This home has modern amenities, a quiet location with private outdoor space and tons of parking, and proximity to all that Seattle has to offer.
Enter the home on the entertaining floor. Here you will find a large, light filled living room with decorative fireplace, queen size sleeper sofa and loveseat, and plenty of room for games, reading, sipping wine, and enjoying the sweeping views of the lake and mountains. A wraparound porch is outside the living room. On the other side of the foyer is the dining area. We have put in a dining table with 14 seats. 3 bar stools are nearby, and folding chairs are provided to accommodate even larger groups. Just outside the French doors from the dining area is your urban oasis: an outdoor patio with BBQ, lots of dining space, and a small water feature. The kitchen is modern, with stainless steel appliances and gas stove. There is plenty of room to work and create fabulous family meals.
Ascend the stairs to the top floor, passing stained glass windows on the way. The master suite is furnished with a king bed. It has a walk in closet and en suite bathroom. The master suite features sweeping views of the lake and mountains.
Two additional bedrooms are upstairs, and share a full bathroom. One has a king bed. The other has a twin over twin bunk bed as well as a twin over full bunk bed.
One level below the entertaining floor is a floor with a second large social space. Here you will find another queen size sleeper sofa and loveseat. There are also laundry facilities. This floor also has a bedroom with queen bed and twin over twin bunk, and a full bathroom (this floor also has a 2nd kitchen which is not functional and not offered as part of the amenities).
One more flight down is a floor with full bathroom and 3 bedrooms. Two of the lowest level bedrooms have king beds. The third bedroom has a twin over full bunk bed and twin bed.
Note that the bathrooms of this home are "80s era" and subject for renovation in the upcoming winter.
Guest access
Access to the home is provided without a cumbersome lock box or key exchange. Instead, you will choose a 4 digit code, and the electronic lock to the home will be programmed work your code for the duration of your stay.
You will have access to the entire home, including garage parking for one car (and plentiful free street parking for additional vehicles). The garage is attached, and from the garage you enter the home below the "entry level" noted above.
Interaction with guests
Your hosts, Andy and Lynne, live a few blocks away. Unless we are out of town, we are here to welcome you and help you with any of your needs during your stay. We are happy to offer you advice for sightseeing, restaurant recommendations, and even some budget saving tips and coupons.
Guests will receive, in advance, our comprehensive homemade visitors' guide to Seattle, packed with our personal recommendations for dining, activities, and much more.
Do you plan to cook during your stay By special advanced arrangement (depending on availability), we will fulfill your grocery list and have your home stocked for your arrival.
The neighborhood
Your hosts made Madison Valley their home in 2011… and haven't looked back since.
We love walking the streets of this neighborhood, and we will gladly suggest fun walks depending on your interests. Stroll to the beach at Madison Park. Walk by multi-million dollar estates. Discover hidden neighborhood gems such as the farmhouse with horses in the yard and the home that doubles as an eclectic art studio and antique truck gallery. Take a walk through the fabled Arboretum to Lake Washington.
Once you have worked up your appetite, enjoy the countless restaurants that Madison Valley (“Little Paris”) has to offer. In addition to French gems, try our favorite tapas restaurant or the best Japanese food east of Tokyo. Take your morning coffee in one of numerous bakeries. Or opt for Thai, pan-Asian, craft pizza, Tex-Mex or more.
Our home provides easy access to Downtown (Pikes Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. All are accessible by car, bus (numerous bus lines a few blocks from home), or for the adventurous, by foot.
If all of this touring (and eating) has you tired, pamper yourself with a visit to a day spa or nail salon. There are several of each within a few blocks of home, and we are happy to point you in the right direction.
Getting around
We live a few short blocks from bus lines that will take you to Seattle's numerous neighborhoods (Madison Park, Capitol Hill, Downtown, Belltown, Seattle Center, South Lake Union). Queen Anne, Ballard, and Fremont are more easily accessed by car. Our home offers garage parking for one car. Street parking for additional cars is plentiful and free.

