THE GRAND PARLOR & LIVING SPACES
The Grand Parlor is one of Philadelphia’s truly grand private parlors, with a sense of scale rarely found in a city home. Fourteen-foot ceilings, a historic marble fireplace, a crystal chandelier and a full-size pool table set the scene for unhurried conversation and evenings together.

There are three shared living rooms — the Grand Parlor, Family Room and Library Lounge — so everyone can find their own rhythm. The library’s bookshelves, wet bar and period furnishings invite a quieter hour. The principal suite has an additional private sitting room, reserved for the guests using that bedroom.

Two full kitchens make group breakfasts and longer stays wonderfully practical. A large dining table invites leisurely meals at home. Above it all, the private roof decks offer city views and open sky; the secluded courtyard provides another place to pause with your coffee.

EIGHT BEDROOMS, ROOM TO RETREAT
Eight bedrooms, two king beds, six queen beds and one full-size bed accommodate up to 17 overnight guests, including children. Five full bathrooms and a powder room help keep mornings moving. The principal bedroom has a king bed, private sitting room and private bathroom. Our family bedroom pairs a queen with a full-size bed, making it a useful choice for parents and children or three adults.

GUEST ACCESS
The whole house is yours exclusively for your stay: the bedrooms, three shared living rooms, two kitchens, dining room, roof decks and courtyard. The principal suite’s sitting room is private to that bedroom. There are no shared guest spaces or unrelated guests.

GOOD TO KNOW
A few things to help you choose well:

• This is a historic four-story home, with roof access that makes it live like five. There is no elevator; bedrooms are on the upper floors, so please consider the stairs when planning your group.
• Maximum capacity is 17 overnight guests, including children.
• The Grand Parlor’s pool table normally sits toward one end of the room. Some photographs show its occasional centered configuration, available by special request.
• We welcome respectful group stays, not parties, ceremonies, receptions or events. Please speak with us in advance about visitors or professionals joining you during your stay, and follow the listing’s house rules.
• Check-in is from 4 pm and checkout by 10 am. Earlier arrival, later departure or luggage arrangements may be possible by prior arrangement, subject to availability.
• Your booking’s price and cancellation terms are the ones shown at checkout.

Due to our very central location, there is no parking at the property. Nearby public garages are within a few minutes’ walk; we can help you plan your arrival.

SAFETY INFORMATION

    Great house to accommodate large groups of people. Awesome location and very accommodating owners. I would flag more though that the central air is hit or miss based on select bedrooms that only have a single floor unit for that room and a handful of bathrooms and hallways do not have central air, so plan accordingly for the hot months. Would stay here again for a large group gathering.

    Amazing property! Absolutely loved the historic charm. We had an issue with the keypad checking in but I think it was user error. We did have issues with the fire alarm continuing to go off the last night even though no smoke or fire was found, but the owner was super responsive about what to do and we got it taken care of. Excellent location!

    Amazing property in perfect location. Comfortable, functional, and incredibly spacious. You won’t be disappointed. Great host, very responsive and helpful. Parking on corner of 17th and Pine is easy. When you’re hungry go to Reading Market. Take a right out the front door, walk two blocks, stop at Mighty Bread for a coffee and snack.

    We had an excellent time. The place was beautiful and very spacious. The block was in an excellent area of Philadelphia. Check-in was a breeze. Our dishwasher broke, and within one day it was repaired! The host was excellent and communicated with us often.Overall a great place.

    This house is truly amazing, it’s large and spacious enough for everyone to spread out and have many different options for spaces to hang out in. Everything was clean and welcoming and we couldn’t have had a better experience. The kitchen was stocked with everyone we needed and the roof deck hosts the best view of the city I’ve ever seen. Robertson was very easy to communicate with and responsive. I wish we could live here!

    The house was perfect for our family of 17-19 during our one week stay!! The kitchen was well equipped and allowed us to make all dinners at the house. Grocery stores were 4-7 blocks away and had what we needed. We were able to walk to most activities - the Independence Hall area, Museums on Ben Franklin Parkway and so much more. Bathrooms and kitchens have all been updated. The pool table in the main living room was a great bonus and provided lots of fun for all the adults and kids. It’s hard to say what part of the house was best but the last few nights we made amazing g memories enjoying the rooftop deck and watching the sun set and the moon rise. Truly it was magical!

    Wow :). I could not have been happier with my weekend stay and my guests would say the same! The house is huge so there is more than enough room for everyone to spread out. We utilized all of the different seating areas and everyone was so comfortable. The house was fully equipped with anything you would need to entertain a large group and everyone said that the beds/bedding were cozy. We were lucky enough to have great weather so the rooftop was a lovely space to enjoy breakfast and coffee! I definitely want to call out the owners and property manager who had unbelievable communication leading up to and during the stay - truly such a pleasure to work with! A really great walkable neighborhood allowed everyone to explore the city and there’s so many different restaurant options. Only thing I would change is next time will stay a bit longer!

    This house is amazing! It was the perfect location for our daughter to get ready on her wedding day. Plenty of places for photo opportunities, hosting bridesmaid brunch, and sleeps a large group. Second living room & kitchen were great for teens to have a hangout spot as well. Definitely recommend!

    I was very excited for our weekend in Philadelphia. While the house was spacious and well-located, as advertised, when we arrived the air conditioning wasn't working in 1/2 of the house. It was July in Philadelphia, so this was completely untenable. While the property manager was incredibly helpful and nice, the owners of the property, who are based in London, failed to respond in a timely manner as they went to sleep. They also failed to give the property manager the authority to schedule maintenance for the next day, so my friends and I had to go to sleep on our first of 3 nights in an uncomfortably hot house with no clarity on next steps. The owners were rude and dismissive to me when I expressed discontent for how this was handled, and I proceeded to spend a large portion of the trip coordinating specialists when issue after issue popped up: the HVAC, and later, a leak that resulted from the fix. Overall, I felt disrespected and unsupported as a guest, and almost had to book emergency hotel rooms as a backup. After my stay, I expressed my dissatisfaction and asked to be refunded for half of my stay. The owners came back with a 1,000 refund, which is only about half of one night's stay. They were unwilling to negotiate further. I would not come back to this property or work with these owners again.

    Thank you for making this house available-it was perfect for our group- would definitely recommend it for large family groups. Kids loved their own hangout areas and the rooftop was great when weather cooperated.This location allowed us to walk downtown, to theater, coffee shops, museums and using public transportation was easy and close. Philadelphia was very welcoming and memorable place to visit for whole family!
