Guest Access:

All spaces are accessible to guests, except separate garage and several owner Closets used for storage of supplies.



The Neighborhood:

House is surrounded by 131 acres; there is a separate cabin on the property; the cabin is distinct but also a rental unit; feel free to book it to add more friends or family to your visit. The cabin sleeps four, rents quickly and can be found for rent on most booking platforms. For security, three exterior motion cameras monitor the front drive, rear door/backyard, and pool area; rest assured, there are NO interior cameras in the lodge.



Getting Around:

There is ample parking in the driveway. Roads to the property are paved and well-maintained by the municipality. The driveway is gravel into the property and plowed by a local contractor. We do not close due to weather i.e. if the government closes, we do not; home is on a generator! The home is a 15 minute drive to Front Royal for your groceries and restaurants; recommend visiting the Front Royal Chamber of Commerce online to get more info about what to do in the area.

Happy to accommodate up to 14 guests; Each bedroom had either a king or queen bed. One of the queen bedrooms has an additional single bed, great for one of the kids to sleep with grandma/grandpa. The queen bedroom in the finished basement has a set of bunks and another single bed sleeping a total of five - it is a great bedroom but we typically use it for the kids. Please note, we do not make up the bunk beds i.e. sheets are provided by guest makes up those bunk beds as needed; if you don't need the bunk beds, simply leave the sheets folded on the bunk beds.



The home is on well water and has a sulfur smell. All water is safe to drink, bathe, and enjoy the hot tub. The faucet on the kitchen island has a water purifier to reduce the sulfur smell. Many guests bring bottled water.



The hot tub is maintained regularly and ready for you to use; please shower before entering the tub and there is no glass allowed near or in the tub. The hot tub is open all year long.



Smoking is not permitted. You may enjoy a smoke on the porches with an ashtray only. Please pick up your cigarette and cigar butts.



Trash is picked up AFTER you depart. There are cans provided outside to put your bagged trash; please save those cans for the trash that may have food in it. Trash with cans, bottles and recyclables should be tied up tight and placed NEXT to the cans when you depart.



The Elevator has been taken out of service and not available to guests. Exceptions are considered with an elevator fee. The great room and kitchen as well as two bedrooms are on the first floor i.e. no stairs to access.



The home's thermometer is fixed at a very comfortable level. Please feel free to use the blankets if you become chilly or open windows to add airflow. Additionally, the great room fan is huge and always available.



The salt-water pool is available during the summer months, typically from late April to mid-October. The pool remains covered, but we are happy to provide access with the requisite pool fee i.e. one fee per stay.



As a reminder, if the hot tub becomes inoperable during your stay, the repair persons will likely not make a service call during your stay. In the event one of them becomes inoperable, we will not consider any refunds. The tub is maintained regularly so we enjoy a consistently operational hot tub.



Many guests will visit the river and some may decide to swim. The owners require you to bring your own life jackets and safety equipment and remind guests that they swim at their own risk. River access is provided and instructions to access the river are in the home and in your check-in/out instructions. You will find the dedicated path a few yards from the driveway - look for the sign high up on the tree by the alternate parking area. The number one river outfitter in Bentonville is about 1.4 miles from the home - check out Down River Canoe Company!



For family reunions, there is another 2-bedroom cabin on the premises that is separately listed on AIRBNB i.e., Common Ground at Riverbend - search for it on AIRBNB.



Yes, WIFI is free via STARLINK; gaming is not recommended. We recommend logging onto your NETFLIX account or bringing movies to play on the blu-ray DVD player in the recreation room (finished basement). The televisions are smart and the great room and game room have DIRECTV for local television. Please do not disconnect any of the television gear or boxes.



The owner has placed three exterior motion cameras on the front drive area and on the rear door/backyard of the home; additionally, there is a camera on the side yard where the pool resides. There are NO interior cameras in the lodge.

    We had a great vacation and were overall pleased with our stay. There were a few issues, but the property manager was readily available and did her best resolve any problems. The house is secluded in the woods, so insects and wildlife are to be expected. We would not hesitate to stay here again.

