ONE WITH NATURE

Jaws will drop from the gorgeous mountain views getting to Desert Breeze and you'll have a view from every angle once there. The home is perched in the foothills of Mount McDowell mountain range in a quiet, upscale. cul-de-sac neighborhood. In the early evening and into the night, see and hear coyote's call across the wash. You may also see javelina, bobcats, and perhaps even a King or Rattlesnake, but don't worry, the entire property (within gates) is tightly secured with Rattlesnake fencing. and listen to the coyote calls bounce off the mountain range walls. In the morning, watch the sunrise and listen to a new set of wildlife celebrate the day.

Open-Concept Design: A spacious, light-filled floor plan creates a seamless flow between indoors and the great outdoors. With 2,400 sq ft of open concept living, the kitchen, two dining areas, and living area are truly open to each other. Sit down together to dine and use the high table for board/card games while watching a game or movie on the 72 TV with Stereo sound. While open concept promotes togetherness, everyone needs their private space from time to time. This home is perfect for a small family or to include the Aunts, Uncles, and Grands! With open concept living that leads to multiple outdoor seating areas, each of the three bedrooms (with TVs) offer their own escapes from the crowd.

The master (King) suite opens to the back porch with double glass doors and features a double sink ensuite bathroom and a massive walk-in closet. The King and the Queens rooms share a double sink bathroom, with the Queens' room opening up to the front patio through double glass doors - and a view of Red Rock mountain.

BOOKING POLICIES AND HOUSE RULES

1. Town of Fountain Hills Compliance Requirement(s):
The Owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith.

You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose.

The use of this Short-Term Rental to house sex offenders is prohibited by State Law and by the Fountain Town Code. The Owner of this Short-Term Rental is REQUIRED to perform a background check on you AND your guests prior to your stay.

As such, you will be required to provide Name, Date of Birth, Cell #, and email address of EACH guest on the reservation (+18). Each will receive a separate link via email and/or text to complete identity verification and background check. This is REQUIRED BY LAW for the safety of the community and guests.

2. A rental agreement is required. By proceeding with this booking you give permission to the property manager to verify your and your guests' (18+) identities and check criminal databases in accordance with all local regulations to confirm the reservation. Verification may require uploading a valid ID, Drivers License, or Passport, along with a self photo of the primary reservation holder. Confirmed reservations are conditional and may be cancelled pending verification results.

3. A $500 security deposit in the form of a credit card “hold” is required. The “hold” occurs one day prior to check-in and is released 3 days after check-out. We have never kept any portion of any guests’ security deposit - our guests are fantastic! - but a security deposit helps to ensure our guests treat our properties with as much TLC as we do!

4. Pool heating is provided from Nov 1st to June 1st for a fee of $75/day - and must be ordered for all consecutive days of your reservation. If pool heating is desired, please notify us upon booking and the fee will be assessed through the platform that you booked through.

5. Check-in is at 4pm. Check-out time is any time before 10am. We'll make every effort to accommodate expanded check-in/out hours, depending on the booking calendar and cleaning schedule. Stays by MC pri
