Situated just one block from the ever-popular 40th Street beach, our newly-updated downstairs vacation unit provides a great home base for families to enjoy the best coastal experience that Newport Beach can offer. Here's what you'll find:
LIVING ROOM:

- Fireplace (currently is not operational)

- Open to kitchen
KITCHEN:
- Center island with barstool seating for 6
- Major and small appliances
- Fully stocked with gear for meal prep and dining (dishes, glassware, flatware, cookware, bakeware, etc.)
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)
BEDROOMS:
Bedroom #1: Queen Bed; ceiling fan
Bedroom #2: 2 Twin beds; ceiling fan; en suite bathroom
EXTRA SLEEPING ARRANGEMENTS:
- To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided.
- Space is limited in the home. Sleeping mats can be used in the bedrooms or in the living room/ kitchen area
- Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

- 2 tandem spaces in shared 4-car garage accessed from rear alley. Fits most vehicle sizes.
- Garage is accessed via rear alley
- General street parking can also be utilized throughout the neighborhood when available and on-site parking is being utilized.
ALSO:
The upstairs 4 bedroom/3 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listing or contact our office.
LOCATION:
This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

We would stay here again. So close the beach and the unit had everything we needed. Thank you again for a great place to rest our heads while on vacation.
Best location for the price hands down. One minute walk to a huge open beach that is perfect for teenagers and little kids and families just looking to chill. DoorDash and Instacart deliveries were flawless. On-site washing machine and dryer were great. Super quiet despite being closer to the street. Communication with the rental company was within hours or minutes of reaching out. Great stay!

The location was great and good garage parking for my SUV. House was in great shape with well stocked kitchen. Convenient to beach and restaurants and stores!

Great location, clean house and comfortable .. one block from the beach
The lower unit was a good size for our family of 3. The staff was attentive, there was a minor maintenance issue but it was addressed within 24 hours. Beds were comfortable. Great family friendly location, within walking distance to the grocery store, restaurants, and most importantly a 3 minute walk to the beach. It was great to be so close to everything. We had a good stay and a relaxing time!
We enjoyed our stay in this adorable property. We did not have any issues at all. The proximity to the beach is wonderful. The kitchen was stocked with all equipment needed for making meals in the house. The garage is shared so you get one side which can fit two cars tandem, the other tenants at the time did not close or lock the garage door at night so it worked more as a carport with a little less security than a garage but not a big deal. We would stay here again!
