Need to get away from the kid Kick back in the back patio on the swing chair with a motorized retractable awning, which provides an additional 200 square feet of shade to the west-facing front patio, or enjoy some alfresco dining at the outdoor dining table for eight. Enjoy some gameplay with one of the outdoor games on the side of the house from the back patio, such as large checkers, Portuguese horseshoes, portable putting green, or a game of beer pong. Challenge a friend or group of friends to a game of ping pong or Xbox on the 65-inch Samsung Smart TV in the climate-controlled Garage.

`Quiet Time` in this city is effective 24 hours a day. No sound amplification is permitted outside 24-hours a day, 7-days a week.

Indoors:
Enjoy the big game in the living room on the 75-inch Song HDTV just above the double-sided fireplace shared with the game room, along with seating for six on the sofas and chairs. Whip up a family dinner in the fully-equipped kitchen, which features all stainless steel appliances, including a Kitchen-aide french door refrigerator with freezer drawer and ice/water dispenser, Kitchen-aide dishwasher, Thermidor range, and a large double-sink looking out on to the front courtyard. Have a quick meal at the large kitchen island with a sink and bar seating for four. Make a cocktail at the wet bar, which features a large counter and wine fridge. Enjoy a large dinner at the dining table with seating for 12. Challenge a friend to a game of pool in the game room just on the other side of the double-sided fireplace in the living room with access to the back patio. Play a little shuffleboard, enjoy a movie night on the 65-inch TCL with Roku Smart TV, or close the day out by sleeping on the two twin-sized daybed sofas (simply remove the back cushions).

Bedroom Descriptions: The Master Suite is right off of the game room and features a Cal-King-sized bed, Twin-sized Sofa Sleeper, 60-inch Samsung Smart TV, fireplace, and ceiling fan with access to the back patio. The private, en suite bathroom features a soaking tub, tile shower, double vanity sinks, and a walk-in closet. Suite 2, which is accessed on the left side of the wet bar, features a Cal-King-sized bed, Queen-sized Convertible Sofa Sleeper, 55-inch Samsung Smart TV, and ceiling fan. The private, en suite bathroom features a tile shower, double vanity sinks, a vanity seat with a large mirror, and a walk-in closet. Bedroom 3, which is accessed on the right side of the wet bar, features a Full-sized bunk bed, a Queen-size bed, a Queen-sized Convertible Sofa Sleeper, a 55-inch Samsung Smart TV, a ceiling fan, and a reach-in closet with shelves. The bathroom is outside bedroom 3 and features a tile shower and sink. The laundry closet is located between the front door and bedroom 3.

Highway 111 is down the street, with Costco, Starbucks, and all the shops along 111. El Paseo is 20 minutes away. Interstate 10 is extremely close, allowing you to quickly head to Palm Springs and other Coachella Valley destinations.

1. NOISE LEVEL: You are not permitted to create excessive noise at the Property. Neighborhood quiet hours are strictly enforced from 10 PM - 7 AM. Please be considerate of your neighbors. Outdoor music and noise must be kept under 60 dba at all times and are not permitted after 10 PM or 9 PM, respectively. No amplified music is allowed outside 24 hours a day. Parties on premises are prohibited and grounds for immediate eviction. Due to the properties` proximity, using vile or obscene language outdoors will likely disturb and annoy the neighbors. All violations and/or fines are the responsibility of the responsible party.

2. PARKING: Parking is limited to the garage, On-street parking for 6. All vehicles must be parked parallel, not horizontally, or you will be fined. RV campers and/or tents on the premises or parking area are forbidden, and you will be fined. All fines and/or towing charges are the responsibility of the registered guest. Garage doors are to be closed when not in use.

3. NEIGHBOR COMPLAINTS: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $1,000 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.

4. REPORTING DAMAGE TO AGENT: The licensee agrees to keep the Property in good condition, and upon Licensee`s check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, or furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

5. DAMAGE POLICY: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by Agent in its sole discretion) which may result from Licensee`s occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty the only exceptions. The licensee understands that the Property will be inspected prior to Licensee`s check-in and upon Licensee`s check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.

LICENSEE HEREBY CONFIRMS THAT HE/SHE UNDERSTANDS THESE CHARGES MAY BE POSTED TO THE CREDIT CARD ON FILE, OR If AGENT IS UNABLE TO CHARGE THE CREDIT CARD, HE/SHE WILL PROMPTLY (AND IN NO EVENT MORE THAN 10 DAYS) SUBMIT THE MONEYS DUE FOR FULL COST OF THE REPLACEMENT OR REPAIR.

6. SMOKING: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $1,000.00 Additional `Smoke Damage` Cleaning Fee to remove smoke odors from the house and/or linens.

7. MINIMUM AGE: I am 25 years or older and staying in this reserved property for the duration of the above-reserved dates.

8. USAGE OF UTILITIES: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. If the thermostat(s) is(are) adjusted below 74 degrees Fahrenheit in cooling mode there will be a penalty of $100 per degree per day for the total duration of the Licensee`s reservation and/or above 74 degrees Fahrenheit in heating mode there will be a penalty of $50 per degree per day for the total duration of the Licensee`s reservation. Running the air conditioning system at a temperature setting below 74 degrees Fahrenheit will use excessive electricity and could possibly freeze up the unit. Pay-Per-View movies and other premium services are not included, and if ordered during your stay, they will be charged to the credit card on file. All Penalties are due right away.

9. POOL HEATING: If the pool heat setting is set above the pre-set temperature of 78 degrees Fahrenheit and/or spa heat above 102 degrees Fahrenheit there will be a penalty of $35 per degree per day for the total duration of the Licensee`s reservation. All Penalties are due right away.

10. Service Vendors/Maintenace: As part of our regular upkeep, service vendors such as pool technicians, landscapers, and trash removal personnel may access the property unannounced during your stay. Please be aware that vendors may visit outside of their typical service days, especially due to factors such as weather conditions, holidays, or unforeseen emergencies. While we strive to minimize any disruptions, we cannot guarantee that a vendor won`t show up during your stay so we encourage you to review this information before booking.
