The Space:

You'll be less than 1.5 miles from Carnelian West Beach and cute coffee shops and waterfront dining nearby. Northstar Resort, Olympic Valley, Alpine Meadows are just a 20-25 min drive away.



When you enter the living room, you'll find a cozy gas fireplace and a RokuTV to stream your favorite Netflix and Hulu specials. There is another living space on the 2nd floor with another Smart TV, foosball table, and a few board games. Get some friendly competition going on after a day on the slopes.



The kitchen is well stocked with a drip coffee pot, blender, slow cooker, electric stovetop, and more. Start off the day with a hearty homemade breakfast or grill up some burgers in the backyard on the gas BBQ. There is a dining table with seating for 6, with additional seating for 3 at the counter, and there is outdoor seating available to enjoy the warmer days.



The master bedroom is upstairs and has a King bed with a cable TV. Upstairs, there is a loft with 2 twin beds by the foosball table. There are 2 additional twin beds in a nook with a small closet, covered by a curtain. There are 2 bedrooms and a shared bathroom downstairs. The 2nd bedroom has a Queen bed with cable TV. The 3rd bedroom has a Full bed and TV.

Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $60.00 depending on the number of additional hours requested. Please feel free to contact us if you are interested in arranging.



Our cleaners travel from great lengths and have tight schedules and therefore will arrive right at 10am. Failure to abide our check-out policy may result in fees.

**Local Ordinances**

Vacation rentals at Lake Tahoe are heavily regulated by local authorities. Occupancy, parking, trash, hot tubs, exterior lights, and noise requirements are non-negotiable. Our homes are not suitable for parties (even small ones), corporate retreats, weddings, receptions, afterburns, or any other gathering that exceeds occupancy.



Vehicles must be parked in designated areas. No street parking allowed. Do not block access to neighboring homes or driveways. No parking on lawns or dirt. No RVs, campers, trailers, off-road vehicles (including snowmobiles) or boats may be parked at the home.



Quiet hours are 10pm to 8am, daily. During quiet hours, no outside noise, lights (except those immediately used for safety), or hot tub use is allowed. Please move your gathering inside the home and close doors and windows so the sound doesn’t travel through the neighborhood.



Guests who violate any requirement may be subject to termination of the rental agreement, up to and including removal from the home without refund, and $2,000 in assessed fines.



**Travel Insurance**

We highly recommend purchasing trip insurance in the event your plans change. Please review the contracted terms and conditions closely when booking.



**Weather**

The weather can change rapidly. Please plan and pack accordingly.



**Driving Conditions**

Guests are advised to check weather and road conditions up to a week in advance of your arrival. We encourage guests to bring paper maps as cell coverage may be limited or strained due to demand.



**Utilities**

The local infrastructure, especially power and internet, are designed for a small population. High demand, especially on weekends and holidays, or environmental conditions including wind, fire, and human negligence can create disruptions in the delivery of power, gas, water, and internet to the region. We encourage guests to exercise patience and plan accordingly when visiting the area. Due to the nature of these outages, Grand Welcome may not be able to provide information regarding anticipated restoration times.



**Property Amenities**

We strive to ensure that all of our listings are current and advertised amenities are available. If you discover that an item that was advertised is not available, please notify us immediately and we will attempt to resolve the issue. If the item is not advertised, it is generally not available, even if you find it in the home (garage, hot tub, grill, snowblower, etc.)



**Starter Supplies**

Grand Welcome provides a small starter set of guest consumables. We encourage guests to bring any additional supplies they may need. Starter consumables include: 2 rolls of toilet paper, 1 pump of hand soap, and wastebasket liner in each bathroom. Full bathrooms also include 1 pump each of shampoo, conditioner, and body wash. Kitchens offer 2 rolls of paper towels, a small bottle of dish soap, a fresh sponge, a few loads of dishwasher detergent, and a few trash bags. If your home has access to laundry machines, Grand Welcome also provides a few loads of laundry detergent.



**Winter Access**

Grand Welcome ensures regular snow removal for driveways, access to the front door, and the bear box (trash enclosure). Additionally, if the home has a hot tub, there will be a pathway from the home to the hot tub.



Please note that some snow and ice may be present at the property when you arrive. Shovels and ice melt are provided for your convenience.



Decks, patios, and balconies are cleared as needed, but are not available October through May.



Grills and outdoor furniture are stored for the winter and are available May through October.



**HOA Amenities**

If the home has access to HOA specific amenities such as a clubhouse, communal pool, fitness center, etc., Grand Welcome will provide access. Since these amenities are managed by a third-party, Grand Welcome cannot guarantee availability.



**Fires**

Fire restrictions are in effect year-round. No outside wood fires, campfires, or charcoal grills. During red flag warnings, all outdoor fires, including gas grills and firepits are prohibited. Guests are responsible for checking weather conditions to know when red flag warnings are in effect.



