AC provided for master bedroom, bunkbed room and Main Living Space June 30th-September 5th
Each room has a ceiling fan which keeps everything cool, we never found the need for AC but purchased these window units in case for guests

We offer half day charges for afternoon check-outs and early morning check-ins, just ask!

For groups larger then 16 people, we allow it on case-to-case basis at an additional fee added to the booking
Any group 16+ will have a minimum added $1600 charge
Any group 20+ will have a minimum added $2000 charge
Any group of 30-40 will have a $4000 charge


WEDDINGS**
-We have a minimum $7,000 charge added to the stay
-We have tables and chairs for up to 80 people for rent
-Champagne flutes are provided
- Sage Farmhouse Decorations, Arches and etc can be rented
-Rental companies can be provided upon request
-We will provide the wedding insurance for property damage but nothing else (dress/jewelry/decorations is not covered and is the guests responsibility)
-A complete downstairs game room with a separate outside seating area, bathroom, shower, refrigerator and sink area so 1 part of the wedding party can be separate while getting ready!

WEATHER: Please note that we do not have control over weather conditions: tropical storms, winter storms, rain storms, wind storms, etc. Power outages can happen. Although it happens maybe once a year we like to give notice.

PROPERTY::
- We are located only 2 minutes from a small lake beach and 5 minutes to the mountain
- If there happen to be any issues during your stay we have a cleaner that lives only 5 minutes away and maintenance living in the apartment above the separated garage on the other side of the driveway/property (separated and private from the back yard/decks/rec areas. NO visual into their apartment or the other way.
- To assure ease of parking we ask only 9 vehicles (summer, winter max of 7) be parked at the house, there are many options to park down the street
