It is just minutes from East Beach with its miles of soft white sand, and close to allthe best Galveston attractions—Pleasure Pier, Moody Gardens, Schlitterbahn, the Bishop’s Palace.., and The Strand, Galveston’s lively downtown district. And when it comes to food, you’ll have endless dining options right nearby.

HOUSE RULES:

• A strictly animal-free zone with no option policy, and no smoking due to family members, children, and grandchildren having asthma, severe allergies.
Additionally, the house is marketed to families with similar medical issues.

Lastly, we also welcome immunocompromised guests, including cancer patients who are undergoing or recovering from treatment.

Please kindly respect our policy. There are other pet friendly and allowed smoking rental properties on the island.

• No Prom. No weddings. No parties. No gathering.
• No more than 10 occupants at any point of time including infants and day guests.
• No Smoking, No e-cigarette, No illegal drug inside and out of the property,
• No firearms, No illegal drugs.
• Must be 30 or older to reserve. And you are required to review, e-sign a rental agreement and a copy of your driver's license within 48 hours of booking, Or the booking might be cancelled without notice.
• No third party booking. Primary guest is required to be at the house for the entire time.
• Only 4 cars. No RV, No Trailer (HOA does not permit)

ADDITIONAL INFORMATION:

•••PLEASE NOTE••• The house is located in the Beachtown community with a pool. Because of several issues in the past, the house does not participate in the pool.


WARNINGS: It is very important to know that all the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years back. And the dunes are the protected areas. Please stay off the dunes and bushes. Stay on the dune walkover getting to the beach. Always watch your steps when you walk on grasses or the walkover.

BUGS: ants, mosquitos, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galveston's life. Because we are in the coastal region with wetlands and open ditches surrounding. To control these creatures, the house has been sprayed quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do fly in, they won't survive. You might see them unexpectedly during your stay.

Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. The lights attract mosquitoes and bugs.
Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables, will attract wild animals, ants, bugs.

PLEASE NOTE: The house is located in the Beachtown community with a pool. Due to several issues in the past, we decided to stop participating in the community pool.

NEW CONSTRUCTION:
The house is in the undeveloped communities. We do not know exactly when new construction will start or how long to expect construction will be last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival.
We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money.

CANCELLATION:
• Due to the nature of the vacation rental business, cancel, change or move the check-in date 61 days or more prior to your check-in date receiving a full refund.
• Cancel, change or move the check-in date less than 60 days prior to your arrival date will not receive a refund. Unless the house is re-booked. A full or partial refund depends on the new reservation.
• Cancel, change or move the check-in date for any reasons ( such as weather, hurricane, death, sickness, job loss, plane cancellation...) will not receive a refund.
• No credit nor refund will be given for shortened stays due to the late arrival or early departure for any reason.
• Confirmation of your booking dates: Please note that we sometimes receive multiple inquiries for the same dates and the reservation is ONLY confirmed once payment has been made, a signed rental agreement and a copy of your photo government-issue ID has been received within 48 hours after the payment had been made. Unfortunately, we are unable to hold any dates.
• If you have not agreed with any terms of the agreements, you will have up to 48 hours after you receive the rental agreement to cancel with full refunds. After 48 hours, the 60-days-before-or-after-cancellation rule will be applied.


TRAVEL OR CANCELLATION INSURANCE: HomeAway/VRBO does offer cancellation insurance if you book through their site. You can purchase it during the booking process. If you decide to purchase the policy, please read their fine print or contact them to get more information. Because we have no control over their terms and conditions.

    Beautiful home just steps away from the beach. The house is equipped with everything you need for the beach: beach toys, chairs, etc. The owner is extremely communicative and makes sure you are satisfied with all aspects of the house. We love to do a big family breakfast and the kitchen was perfect to do so! We will definitely be back

    The property is just as described: lovely, light and bright house, well appointed, good kitchen equipment, nice dishes and glasses, with a short walk to the beach, with beach chairs and towels available. Host was extremely helpful before check-in. Overall a great experience. Would love to come back!

    nice, clean, about what you'd expect for a higher end rental out of season. Lots of stuff for kids ages 3-12. That's a nice touch for the nicer more expensive rental homes. The only negative was that the dishwasher didn't work. We were there for 5 days spending Thanksgiving, but we made do. I'd stay there again for sure. Mai was great, very attentive and very personable.

    Fantastic property and the hosts are tremendous! Better than the description, this is a luxury beach house that has everything you need. Very comfortable, and exceptionally equipped, we wanted for nothing. The hosts were incredibly helpful, and much appreciated. We had the time of our lives and look forward to another opportunity to visit Galveston. I recommend this property very highly; it is well worth the price. You will not be sorry, it will make your Galveston trip memorable. Thanks to Mai for all her help.
