• NO A/C: Like 99% of homes here in Lake Tahoe, this property DOES NOT have air conditioning, but fans are provided.



• PARKING: Limited to 3 vehicles (fewer when snow conditions exist). Street parking is never permitted.



• DISCLOSURES: *Wildlife in area. It is possible to have bears, coyotes, raccoons on property and at times, mice or even bats found in homes in the area.



Home has 2 bedrooms and 1 full bathroom with shower/tub combo. Home has a new comfy couch and gorgeous new flooring as well as a SMART TV plus Blu-Ray player (No cable/satellite) in the living area. There is also wireless internet access available for guest use.



The dining nook features a collapsible and portable wooden table and 4 chairs to maximize the space when not in use while allowing you to choose your dining scenery. Just past the pony wall, you will find a smaller yet efficient and fully stocked kitchen. The kitchen sink overlooks the front yard while the electric stove neighbors a door to the exterior side yard with a propane grill and patio furniture (Seasonal amenity). The kitchen also houses a full-sized washer and dryer.



Just down the hall on the right, you will find a Lodgepole king bed with a new dreamy Memory Foam mattress in the large Primary bedroom. To the left, is another Lodgepole bed but this one holds a full bed on the bottom and a twin-sized bed on top. You will also find plenty of extra blankets in this bedroom's closet.



Grab a novel from the bookcase and cozy up on the couch or take a short walk into downtown Kings Beach where you'll find shops, restaurants, recreation areas, and the largest sandy beach on Tahoe's North Shore. The home also has a single car garage where you can keep your vehicle away from the elements.

Reviewer Comments: The house is in a great location, a short walk to the beach and the many shops and restaurants in Kings Beach. It’s nothing fancy and could use more light but it was ideal for our getaway.

    The house was basic. Clean. No coffee filters for the coffee pot - that was odd. Bring flat filters. The king size bed in the main room was easily one of the most comfortable mattresses we’ve had! Location is great. About a 10 minute walk to the town/beach. Unfortunately Kings Beach town and neighborhood are showing a bit of “wear.”

    Rating Details: The property manager was very unhelpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Delapetated shanty that is not actually fenced. Urine stains on toilet as if not actually cleaned after last guest left. There are multiple loose tiles in the bathroom that are a tripping hazard and the bathroom also has an ant infestation. The front and backyards have 3-4 foot tall weeds growing everywhere. They did not actually send me the key code for the front door and had to call to get in touch with someone numerous times. The door also only unlocks about 50% of the time and was very frustrating to use. There was dog poop and pee in the garage when we first arrived. The house has no a/c and only one tiny fan to use and the house gets very hot in the afternoon, almost like a sauna. The only saving grace of the property was the location 4 blocks from the beach. Would not stay here again or recommend it, but if it's a last-resort option, you'd probably be able to manage for a few days.

    Location and ease of access were great. The property itself is iffy. We walked into very dirty and stained carpet. I even got the vacuum out to try to clean the carpet so I felt a little better about my son playing on the floor with his cars. A tack strip for the carpet is exposed going into the smaller bedroom and I covered it with an extra rug to protect our feet. There is a large amount of mold and staining around most of the windows and especially in the smaller bedroom. Toward the end of our visit I flipped the switch to turn on the light in the smaller bedroom and it started smoking and buzzing. This was very concerning. My mother had to sleep sideways in the large bed because the mattress is so worn she was sleeping in a groove otherwise. The shampoo/conditioner/body wash storage had previously fallen and were broken. I went to use the microwave and found leftover chicken from the previous people. The roof had not been shoveled and I was really concerned about the snow and ice falling on my truck. It seemed like the cleaners or owners could take some more time.

    Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The property was functional and was fine for a few days for our family of 4. The bedrooms and bathroom were comfortable and clean. The bunk bed was a little wobbly. The kitchen was fine, but without a dishwasher, I pulled out several pots that were not totally clean. The dishes were not dried before being put in the cabinet and I pulled out dishes to eat on that were dripping wet. There were sheets in the dryer and the washing machine when we arrived - they were extras that I guess the cleaning company did not finish putting away. The carpet in the front room had a lot of stains and the couch in the front room was super small. I appreciated the app that provided the check-in and out information. I did try to email and call the rental company with questions and did not get a response. The location was great; 15 minutes from Northstar and within walking distance to the lake. Overall our experience was good but I will not stay here again.
