window and Building washing on June 22-24. There will be ladders up and down around the buildings​​​​​​​.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty
(30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