This home has a maximum sleeping capacity of 25. However, Seattle regulations state that no more than 8 *unrelated* guests are permitted per booking. Groups greater in size than 8 will need to affirm that there are no more than 8 unrelated individuals in the group.
To respect our neighbors, this home may use internal NoiseAware sensors. These devices do not record audio within the home, but will alert Seattle Vacation Home when the volume exceeds a level that threatens neighborhood tranquility. We may also use EXTERIOR security cameras to promote the safety of our guests, neighbors and team members.
7 guys from Canada stayed here on a football weekend (30 min walk to husky stadium) and it was great and we each had our own bedroom. It could easily sleep 12 guys if you wanted to share a few bedrooms (multiple beds in most rooms). Check in was easy and just a $30 Uber to seahawk stadium and downtown. We will stay here again.
My friends and I stayed here for our football tournament in Seattle. We loved our stay! big, beautiful home with plenty of space. The views from the porch were incredible- we watched the sunrise and set multiple nights! Thank you to the hosts for being so accommodating when we were in need of extra towels :)
We were in Seattle for a friend's wedding and stayed at this home with a large group. The house is very large and comfortable and is in a great location. It's in a charming, walkable part of Seattle and was very close to attractions. Amazing views from the deck!
We had 21 staying in the house and a few more locals dropping by for the annual family reunion. We have one up and down the west coast every year. This house had plenty of space for quiet zones and visiting zones. The deck with a view of the Cascades was very nice to sit on and just kick back. Plenty of parking was a plus. The house isn't air conditioned but by opening windows and doors we had a nice breeze throughout. Hey it's Seattle and who needs AC. Everybody that stayed there enjoyed their visit and commented on how well the house fit our needs.
Great stay and a great place for us to have everyone together on a busy weekend. Plenty of space and location was great. Only downside is the carpets and lower levels need a deep clean. Stained carpets and rugs etc.

The week worked out great for our family. There was so much space for game- playing, eating together, playing games, and everyone had a place to sleep, Our morning walks in the morning to coffee shops were lovely, and it was very convenient to reach local coffee shops and bakeries, as well as spots in Seattle. This house is perfect for a group get- together
We had Thanksgiving and enjoyed a week at the property. Lynne was very responsive and check in was seamless. Only issue is the carpets are very dirty, which for us was fine bc of our children, but if you are looking for a higher end place for a gathering this may not be it. Location and amount of space in the home was great!!

The property suited out group perfectly. Everything was as pictured. Everyone reported a comfortable bed. Dinnerware and places to eat were plentiful. The views from the two upper floors ere a pleasant surprise . The hills in the area made use of public buses not possible. Street parking for our four vehicles was never a problem. We were happy with our stay!
First impression, weeds, outdoor furniture so old unable to safely sit in chairs, decks and unsafe railings. In the front door, first floor is is inviting, clean, no bad smells. Kitchen, 1/2 roll paper towels, salt and pepper shaker no other condiments. Plenty of plates and utensils but no serving plates.. Bedrooms, clean and good quality bedding/towels. Heading to the downstairs rooms the carpet is bad with stains and a missing section on the stairs. It worked for us because it was convenient to our large family event. It just didn't seem to be up to the VRBO standards.
We had a girls family gathering and we’re looking for one night together in Seattle. This house was just what we needed! The view was fantastic and there were plenty of beds for everyone. The house was a little more dated than what the pictures showed, but it was still great for our one night there. Thanks Lynne and Andy for being so responsive to our check in/check out questions.
We had a great week in Seattle. There was plenty of space for our large group. The view from the deck is amazing.
This was the perfect choice for our large family vacation. Since we flew from Wisconsin, i was very pleased and surprised at the paper goods, cleaning supplies, even spices. Communication with the owner was fast and friendly and our issues were addressed immediately. Our only disappointment was that the grill was not cleaned after someone used it and the brush to clean was rusty. I should have shared with owner..... Not a big deal Lots of excellent food choices close to this home. W;d happily recommend thiis home
Everything was advertised and the place was great. The hosts were super friendly and responded to all our questions and accommodations!
Large enough for our group of 20+ people, including kids of all ages. Things were functional, not elegant. Just what we needed with this group. The property managers were very helpful. Excellent experiencr overall.
