POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

    The internet didn’t work for the first 3 days and intermittently the 3rd day. We asked for help and the technician came promptly but didn't fix it. One of us brought intenet dependent work and couldn't do it. Plus the internet-dependent TVs wouldn't work. This was -very- frustrating. Also FYI the right front burner on the gas range top doesn’t work.

    Stayed 5 weeks and had an awesome time! Everything just as advertised beautiful place. Best street on Mission beach! Ninety degree turn into a narrow garage was challenging with my suv. Thankfully I had electronic folding mirrors. The garage is 2 car tandem depth so length not a problem. Once you’re through the garage door opening there is no problem. Home is spectacular with great patio and fire table.

    Great location and super clean rental.Would agree with other reviews the 3rd “bedroom” is more of an entry area and pull out couch rather than a bedroom. And you do hear occupants above moving around.Neither of these impacted our stay.

    Overall impression: Perfect location, great house but has some negatives (below). Would still recommend this house, it was a very enjoyable trip. Walkable to the beach and tons of restaurants. Important notes: This is not a 3-bedroom house, this is a 2-bedroom with a pull out couch in a common area. The couch is located in the room where the front and garage door enter. There is no privacy/bedroom door, no shower on that floor, and anyone sleeping there will have the rest of the guests walking through their space regularly. May work for children, I would not want to sleep in that space as an adult. The building is a 3-story building and this rental is only the first 2 floors. So that means there is someone living above you and you will hear footsteps through the ceiling. The water heater is disappointing. You have 10 minutes max of hot water in the shower. If you expect to have a bunch of people showering regularly in the house, you will not have hot water for all. The water heater also regularly shuts off (sometimes mid-shower) and you have to go into the garage to turn it back on. There are a/c units throughout the house that work. Mildew is a big problem with these types of units (according to the a/c guy) and we had to clean a couple ourselves. The garage entrance is in the back of the house and across the alley is another rental, sometimes they would park poorly (or double park) and getting into the garage was tough. If you are a poor driver, beware of this.

    We absolutely loved the location and property. We went there with our family and it was conveniently located to the beach and plenty of other things. Very poor communication from the property manager. We asked for an early check in and crickets. We then asked for a late check out and you guessed it, crickets. We made the most of it as the cleaners were there the minute check out was supposed to be.

    Loved the proximity to Belmont park, mission beach and the marina :) was pleasantly surprised how accurate it was to listing pic… walked in all smiles. You can hear footsteps from the property above and we did wake up to city truck Tuesday early early am and street sweeper Wednesday, killed a few spiders but overall great experience. Would definitely recommend to others.

    I couldn't have been happier with my choice for a vacation rental! Location sits perfectly between the Bay and Ocean. Walking distance to both north and south sides of Mission Beach for shops and restaurants. Home is newer, spacious, very clean and beautifully decorated. Contact with rental company was easy and helpful. Just FYI that parking in the 2 car tandem garage is a little tight so a large SUV wont fit, but I was able to get my Kia Sportage to fit. Highly recommend this property!

    Easy walk to beach, bay, shops, restaurants, Belmont. Our spot was just perfect for myself and grandkids.. ages 21, 18, 15 and 9. Immaculately clean. Having a garage is a great perk. Just don’t rent a large car. We had a VW Tiguan and that was a great fit. Highly recommend. Thank you for attention to detail. Much appreciated.