    My overall impression of our stay was not what we expected. You have a cleaning fee added into your balance but when you get to the rental it’s dirty, has tons of dead/alive bugs in every room just laying on the carpet, the water stinks readily bad, and it was cold daily! The temperature was set to a temperature you can’t change due to the owner locking every wall temperature and to top it off the owner isn’t really responsive at all. To top things off the directions need to be updated due to the fact everyone that even had gps’s passed the location/got lost. Not such a great experience for me or my family.

    We loved exploring the Shenandoah Valley and staying at this beautiful home. We had 4 couples and it was great having separate bathrooms and bedrooms. Plenty of space for dinners and hanging out. The kitchen was well stocked and we enjoyed the cooking are dinners there. As others have mentioned, this house has some maintenance issues. The doors are difficult to close and lock. We had internet issues, which the property manager tried to help with. They will be installing StarLink which may help with the connection in the future. However, those of us that had to do some work online had to go to the nearest Starbucks (about 25 minutes away). Overall, I would stay here again.

    Amazing setting! The colors of the leaves were awesome. The place is spacious with comfortable beds and sitting areas. The kitchen is huge with plenty of refrigerator space. The downstairs with bar and games was fun. The firepit was great for evenings outside under the stars! The only things that were a downer were that upon arrival we immediately spied the muddy dog footprints as well as slobber marks all over porch floor and windows of the doors which detracted from views, until we took it upon ourselves to clean them before all guests arrived. Piles of dog excrement dotted the lawn near the hottub making it hard to even walk out there. We did not use the hottub. The driveway and porch tables were covered in childrens colored chalk marks which we also removed as best we could. Then swarms of Asian Lady Beetles and Box Elder bugs invaded the kitchen windows and screened porches. We swatted them and swished them, but finally just ignored them. Not a good start... but once that was done we nestled in for a wonderful week of fun hiking and eating and wine tasting.

    It's a beautiful house. It needs many things fixed, especially the doors. Elevator was broke so it was challenging for some of our folks. We actually tighten up the handles on the oven and fixed the bracket in the oven. There really isn't a spot to drop canoes. We walked down but too far from the house. We drove as close as we could to river but grass needs to trimmed to access or bring kayaks down. It sure would be a game changer if there was a point to drop canoes and hang by the river for the day. The property manager was great and took care of some issues.

    I would say the house was fine, but not great. The bedrooms were good, kitchen (most important room to me) was disorganized. House needed a good handyman to fix a lot of little things. Nothing in exercise room worked. Upon our arrival the porch was too dirty to sit on and the grass needed to be cut. The property manager worked hard to correct the things that didn't work. We had a good time, but I expected more.

    We had high hopes for this property based on the reviews. We often “VRBO” & have always had wonderful experiences with very few issues. This property has many positives, but the negatives really must be addressed. First, the positives - Great location if you’re looking for something away from it all. Home is very spacious with plenty of room for all. Bedrooms are large & comfortable, & the air conditioning works wonderfully for such a large home. Unique floor plan with lovely observatory. However, this home has several maintenance issues. When we arrived we noticed several areas that had not been cleaned in some time. The downstairs bathroom had no working lights. Maintenance advised that there was an “electrical short”. They attempted to fix it, but it went out again 5 minutes later. Upon attempting to open the dishwasher, the entire unit fell forward out of the wall. It was not installed, & had been pushed into the much too wide opening. The cabinet was attempting to be held together with painter’s tape. This is obviously a huge safety issue & we were grateful there were no small children in the home - Management advised they thought the issue had been corrected. The dryer hose vent is not attached to the wall so the exhaust leads right back into the laundry room. The roof in the main room leaks when it rains. The outside deck areas need a good cleaning & several areas are in need of repair. A few weeks of maintenance could go a long way.

    This was an ideal location for three generations of our family to stay—beautiful location and spacious home and attentive property manager. The elevator wasn’t working when we were there but we knew that before we arrived. We would definitely recommend!

    My group of friends was celebrating two birthdays and thoroughly enjoyed the size and views that Riverbend Lodge offers. Great kitchen for preparing meals, large living space for gathering, scenic views from upper levels. Would highly recommend to any group wanting to experience Shenandoah in a grand house!
