️ PARKING
▪️ Parking is limited to 4 vehicles in the driveway

❄️ AIR CONDITIONING
▪️ We don't have AC at the house, but it usually doesn't get too hot since we're on the coast. If it does, you can open the windows to let in a breeze and cool the house down quickly. The back doors also have storm doors with screens to allow more air to flow through.

DECK
▪️ Please don't walk barefoot, as the deck can get very hot during summer afternoons.

FAMILY WITH KIDS
▪️ Please do not allow kids to run freely outside.
▪️ There is no gate at the top of the stairs on the deck leading to the beach.
▪️ There is an open barked area in the backyard beyond the deck with a drop-off towards the river. There is nothing there other than a few bushes to prevent a little one that is not being watched from tumbling down the hillside.

️ OUTDOOR DINNERWARE
▪️ Plenty of plastic dinnerware to be used for outside. Plastic dinnerware can be put in the dishwasher, but not the microwave. Please no glass on deck.

NATURE
▪️ Our home is in a natural waterfront area, so it's not out of the ordinary to see insects. We also see wildlife like eagles, bunnies, deer, and sometimes even bears by the river. It's okay to eat outside, but please clean up right away and don't leave any food on the deck overnight.

CONSIDERATIONS
▪️ We cannot control the weather and no refunds will be given due to weather conditions, so we recommend the purchase of Travel Insurance for all planned vacations. Travel Insurance will protect your Investment in the event of a weather event that negatively impacts your trip

Best VRBO we have rented for our annual book club retreat. The home was well furnished and the kitchen especially was well stocked with plenty of necessities. It is located in a very small neighborhood and we appreciated and enjoyed the quiet. The hot tub was a bonus on the spacious deck that overlooks the river. While we couldn’t see the ocean, we could hear the waves at night. Best of all were the kind people who answered my endless questions. They were wonderfully helpful to work with both when booking the house and well after we checked in and throughout our stay. We will be back next year!

Spent a long weekend in Florence and this home was wonderful! It was clean, updated, and really accommodating. My elderly mother was able to easily navigate the home with her walker on the wood floor, walk in showers, and wide doorways. The deck is wonderful with the view of the river and dunes. The host was great and easy to contact. We hope to rerun next year.

This was the best accommodations that we have stayed at with all the years we have vacationed in Florence. The house was perfect for a family get together. Ours was a gathering of far-flung high school friends (class of '72), and this was the perfect place for us to chill and reconnect. I picked this house for its location, easy access, and big deck that overlooked a river. Very peaceful.We enjoyed the firepit, hot tub, fireplace, and light-filled living areas. The kitchen was a dream, with quality appliances, cookware & dishes, and the bedrooms & bathrooms were also super nice.The check in and out process was easy. The owners were thoughtful and very responsive.It was my first visit to Florence and we found plenty of fun things to do up and down the coast. Ran out of time before we had a chance to ride the bikes in the garage...Highly recommend!

We absolutely loved staying here and hope to return someday! The house is so lovely, enough room for all of us to have our own space, which we appreciate. The huge dining table was great for our large family. The projector screen was awesome and the kids loved it. The stairs to the river beach were so great, we loved taking walks and playing in the sand. The hot tub with the incredible view was icing on the cake. This house is even better than the pictures which are amazing. It looks newly remodeled, with fresh paint, pretty rugs on hardwoods, beautiful new kitchen cabinets, incredible high end appliances, super well equipped with pots, pans, a lot of dishes, and lovely coordinated decor throughout. It has a pottery barn feel. The furniture is all new and clean, and comfy. The details in the house include a basketful of yoga equipment, games, sand toys, lots of towels, a baby cradle, packnplay, high end lotions near all sinks, coffee, teas, and more. The windows are huge and look out to the river and the sunset, so even with bad weather, the inside is perfect. The deck outside is awesome (even though it was storming most of our stay, so we couldn't use it much) with a firepit, lots of seating, a huge table for 10. The stairs lead down to a private sandy beach on the river. I can't say enough great stuff about this property. Here are things I look for: is there enough seating for everyone together? Yes, in the sunroom, everyone is able to sit together with a huge couch and chairs. There are smaller groupings of chairs where people can sit by a fireplace or TV as well. The kitchen is super well appointed with storage containers/lids, and even spices, but bring your own foil and plastic bags. It is close to everything, while on a quiet cul-de-sac where you don't see neighboring houses. To get to the ocean is a short 10 minute drive north or south, at most. We will be back!!

This house is big and has it all! The deck is huge and the steps to the river beach are so cool! We had intentions of doing lots of things nearby, but enjoyed the house so much we just hung out. The sunroom is perfect! Great place for a family reunion.

Spacious, beautifully furnished and decorated, quiet and peaceful setting overlooking the river. A little steep getting down to the river but doable. Took a nice walk along the shore when the tide was out. The master bedroom is especially nice. Short drive to stunning beaches and close to old town. We would definitely stay here again.

We absolutely loved the deck and spent most of our time outside enjoying the view and the cozy fire. The house was beautiful, very clean, comfortable, and well stocked. Overall a great place to stay and we would definitely go back!
