We are delighted that you chose our little cabin on the river to relax and unplug for a
bit. We know you will love it just as much as we do! The Chimney House was built in
March of 2017. There was an existing rock foundation and chimney that stood for
years, lonely and desolate. We added the cabin, which is where we got the name
"Chimney House."
The Chimney house was built in 2017, thoughtfully designed for the perfect river get away. Located just off the banks of the Dry Frio (which is NOT dry!) You will find everything you need to rest, relax and enjoy your time at the river.
We have Wi-Fi, the name and password is in the house book.
The Chimney House is a one room cabin with a fully equipped kitchen, bathroom, queen bed, two single beds in the loft and an amazing front porch perfect for watching the animals and nature with a cold beverage or a nice family dinner. The porch has a comfortable outdoor sofa/chair/table group and an outdoor dining table. There is also a charcoal grill with all of the necessary grilling tools. This house is perfect for singles, couples or small families. ***Children should be old enough to safely climb a ladder if they plan to sleep in the loft.
The lot that this house is on goes all the way down to the river, although it is about 500 feet away. It is an easy walk down to a beautiful waterfront! The community owns a one-mile stretch of the river with common area on either side which is yours to explore while you are guests at the Chimney House.
Overall this was a great location. This cabin is remote but not secluded as the neighbors live about 20 ft away and seem live their full time with windows overlooking this cabin. The river access is nice and private. Once thing that we did not enjoy about our stay was our dog got glass in his paw from the cabin floor. We noticed broken glass all over the floor and under the bed that had not been cleaned prior to our check in. We ended up cleaning up the mess.
The Chimney House was just what we were looking for. It was clean, cute, and comfortable. The best part is it is pet friendly which meant the entire family was able to go. Great deck, well stocked kitchen, and a hard-working air conditioner. 10 out of 10 would recommend.
Great couple off days Quite place
This is our 3rd stay in the Chimney House. My son and I take a traditional roadtrip to the Texas Hill Country every summer and this is where we stay each time. My son found it, he wanted away from city lights to see the night sky and away from crowds. I gave him the budget and I wanted easy access to water. We got everything we wanted in this very cute cabin. Dan is very attentive and quick to respond. We love the seclusion and beauty of being here. People need to keep in mind that they are deep in nature amd the TX hill country, away from many everyday comforts we've become accustomed too. Nature is all around, cell and internet maybe slow. Plan to take a break from your devices and enjoy ALL the nature that finds you and you find!

Water in the river wasn’t so much full, but we had a great time exploring and just sitting around relaxing.
What a lovely house on the Dry Frio. The house is sweet and comfy. It had everything we needed for cooking and relaxing. The walk down to the river is nice and short. And what a lovely stretch of riverbank to hang out on. Dan was available and friendly. It’s pretty close to Garner state park. The drive there is beautiful, the best part of Texas.
We had a great time at this location. The description was accurate. The water was a short walk away. Our 13 year old loved the loft with her bed. Kitchen amenities were perfect. We would love to come back.
This house nor its surroundings met our expectations. There was NO river just a puddle here and there. The owner wouldn’t even give us a definite answer about the river level by the cabin except for the “swimming holes are down” before we arrived. There was a bird nest with birds in it underneath the porch awning where the outdoor furniture was setting. So if you sat, stood, or placed your belongings under the porch awning, birds were flying around you and pooping everywhere plus roaches crawling around and spiders and webs everywhere. The door and kitchen window had NO covering over it for privacy since it is an open area and the bathroom didn’t even have a door just a thin curtain which was extremely weird. The uneven rock floor is like walking on the DRY riverbed. The bathroom and shower is super small and is barely big enough for one person. The shower curtain was dirty and so disgusting. There was hair on the bed linens, bath towels, several strands hanging by the ladder up at the loft which was gross. I went to use some pans and they were dirty with old cooked on food…YUCK!!! We couldn’t get any working phone service or Wi-Fi at cabin or what they call a park. We decided to leave early because we were disgusted with this place and our pet started acting like she wasn’t feeling well and we wanted to get her home to the vet. We received a message later that night after we left that they were going to shut the well off. The owner did specify that he did drop off a 5 gallon bottle of water and a 2.5 gallon bottle of drinking water. He said that should be enough water to drink and clean ourselves and some to “flush” commode. What a Joke!!! I let him know that we had left early and he couldn’t understand why we didn’t contact someone. I let him know that we could NOT get any phone service, Wi-Fi, and didn’t even know where to locate him. Once we arrived home, we carried our beloved pet to the vet but unfortunately she didn’t survive. She traveled with us and we never dealt with anything ever like this. NOT A PET FRIENDLY PLACE!!!

Stayed in this house with a family of four and two dogs. The location is so quite, and the river is perfect for just hanging out. I would recommend this place for a quiet getaway with the family. We used the grill out front, the WiFi worked well and we spent an entire day at the river.
Ernie and I had a relaxing 3 day stay. If you’re looking to get away from the city hustle, look no further. The Chimney House is close to Garner State Park, Sabinal, and Leaky Tx.
Easy to rent and to find destination Chimney House was as described, kitchen items were beyond expectations as far as items available. We didn’t use the upstairs but the single downstairs area fit our needs. It has a couple of chairs, sofa and queen bed. The front porch has several comfortable patio chairs, a bench seat and a large outdoor dining table. Except for sleeping we spent most of the time on the porch. My husband and I shared the cabin,; son, dil and young grandkids were nearby, spending family time with us. It was great to be able to take our aged dogs with us too. The entire area has suffered from lack of rain, lowering the water level in the rivers. There are several swimming holes available very close to the cabin. The adults enjoyed just sitting in the river, keeping a close eye on our 2-1/2 year old grandson. This is an ideal place to disconnect. I gave communication with host s 4 instead of a 5 only because I never connected my phone to Wi-Fi making it impossible for him to text me - shame on me not him. Great hot water in the kitchen and shower by the way.
