Welcome to our spacious 5-bedroom, 2-bath Lake City retreat. This whole-house reservation includes both the upstairs and downstairs guest spaces exclusively for your group, giving everyone plenty of room to spread out while still staying together.

With two separate living areas, a full kitchen upstairs, kitchenette downstairs, private laundry, two fireplaces, a hot tub, outdoor gathering spaces, EV charging, and flexible separation between the two floors, the layout is especially wellsuited for families, groups, multiple households, and longer stays.

There are no separate upstairs or downstairs guest reservations during a whole-house booking.

The upstairs serves as the main gathering area of the home and includes:

The upstairs includes the home’s primary full kitchen with plenty of counter and cabinet space for preparing meals during your stay.

Whole-house guests have full access to this kitchen throughout their reservation.

The downstairs provides an additional private living and sleeping area and includes:

DOWNSTAIRS KITCHENETTE

The downstairs kitchenette provides an additional space for preparing simple meals and includes a stovetop.

Please note that there is no oven downstairs.

The full upstairs kitchen is also available to your group throughout the stay.

TWO LEVELS + FLEXIBLE PRIVACY

The upstairs and downstairs each have their own separate exterior entrance.

The two levels are also connected from inside the home.

Your group can leave the interior connection open so the house flows together as one space or close the separating door for additional privacy between the two floors.

This setup works especially well for larger families, multiple households traveling together, groups who appreciate separate living areas, and longer stays.

IMPORTANT — SOUND BETWEEN FLOORS

Because this is a two-level home, sound can travel between the upstairs and downstairs areas.

Sound transfer is generally more noticeable downstairs, where guests may hear:

• Footsteps and movement overhead
• Voices and conversations
• Children
• Doors opening and closing
• Furniture or luggage being moved
• Plumbing and water use
• Television or entertainment
• Other normal upstairs activity

Guests upstairs may occasionally hear voices, doors, plumbing, television, or other activity from downstairs as well.

Because the entire home is reserved exclusively for your group, any sound traveling between floors will come from members of your own reservation.

If anyone in your group is especially sensitive to overhead noise, we recommend keeping the layout in mind when choosing sleeping arrangements. Guests who are particularly sensitive to overhead sound may prefer one of the upstairs bedrooms.

PRIVATE HOT TUB & OUTDOOR SPACES

Whole-house guests have exclusive use of the guest outdoor amenities, including:

• Private upstairs deck
• Hot tub
• Upstairs outdoor seating area
• Upstairs propane fire pit
• Downstairs outdoor seating area
• Downstairs propane fire pit

These guest amenities are reserved exclusively for your group during a whole-house stay.

Please keep the hot tub cover secured whenever the hot tub is not in use.

Children must be actively supervised by a responsible adult at all times around the hot tub.

PARKING

Whole-house guests have access to the designated parking areas for both levels of the property.

The reservation can accommodate a maximum of 4 vehicles.

Please keep all vehicles completely within the designated parking areas.

Please do not:

• Park on neighboring property
• Block neighboring driveways
• Block another vehicle
• Block gates or access areas
• Park in restricted or project areas

EV CHARGING

An EV charger is available exclusively to your group during a whole-house reservation.

If multiple guests are traveling with electric vehicles, please coordinate use of the charger within your group.

LAUNDRY

The LG washer and dryer are located downstairs and are available to your group throughout the stay.

PROPERTY IMPROVEMENTS

We are gradually improving portions of the property, including areas associated with a future office and sauna.

Guests may occasionally see neatly stored construction or building materials, supplies, or areas of the property that are still being completed.

These project areas are not included as guest amenities unless specifically stated otherwise.

QUIET HOURS

Although your group has exclusive use of the guest areas of the property, the home is located in a residential neighborhood.

Quiet hours are from 10:00 PM to 7:00 AM.

During quiet hours, please:

• Keep voices and conversations at a respectful level
• Keep TVs and music low
• Keep hot tub activity quiet
• Keep outdoor activity quiet
• Minimize noise when entering or leaving
• Be considerate of neighboring homes

NO PARTIES OR EVENTS

This home is intended for registered guests enjoying a peaceful stay together and is not an event venue.

Parties, events, DJs, disruptive gatherings, and excessive noise are not permitted.

All visitors and additional overnight guests must be disclosed to and approved by the host in advance.

Please do not invite additional people to the property without receiving approval first, even if they do not intend to stay overnight.

OUR GOAL

We want your group to enjoy the flexibility of having two living levels, multiple bedrooms and gathering spaces, a private hot tub, outdoor areas, laundry, EV charging, and plenty of room to spread out while knowing exactly what to expect from the home.