**Bears**

Bears live here, as do mountain lions, bobcats, eagles, coyotes, and a whole host of other creatures. We encourage you to observe them from a distance. Never try to pet or take photos with wildlife. Do not feed wildlife. Lock all vehicles and doors and windows the home. Grand Welcome does not refund for any personal damage caused by wildlife.



**Trash**

All trash must be secured in the bear box at the home or the communal dumpster. Do not leave any trash outside. If you have extra trash, please notify us so we can assist with removal.



**Accidental Damage Waiver**

Each reservation includes a non-refundable damage waiver. This is meant to cover the cost of accidental damage in the home; it does not cover deliberate/negligent damage. An example of accidental damage would be stained bath towels from cleaning a spill in the kitchen. An example of deliberate damage would be taking amenity keycards to use the communal pool after checkout. Guests will be held financially responsible for all deliberate damage. If you discover damage in the home, please report it immediately.

**PETS**

There is a $35/day pet fee per dog. 2 dogs max. Please contact as after you book to pay this fee. Thank you!

2. Must pick up all poop or there may be a clean up charge.

3. Do not leave pet unattended unless in a crate (this is when damage happens).

4. Keep dogs leashed while on walks in the neighborhood.

5. Keep pets off furniture and bedding or there may be a pet hair removal charge.

6. Please do your best to wipe your pets paws when they come inside to avoid carpet stains.

**You are responsible for any and all pet related damage including carpet cleans and door scratch repair.

    This cabin was mostly ok. However, anyone renting in winter time must be made aware that the cabin is advertised as a 3 bedroom. Two bedrooms downstairs and one up. This is where I have major issues. One of the two downstairs so called bedrooms is a very small EXTREMELY cold storage shed type “ bedroom” it has awful paint stained cheap red carpet. A wall with rough wood storage sheds with locks and keypads. Not cute. The room has no closet and a space heater was provided. The home has central heat .However, the central heat did not work in this room. The space heater had to be used at all times. The bed was very small and old ! Same type of old small bed in the other downstairs room. Cheap sheets too. I reached out the management team immediately upon seeing the so called bedroom shed. Which was located just as you step into the house. Away from the main central hangout. They still have not answered if this shed of room was insulated or not? Could not tell me why the central heat didn’t reach that room. They said use the space heater. I find this lack of critical information being non disclosed as major concern. Not many people would find the third “ bedroom” cozy or comfortable. Call it what it is. A shed that has a bed added. I currently still have no answer or follow up on this. Why do the owners of this place even have a management company? Also, took them a full week to answer a few kitchen supplies questions.I was happy with the living room space.

    We appreciate being able to adjust check-in time due to unforseen delays. The only hick-up was the one hour wait in the property driveway awaiting a call back with the key/lock box codes. But the home was clean and comfortble. Tfamilneeds.

    The living room was exactly as the pictures show. Beautiful trees all around with comfortable furniture. We especially appreciated the cable TV so we could watch some of the Olympics. However, we were surprised that the ice maker didn't work. The kitchen lacked some supplies, like spoons. We also found the master bed uncomfortable as it sagged and seemed very old.

    It’s a very nice cabin my only complaint is how dirty it is there was water coming from the toilet there animals! I wouldn’t come back but maybe I would if they cleaned better!!

    The actual house was nice - well stocked kitchen, plenty of soap/towels/blankets, easy to find and check-in. However, the property managers (Grand Welcome) were difficult to communicate with. I messaged/called a few times before our trip to make sure the property was clear of snow, safe and accessible. Two times I sat on hold for a while, only for the line to hang up on me. Multiple times Grand Welcome said they would check with their “onsite team” and get back to me. No one ever reached back out. On the day of our trip I finally got a hold of someone who assured me the property was ready. When we arrived the driveway was completely iced over with barely enough room for 2 vehicles, a huge ice sheet was hanging off the roof, and a wall of old snow/ice was blocking the walkway to the entrance which we had to shovel to access. We were worried about the kids slipping/getting hurt. I mentioned all this/sent pictures to Grand Welcome after checking in, and they did not offer to help with any ice removal. Instead they said “we will relay this to the team.” So again, nice house with poor management/communication. Can’t imagine how they handle actual emergencies or time sensitive issues.

    Loved our stay at Sundance! Just the two of us plus the family dog - very comfortable, peaceful, and perfect fenced in area for the pup. Really nice, friendly, quiet neighborhood in walking distance to the beach. There is plenty of room in this well-planned out space, so we plan to bring the family next time. Kitchen is so well appointed, we found everything we needed to cook our own meals. For anyone who requires a firm mattress, be advised the upstairs king bed is VERY soft. We opted to sleep on the first floor queen for a bit more support. Looking forward to going back!

    Beautiful home in a lovely neighborhood with plenty of space for our family gathering. Easy walk to the lake and local activities. The beds were very comfortable and the towels were fluffy and new. The kitchen was well equipped with everything needed for entertaining. Our family enjoyed the games provided, especially horseshoes. Nice enclosed backyard for our pups. We hope to come back next summer!
