★ After 10+ years of coming down to Padre we finally found the amazing location that was perfect for our family. It was private, beach wasn’t overcrowded and it was just gorgeous. We had so much fun and made so many new memories!

Other Things to Note:

• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.



• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.



• Age: All guests must be 18+ with the exception of children with their parents.



• Smoking, of any kind, is strictly forbidden inside the home, and all trash needs to be properly disposed of.



• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.



Pet Policy

*All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.

*A maximum of one pet per booking is allowed.

*Pet details (breed and size) must be provided prior to booking.

*Guests must add pets when booking or notify us after booking to receive a payment request via the Resolution Center.

*The guest’s dog must have required shots, licenses, and tags (including name tag).

*Dogs are not allowed on furniture or beds.

*Guests must provide their own dog bedding/crate and towels (house towels may not be used).

*Dogs may not be washed in the bathtubs or showers.

*Dogs must not be left unattended at the property.

*Guests are responsible for cleaning up after their dogs and for any damage caused.

*Additional cleaning charges may apply for excessive shedding or mess.



Rental Agreement

*A Rental Release Agreement will be emailed after booking and must be signed within 48 hours.

*This correspondence will come through our Channel Manager, Guesty.



Quiet Hours

*10 PM - 8 AM.

*Please keep noise levels down out of respect for neighbors.



• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.



• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.



Weather/Unforeseen Events

*No refunds for weather, natural disasters, power outages, or other circumstances beyond our control.

*We strongly encourage purchasing travel insurance for protection.



Occupancy Limit

*Max occupancy: 16 guests (including adults, children, and infants).

*For fire and insurance safety reasons, no additional guests are allowed.



Cleaning & Safety

*Our team uses commercial-grade anti-microbial agents and gives special attention to high-touch areas.

*Sheets and towels are professionally laundered after each stay.

*Guests stay at their own discretion.



Cancellations & Rescheduling

*We do not offer rescheduled stays or refunds outside of Airbnb’s extenuating circumstances policy.

*Please consider purchasing travel insurance to protect against last-minute cancellations.



Refrigerator Use

*Please note we use a residential refrigerator that may take several hours to fully cool, especially if fully stocked.



Noise Policy

*Any noise complaints or law enforcement visits will result in immediate termination of stay without refund.

*A NoiseAware monitoring device is used to track exterior noise levels, as required by city/county ordinance.



• Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding.



• Interaction with guests

We encourage our guests to communicate via their booking platform! We are typically very responsive on the platform and will answer quickly. If there is a time sensitive matter, guests will be provided a phone number as well after booking.



Interaction with Guests:

Guest will receive detailed communication after booking including directions, digital manual, and recommendations. We also utilize a smart lock with automated codes, but we have great local maintenance staff and cleaners who can assist should anything come up! All communication should stay in your booking platform messaging feature before and during the stay.

    Nice properly, clean rooms, new built I guess, good internet, has hot tub etc. only felt hot tub was not deep cleaned still was unable.

    The house was outstanding well stocked, very clean and most of all the rooms we well spread out for privacy. Very convenient to all the places we went. The hot tub was a great finish of the day. Not one complaint.

    Cute house with lots of upstairs and downstairs patio space along with plenty of games. Close access to Beach Road 2 and a boardwalk from subdivision to the beach. This property is well outside Port Aransas around 11 miles but we preferred the slower, quieter neighborhood and not having to deal with all the golf carts now running around Port A. The house was clean and the kitchen well stocked with kitchen stuff. Nice driveways that fit all 4 of our trucks. Would definitely book this house again.

    This was a very nice house. Walking distance to community pool which the grandkids loved! It also was walking distance to beach. Very nice broad walk to beach. Golf carts can also be driven across the broad walk to the beach. It is a nice neighborhood. I would recommend staying here. Grandkids loved all the games they provided.

    We had a fantastic experience staying at this property! The house was exactly as described—clean, spacious, and well-equipped with everything we needed for a comfortable stay. The kitchen had all the essentials, the beds were cozy, and the outdoor space was perfect for relaxing in the evenings.
