Welcome to The Four Seasons, yourperfect 2-bedroom, 2-bathroom home for a getaway in Cottonwood! With a private fenced yard and a two-car garage, this is your ideal base for exploring Arizona's wine country, scenic hiking trails, and the stunning red rocks of Sedona.



Living & Dining Unwind in the large, bright living room, a perfect open space for relaxing after a day of exploring. Cozy up by the electric fireplace (with or without heat), stream your favorites on the TV with Netflix and Amazon Prime, or dive into the provided books, games, and hiking guides. The adjacent dining area offers ample seating for four guests to enjoy meals together.



Kitchen Our well-equipped kitchen features modern appliances and everything you need to prepare a delicious meal. It includes:

Ample dishes, glassware, silverware, pots, and pans

Bedrooms & Bathrooms The main bedroom features a walk-in closet, a 36 Roku TV, and an attached full bathroom with a full-sized shower stall. The second bedroom includes a large closet and a practical home office space for those working remotely. It has Jack-and-Jill access to the second full bathroom in the hall, which can be locked for privacy.



Outdoor Living Enjoy the four seasons of Cottonwood from our wonderful outdoor spaces. The front yard offers retro chairs, a lovely shade tree, and awesome views of the Mingus Mountains. The private, fenced backyard is an eclectic and artsy retreat with a covered porch, a propane grill for BBQs, a fire pit, and an outdoor seating area.

We have high speed cable internet (100 mbs) for all of your streaming needs or work from home zoom meetings.



Recording/ monitoring device cameras on property next to the front door and over the driveway of the house. Both record motion, audio, and video 24/7. Our cameras are for the protection of our home. If tampered with, guests will be asked to vacate the property without refund of stay.



Cleaning ~ we are using up-to-date cleaning protocols as recommended by the CDC and AirBnB. All surfaces of the house are sanitized, linens sanitized, and extra cleaning products are on hand for the guests.

The Neighborhood:

Quiet neighborhood with awesome views of the Mingus Mountains. Minutes from shopping, dining and wine tasting! Enjoy star gazing at night from the private backyard.

Quiet Hours after 10 pm



4 Person overnight maximum. 8 person daytime occupancy. Please let host know prior to the daytime guests arrival.



No smoking of any kind inside the house or anywhere on the property, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house.



Our property is located in a lovely and quiet neighborhood, Please be respectful of our neighbors



There is an additional $60 cleaning fee for stay over 14 nights. I will send a separate request via the Airbnb resolution center for the additional cleaning fee.



We have video and sound monitoring devices on the exterior of the house only, They record sound and video 24/7. The ring flood light is located above the garage and monitors the driveway. The Ring doorbell is located next to the front door and monitors the front door. There is a Ring camera on the back exterior of the house that monitors the back yard and fire pit. If guests tamper with the recording devices in anyway, the reservation will be immediately terminated with no refund.



The property has an Ecobee connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.



There is an Alexa device on the side table in the Livingroom. Guests can ask Alexa to play music or unplug the device if they don't want it to be active.



Guests are permitted to use the backyard fire pit contingent upon no fire bans, or extremely windy weather. The fire pit must be placed on the rocks only! Do not place the fire pit near the house, covered patio, under the pergola or near the backyard shrubs. Guests are permitted to have small fires in the pit, no bonfires are permitted. Guests will need to provide their own firewood, stay with the fire pit at all times while in use and put it dead out when finished using.



-We allow up to 2 small, well trained and friendly dogs on the property. The pets must be added to the reservation and the pet fee paid prior to checking in. The pet fee is $150. Undisclosed pets will be charged a fee of $300 per pet. Owners must clean up after their pets, please do not leave pets unattended for long periods of time. Please do not leave them in the yard for long periods of time or let them bark. Pets are not permitted on the furniture. Pet deposit is non-refundable. Additional fees and costs may apply if pets damage anything at the property. Guests must immediately clean up after pets. Pet waste needs to be thrown in the outside trash can. Pet waste pick up is charged at $60.



Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.



Please note the following fees:

Unauthorized party ~ $1,000

Unauthorized pet ~ $300 per pet

Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee

Parking on properties landscaping or in the yard ~ $300 per vehicle

Extra cleaning ~ $60 per hour



Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.
