Located just minutes from Angel Fire Resort and Country Club & Golf Course, this home combines convenience, comfort, and fun, making it ideal for ski trips, summer escapes, and every adventurein between.
The space
This two-story, 3,473 sq. ft. home is perfectly laid out to offer both communal gathering spaces and private relaxation areas for large groups.

Here is a breakdown of what guests can expect from the rooms and spaces:

Upstairs (Main Living Level)
Open-Concept Living Area: This is the heart of the home, featuring vaulted ceilings and large windows with scenic alpine views. It includes the main living room with a cozy wood-burning fireplace.

Kitchen: A newly remodeled, fully equipped kitchen with modern appliances and ample space for cooking and dining.

Primary Suite: A private retreat with a king bed and a recently remodeled full ensuite bathroom.

Two Additional Bedrooms: Two other bedrooms (both with queen beds) are located on the opposite side of the living space from the Primary Suite, sharing a full bathroom for convenience.

Upper Deck: Expansive deck access off the main living area, perfect for grilling, outdoor dining, and enjoying the mountain setting.

Downstairs (Entertainment & Sleep)
Game Room/Family Room: A large, dedicated entertainment space featuring a full-size pool table and retro arcade games and plenty of room to relax and socialize.

Two Bedrooms: Two additional bedrooms are located on this level both with two bunk beds (eight total beds), offering a quiet, cool retreat.

Two Full Bathrooms: These bathrooms serve the downstairs bedrooms and the game room area.

Lower Deck: An additional expansive deck, offering more outdoor living space.

Laundry: Appliances for washing and drying are included.

Guest access
Guests have full, private access to the entire 2-story home, all 5 bedrooms and 4 bathrooms, the kitchen, and the lower-level recreation room (pool table & arcade). Guests are also welcome to enjoy the entire 2.5-acre property, including the dual decks, outdoor grill, and firepit.
Other things to note
WINTER / MOUNTAIN DRIVING: AWD/4WD is required for safe travel on mountain roads from November to April. WILDLIFE: Please secure all trash and food inside the house and garage—we are in an active wildlife area (bears, elk).

SIERRA BLANCA LODGE — RENTAL AGREEMENT TERMS
Owner: RCA Ventures LLC. Local contact: Clean AF in Angel Fire, reached through the Host before arrival.
The Primary Renter must sign this agreement before check-in. Reservation-specific names, address, dates, times, nights, party count, itemized price, cleaning fee, and cancellation policy are supplied in the accepted booking confirmation; check-in/out and quiet hours use local Mountain time. Host means Owner or its authorized designee. These terms apply only as disclosed and accepted before booking, subject to mandatory law and platform protections.
Read Sections 1–8 below together with Sections 9–16 in House Rules; together they are the complete agreement terms.

1. PURPOSE AND DURATION
The Property is temporary vacation accommodation for the dates above. The Primary Renter must stay at the Property. No subletting, transfer, permanent residence, or commercial events are permitted. Extensions and changes to arrival or departure require written Host approval and agreement on any additional charges.

2. RENTER ELIGIBILITY AND OCCUPANCY
The Primary Renter must be at least 25 years old. Only the guests included in the initial reservation may enter or stay; no outside visitors or additional guests are allowed. Total occupancy may never exceed 14 persons, including adults, children, and infants. Any platform count that excludes infants does not increase this limit. Renter must provide an accurate full party count and share these rules with all guests. The Primary Renter must electronically sign this agreement before check-in, subject to the booking platform’s applicable requirements and the terms disclosed before booking. No separate government-issued ID upload, selfie, or additional Hospitable ID verification is required under this OTA agreement. Any identity verification required by the booking platform is governed by its own policies. Hospitable may use a one-time email or SMS code to provide access to the agreement and authenticate signing.

3. PAYMENT, TAXES AND SECURITY DEPOSIT
The accepted booking confirmation controls the total price, payment schedule, cleaning fee, and applicable New Mexico taxes. Items already included are not charged again. No additional amenity or heating fee is created by this agreement.
A US$500 refundable security deposit applies only where disclosed before booking and permitted by the channel. For eligible reservations, Hospitable secures it automatically 2 days before check-in (or promptly for later bookings), generally as a card authorization that may appear as a charge. With no charge request, it releases automatically 2 days after checkout; bank processing may take longer. Any deduction must follow Sections 10 and 14 and the applicable claims process. The deposit is not a fee or automatic penalty. New settings do not add a deposit to existing reservations. Unsupported/manual bookings require a separately disclosed, lawful collection arrangement; no automatic collection is promised for them.

4. CANCELLATION AND RESERVATION CHANGES
The cancellation policy accepted at booking governs, subject to applicable law and the booking platform’s mandatory refund, rebooking, and guest-protection rules. Optional travel insurance is encouraged. This agreement does not remove rights arising from an unavailable property, unsafe condition, or materially missing advertised amenity.

5. RESIDENTIAL USE, QUIET HOURS AND FIRE SAFETY
No parties, events, disruptive gatherings, unlawful activity, or fireworks. Quiet hours remain 10:00 PM–6:00 AM local Mountain time, including on decks and around the hot tub. Do not disturb neighbors at any time. Follow all burn bans and posted fireplace, grill, and firepit instructions. Use only designated fire facilities where allowed, never leave a fire unattended, and fully extinguish it afterward.

6. PARKING AND MOUNTAIN CONDITIONS
Follow the property’s parking instructions and posted restrictions; keep driveways and emergency access clear. AWD or 4WD is required for winter travel to this mountain property. Prepare for snow, ice, steep terrain, changing weather, altitude, and wildlife; check road conditions and carry appropriate winter equipment. Do not approach or feed wildlife. Secure food and trash inside the house or garage as instructed. These precautions do not waive Host duties or any applicable refund rights.

7. SMOKING, VAPING AND ANIMALS
Smoking, vaping, and tobacco/cannabis use are prohibited inside the lodge and on decks. No pets are allowed. Legally protected service or assistance animals will be accommodated as required by applicable law and platform policy, without prohibited pet fees, deposits, documentation demands, or advance-notice requirements. Actual damage or extraordinary cleaning is addressed under Section 10, subject to those protections.

8. HOT SPRING PULSE HOT TUB
The planned Hot Spring Pulse will be available only after installation is complete and the Host opens it for guest use. Availability for the booked dates must be accurately disclosed before booking. It has a maximum of 7 users at once, subject to any lower posted safety limit. No lifeguard is provided.
• Children under 5 may not use the hot tub. Older children require continuous, close adult supervision. Do not use alone, after alcohol, while impaired, or when ill with diarrhea. Shower first; do not swallow the water.
• Before use, consult a healthcare professional if pregnant, taking medication, or affected by a relevant medical condition. Check water temperature before entry; never exceed 104°F (40°C). Avoid prolonged soaking and leave immediately if dizzy, overheated, or unwell.
• No glass, diving, jumping, rough play, or electrical appliances within 5 feet. Enter and exit carefully; keep hair and loose items away from suction fittings. Never use the tub if fittings are damaged or missing, water is cloudy, or a fault is reported.
• Follow the posted operating instructions; do not add chemicals, drain/refill the tub, open equipment, alter safety controls, or attempt repairs. Report problems immediately and stop use until cleared. Host is responsible for professional installation, water care, maintenance, and required safety checks.
• After each use, replace and lock the cover using its handles and approved lifter. Never stand, sit, or play on the cover. Keep children away from the tub and locked cover when it is not in use.
