2. Occupancy

Maximum Occupancy: 12 guests – we love hosting groups, just let us know who’s coming along!
Please make sure everyone in your group is registered when you book. If plans change, just give us a heads-up.

3. Quiet Time

Quiet Hours: 10:00 PM to 8:00 AM – We want you to have fun, but also help keep the peace with our lovely neighbors.
Feel free to enjoy the space, just keep noise levels down during these hours, especially outdoors.

4. Gatherings

Parties/Events: We kindly ask you to check with us before planning any events or parties. We are restricted by local bylaws and no external guests are permitted.

5. Smoking

Smoking: We ask that you keep it outdoors in designated areas.
Please use the provided ashtrays and help us keep the surroundings clean and safe.

6. Pets

Pets: Furry friends are welcome with prior approval! We love pets, and just ask for a small pet fee.
Please keep pets off the furniture and pool deck, and clean up after them, inside and out.

7. Pool and Hot Tub Fun

Pool Hours: 7:00 AM to 10:00 PM – available between June and September only. Dive in and enjoy! Just remember, the pool is unheated. Pull the solar cover back on when not in use as this will allow the water to remain clean of fallen debris and warmer.

Hot Tub: A relaxing soak awaits! Please rinse off before hopping in, and remember no glassware nearby.
We ask that kids are always supervised around the pool and hot tub for their safety.

8. Cozy Fireplaces

Fireplaces: Available in both living spaces – perfect for those chilly nights!
Enjoy the warmth, but please never leave a fire unattended and use only the firewood we provide.

9. Kitchen Use

Kitchen: Fully stocked and ready for your culinary adventures! We’ve got everything you need.
After cooking, we kindly ask that you tidy up, wash the dishes, and put everything back in its place.

10. BBQ Grills

Just be sure to clean them after use and turn off the gas once you're done.

11. Stay Connected

Internet: Enjoy our high-speed Wi-Fi throughout the house.
Workspace: We’ve set up a comfy desk area for those who need to mix work with play.

12. Parking

Parking: We have space for 4 vehicles total (two at the lower driveway level and two at the top by the entrance) – plenty of room for your group! Note: the driveway is very steep and backing up is required from top level as there isn't much room to turn around.
Please park in the designated areas and avoid blocking driveways or roads.

13. Cleanliness

Housekeeping: The place will be spotless when you arrive.
We ask you to help keep it that way during your stay and let us know if anything needs attention.

14. Safety First

Doors and Windows: For your safety, please keep them locked when you're out and about.

Wildlife: You’re in nature’s backyard, so you might see some wildlife. Enjoy from a distance and please don’t feed them.

Fire Safety: Please be cautious with open flames and follow local guidelines for outdoor fires.

15. Be a Good Guest

We kindly ask that you follow all house rules and local laws.
If something happens, just let us know – we're here to help!

A Few Special Considerations

Enjoy the Great Outdoors

Respect Nature: You’re in a beautiful spot, so let’s keep it that way. Please be mindful of noise, don’t litter, and keep the habitat undisturbed.

Hiking: Stick to marked trails and follow any posted guidelines. Enjoy the adventure!

Fire Safety: During dry seasons, there may be fire restrictions. Please be sure to check with us if you’re unsure.

Getting Around

Property Layout: Our home has two levels connected by multiple stairs. If anyone in your group has mobility concerns, just let us know so we can support decision making.

Terrain: The property sits on a hill with some uneven ground outside and very steep driveway. We recommend sturdy shoes for exploring!

Weather Tips

Be Prepared: The weather can be unpredictable, so it’s always a good idea to bring layers. Nights can get chilly, even in summer.

Winter Roads: If you’re visiting in winter, a 4-wheel drive vehicle is recommended for navigating any snowy or icy roads.

Local Fun

Beautiful property. Easy location from Victoria. Home was well stocked with essentials in kitchen and games etc to keep us busy and having fun. The driveway is steep but once you are there and inside it doesn’t much matter. Clean and tidy. Pool lovely with mid morning sun through to late afternoon.

Absolutely beautiful! It feels like you are living in the tree tops. Wonderful view. Great amenities - pool, hot tub, lots of stuff for the kids to do in the big basement level. Very clean, kitchen had everything you need to cook meals and a great table for all of us to eat at.

Great location to relax and from which to explore Victoria and southern Vancouver Island. Please note that the access to the property is a bit steep and can be challenging for some folks. However, we were able to drive up to the house to unload/load people & luggage.

We really enjoyed our stay at this hilltop hideaway! Lots of space for us us all to enjoy alone time when we wanted it and several great spaces to be together and have fun. Billiards, darts, hot tub, pool (chilly but refreshing!) were all well used. We watched the game on the big screen in the living room and enjoyed our meals at the large dining room table with its gorgeous views of treetops. We loved sitting around the pool in the mornings and listening to the birds. Also we went on a beautiful hike and saw a deer. We had a lovely time!

We rented this large property for our family visiting from South Africa for my daughter's wedding 9 months in advance of the occasion. We chose this particular house because it had adequate accommodation as well as the fact that it offered a pool, hot-tub , 2 barbecues and games room and plenty of space to hold a pre wedding rehearsal dinner, and was also ten minutes from the waterfront wedding location. The house webpage description was misleading as it stated that all these were perfect for entertaining and that we should just let them know if we were planning to entertain our guests. When we did this prior to the event they told us that the local bylaws do not allow large gatherings which I do not believe. I explained that it is for 25 people for a dinner after a day of tiring setup -that it would not be rowdy or late as the wedding was the next day. They refused to allow our gathering We paid a lot of extra money for facilities that we were unable to use. We also had to scramble to find a venue last minute for dinner. There was also plenty of parking in the road and we would not have caused any disturbance to the neighbours. I even offered to meet Patricia in person. We are also fine with a cleaning fee but find it strange that we were told to clean everything and leave it as we found it. Also the oven was full of ash that had not been wiped clean.

This house had a great feel for being in nature! We particularly enjoyed the hiking/walking trail near the house. The house is set up on a steep hill amongst the trees which gives you beautiful views but makes it a little difficult getting in and out with a car. The kids had a blast and spent most of their days swimming in the pool and relaxing in the hot tub (note: you have to walk through the house to get from the pool to the hot tub.) We all enjoyed the game room on the lower level. The rooms are spaced out nicely and beds are comfortable. If you like a warm room at night I recommend the room near the downstairs bar/kitchen it tends to stay warmer in the evenings. Partrycja and Adrian were wonderful hosts, very kind, responsive and accommodating. If you’re looking to be in nature this a great house for that.

This was the perfect house for our family vacation. Extremely clean, the kids loved the pool and the layout was wonderful- the kids downstairs and parents upstairs! Everyone had enough space to be comfortable and do what they enjoyed. There are a lot of stairs if you have mobility issues, however the view makes up for having to trek up them! Thank you for helping us with an amazing vacation.

The house was a great landing place for our first family vacation with all of our adult children and their wives. We enjoyed the serenity of the house knowing that it was not far to get groceries or hit the city. The driveway is steep but doable if you have lots of hands to carry up supplies. We already have decided that we will come back again! Thank you for an amazing getaway!
