Thank you for looking at our historic carriage house apartment in the middle of the quiet Fall Creek neighborhood in downtown Ithaca.
We pride ourselves in providing clean floors, clean kitchens, clean bathrooms, clean sheets and towels, new dishes, free coffee, fresh cream in the fridge, etc. Let us know right away if anything is missing! We accept instant bookings, and usually answer inquiries within an hour. You'll communicate your booking arrangements with Steve Moraff (me). I live in the Tucson area and am a stay-at-home Dad. Thomas Ward, who lives on site in apartment 1 (the first floor of the main house), will handle your check-in, check-out, and anything you need while you are visiting.
These apartment homes were built in 1903 and consist of main house (where apartment 2 is located) and carriage house (divided into left and right halves – apartments A and B). There is a rustic courtyard between the main house and the carriage house. The exterior of the buildings is a work in progress, as there is original stucco from 1903, always in need of some work. You may see that reflected in some of the reviews, as the homes are much more luxurious inside than outside. The courtyard is usually flowery in the summertime, to help hide the excessive use of stucco and concrete!
We ask that you be very quiet and respectful while in our apartment homes. Our residents are mostly dedicated Cornell graduate students from around the world, and we don't allow parties or noisy gatherings. In the good weather there are more flowers every year, as our on-site manager Thomas has a very green thumb. Our next door neighbor is a Cornell horticulturalist, and his gardens seem to be spilling wonderfully into our property.
The interiors of these apartments are fully renovated, with modern kitchens and bathrooms. Sufficient window-unit air conditioners are provided for even the hottest Ithaca summer days. Most rooms also have ceiling fans. All apartments have dishwashers, garbage disposals, large refrigerators, and microwaves. The kitchens are well-appointed with dishes, silverware, recently purchased ceramic pots and pans (no teflon), and of course our standard coffee maker with provided coffee beans and a grinder.
Apartment B (this apartment) has 5 bedrooms, not including the couch in the living room. None of the bedrooms are very large, and most have full beds. Four of the bedrooms are arranged as two-room suites where you pass through the larger room to enter the smaller room.
The living room/kitchen/dining area is huge, perhaps 15x40 feet.
There is a full bath and a half bath, plus a family room that separates the two suites.
This apartment had a massive renovation around 2009, during which time we enclosed the first floor, which had been used for many carriage house-style purposes during the preceding 120 years.
I have a taste for old wood, huge beams, and natural porcelain tile and other good materials. Working every day for years with a group of neighborhood friends, we finished out this Carriage House with a mix of modern luxury and classic elegance.
I am particularly happy with my choice to use a massive restaurant stainless steel sink unit as the centerpiece of the kitchen. in addition to two massive sinks, there are two built-in drainboards, and a pot sprayer, plus a high-end dishwasher installed under one drain board. This home is a great place to prepare your own food while traveling.
Parking is on-street, and there is usually plenty of parking available. Please be careful not to block anyone's driveway. If you see neighbors, be sure to say hi. It is OK if they know you are visiting. Our neighborhood welcomes quiet, friendly, and respectful visitors. Over the past decade we have worked diligently to assure that our apartments blend into our neighborhood without being a source of parties and annoyance, and we ask that you help us continue this tradition.

This was a great option for our 2-night stay in Ithaca. Very clean, spacious townhouse with friendly host living in property next door. This property is run with a lot professionalism and they aim to please: they included things like fresh milk, eggs and butter plus a lot of on-site drygoods like cooking oil, soap, spices etc. So it was a very comfortable stay. We just bought bread and cereal and breakfast was set for 2 days. Great commercial-style kitchen by the way... They also included clean towels in the rooms. And the wifi was strong. The only blemishes were minor. The dishwasher was not working when we stayed. Not a big deal. Also on the day of our arrival, we did not get responses from our host while we were heading to Ithaca. Once we got there, he met us and was very friendly and apologized for not answering, but that added a bit of unecessary stress. All in all, this was an awesome choice for our family of 5. Great base to discover the beautiful things to do in the region ( cascadilla gorge, robert treman park, letchworth park, cornell botanic gardens...)
We loved our stay at this property! It was very clean, comfortable, quiet and spacious. It met and exceeded all of our family's needs. The caretaker was extremely helpful and friendly. We would definitely want to stay here again on our next visit to Ithaca!

This is an old property with lots of amenities, a kitchen galore!, comfortable beds, walking distance to the best breakfast place - Lincoln Diner, AND the falls, and Thomas the property manager. Attention to details make this place a standout.
Our family loved staying at this house in Ithaca over 4th of July weekend. The house had a room for me & my husband, plus one for each of our kids to have their own space. There was a full kitchen and laundry on site, and Thomas the host even stocked the fridge with milk, eggs & butter for us. Beautiful neighborhood with well-maintained houses and landscaping. We drove to some nearby wineries on Cayuga Lake one day, and could easily walk to dinner in downtown Ithaca less than a mile away. Great stay!

Property is a great place to meet all your basic needs for a quick stay in Ithaca. Property has lots of beds for a large family and spacious, well stocked kitchen. It is very close to the town and in a quiet neighborhood. The property manager is on-sight and VERY quick to respond and accommodate your needs.

My family loved staying here. Very comfortable with plenty of space. The commercial kitchen was a joy to use and cleanup. The location couldn't be better. Easy walk to Ithaca Falls, Ithaca Commons, several coffee shops, and places to eat. Short drives to everything else. The onsite manager, Thomas, is super friendly and makes sure you're ok and have everything you need. We'll be staying here again.
This property supplied all we needed for a several day stay. We were very comfortable and really enjoyed the location. We could walk to the commons, great coffee shops and nearby family. It is an old carriage house so the floors are all tilted and the place is a bit eclectic, but we really enjoyed it
The property is located in a quite neighborhood very close to Cornell university. The location is great as it’s minutes from all major sites, restaurants and shops. Both the owner and the on site manager are easy to communicate with. We think it’s a nice touch they stocked the refrigerator with bottle waters, cream and coffee. The house has a rusty feel but it’s very comfortable and we sleep like babies. We really liked the big kitchen and the deep sink. Ithaca is so “gorges” to explore. On-site manager was kind to provide walking sticks to us for hiking. Overall we had a great stay.
The property is in a great location with easy access to restaurants. It was big enough for our family to stay and have room to spread out. The industrial style kitchen was well stocked with pots, pans, utensils and lots of fridge space. The basics were on hand, including complimentary tea, coffee, and cream.
The location of this fun house was perfect.. ten minute walk to downtown, the farmers market, waterfalls, hiking trails, and a very nice park. We had a large family reunion and cooked every night and had everything we needed. Steve was prompt and clear and Thomas was so helpful and gracious. We can't wait to return!

Stayed here while in town for a wedding. Location was great, within walking to coffee shops and downtown. Very well stocked, with a full kitchen. Appreciate the details that made us feel right at home- perfect for a group of adults who needed a central location to stay.
