House is nice and big, great location. Spread out on three floors so if you have bad knees it wouldn’t be a good fit. Living and kitchen on second floor so you have to climb to take groceries in. But it worked for us so we would stay again if opportunity presents itself.

Very nice cabin. Updated and clean. Viewed a lot of wildlife on property. Vacationed with small children and had beautiful yard for children to play in. Nice fire pit area. Very polite and responsive management as well. Overall a wonderful experience and beautiful area to vacation.

This home was perfect for our family of 10! The cabin is clean, gorgeous, and very spacious. It was fully stocked with everything that we needed for cooking, grilling, and we were able to make s’mores around the campfire at night next to the hot tub! I was contacted by Ashley, the VIP Rental concierge service and she gave me information and pricing on fun activities in Pagosa. She even made reservations for our family to go tubing in the San Juan River which was AMAZING!! We had the best time! Thank you!!

This house is absolutely beautiful and located close enough to town for easy access to needs and main road yet far enough away to feel secluded. We stayed during June and took nice evening walks watching deer, turkeys, fox and other wildlife. With a family of 4 couples, the house bedrooms give privacy for each. The bathrooms were well designed magnificent as well. The kitchen was large and well stocked. The only negative for the house was the main floor was on the second floor requiring stairs for access. Highly recommend and would love to come back.

This home is perfect for a large group everyone on our stay was able to have their own private space. The place was beautiful and the hot tub was a major bonus. We enjoyed our stay very much and look forward to booking again in the future.

The first thing is that this property was noxious with the smell of mothballs. We had to have an easter egg hunt to find all of the open bags of mothballs stashed around the property. People will sometimes use mothballs as a method of pest control, this leads to the second issue. The presence of some type of droppings on the kitchen countertop when we arrived either roach or mouse. Therefore, the property was not thoroughly cleaned and there is a known, untreated pest problem. It was very clear that this property was furnished with whatever was available in the local secondhand shop to include the bedding. Without evidence of proper cleaning this made the property unsatisfactory for all of our guests. The beds were very uncomfortable having either uncomfortable mattresses or noisy springs. I will say that this property very large and the kitchen was well stocked with day to day items and cook and dinnerware. It was in a good central location in town. The driveway was plowed from the street to the garage door. However it lacked a lot of comforts like blankets in the living areas, extra towels or linens, or coat and boot drying rack.

Location is great but we would have liked the space to have been more clean, there was a lot of what looked like mice poop on countertops we actually decided to leave a day early.
