The Space:

This spacious, pet-friendly home is designed for comfort and works well for families and groups looking to relax while staying just minutes from Holiday Valley and Ellicottville Village. With multiple living areas, a private hot tub, a fully fenced backyard, and a game room, there’s plenty of room for everyone to spread out.



Step inside through the mudroom, where ski racks, lockers, and hooks keep gear organized. To the left, the game room serves as a favorite hangout spot with a 65-inch Roku TV, a large sectional, and open space for kids to play. Off the game room, a half bath, extra sink, laundry area, and an additional fridge add convenience for larger groups.



To the right of the mudroom, the kitchen and dining area is fully stocked and ready for group meals. A large island with bar seating, modern appliances, and a Smart TV make it easy to cook and gather. The adjoining living room includes a sectional, a 75-inch Roku TV, and an electric fireplace for a comfortable place to unwind. A separate sitting area with a Roku TV and a sofa bed offers even more space to relax or sleep.



Outside, the hot tub sits out back just off the deck, giving you privacy and year-round enjoyment. The fully fenced backyard makes the home ideal for pets and kids, while the Solo Stove fire pit provides a cozy spot to gather under the stars. The deck also includes a grill for easy outdoor dining.



Upstairs, the second floor provides comfortable sleeping options for multiple families. Two king bedrooms, each with a Roku Smart TV, offer quiet retreats. The bunk room includes two twin-over-full bunk beds for a fun shared space. A separate twin bedroom with a desk works well for remote work or reading. A full bathroom with a large walk-in shower serves this level.

Guests have full access to the entire home, including all indoor and outdoor spaces. Enjoy both living rooms, the game room, the fully equipped kitchen, and all three floors of sleeping areas. The hot tub on the covered front porch, the fire pit, and the deck with a gas grill and outdoor seating are all available for your use.



The only restricted areas are a locked owner’s closet and a shed, which are not accessible to guests. Otherwise, the entire property is yours to enjoy during your stay!



The Neighborhood:

Located on a quiet country road, this home offers a peaceful retreat while being just minutes from Holiday Valley. Whether you're here for skiing, snowboarding, or exploring the scenic trails, you’ll have quick access to year-round outdoor activities.



Ellicottville’s shops, restaurants, and breweries are just a short drive away, as is Pumpkinville, a favorite fall destination for families. In the warmer months, enjoy hiking, mountain biking, golf, and nearby state parks. The home’s secluded setting provides a relaxing atmosphere while still being close to everything you need for a great stay.



Getting Around:

Driving is the best way to get around the area. The home has a large driveway with plenty of parking, making it easy for multiple families to bring vehicles.



Holiday Valley, downtown Ellicottville, and local shops and restaurants are all just a short drive away. In the fall, Pumpkinville is nearby, and in the warmer months, hiking trails, golf courses, and mountain biking spots are within easy reach. Rideshare services like Uber and Lyft may be limited, so having a car is recommended for convenience.

Respectful Stay: This is not a party house. The home is located in a quiet neighborhood, and we ask all guests to respect the peaceful setting.

Hot Tub: The hot tub is located in the backyard and is professionally serviced weekly so it’s clean, balanced, and ready for use.

Pets: Pets are welcome with prior approval. Feel free to bring your furry friends along.

Roku TVs: Roku Smart TVs throughout the home allow you to stream your favorite shows using your personal accounts.

Well & Septic: The property operates on a private well and septic system with a water softener. This is common in the area and completely safe. We simply ask guests to be mindful of water usage and flush only toilet paper.
