Private Beach - 3 bedroom

Great location

We came with our children, their partners, and one adorable toddler grandchild. The house was spacious -- everyone had plenty of private space, and common space. The back patio was our morning and evening gathering spot, for coffee and wine. It's covered by an ingenious pergola that you could adjust the louvers to maximize or minimize shade as desired. The home is crazy well-equipped, with storage closets and cabinets galore packed with unexpected and helpful supplies. Everything was well cleaned and Tracy was quickly responsive to all our questions. The deeded beach was lovely (note it's a 7 min walk on a winding 40mph road, with no sidewalk and scant shoulder, but there is a place to park).

Our first trip to Cape Cod! The weather wasn't perfect but we found plenty of ways to enjoy our family time together. The house was lovely. Well stocked, comfy beds, clean bathrooms, great laundry facilities, outdoor shower, games and the sun room made for a wonderful week. A nice location - easy access to everything from good restaurants to golf to beach and a day trip to Provincetown. Tracy was extremely accommodating and responded quickly whenever we had a question. Only a few minor areas for improvement…slightly nicer/more bath towels would make a big difference. Also the we couldn’t seem to get the icemaker to work, though in fairness we never asked about how to fix it. You may want to pick up a bag of ice at the grocery store. Absolutely beautiful property with amazing amenities and a fantastic host! We had a great girls trip and the bunk house was the icing on the cake for all of us. The views of the property are to die for. The kitchen is top notch. The beds are comfy! The outdoor shower is awesome, and the communication with Tracy is unmatched. This was a fantastic trip and we will be back! Thank you!!

This home truly feels like a HOME - not a rental! The owners obviously care very much about sharing what they themselves enjoy here, and in doing so you will relax the minute you arrive. The welcome gift of a special candle, card and bottle of wine greeted us. Bath products were set out and waiting, We checked in late, settled in and woke up to the setting which is FABULOUS! Beautiful views and a nice stretch of lawn. The decor is well appointed yet relaxed. The kitchen, fully equipped and the grill at the ready with a super outdoor communal seating area - complete with water views! Every sort of lawn game and board game guarantees family fun. Having kayaks and the beach to walk to is such a treat. There is nothing to want for as anything you need is at your fingertips. I almost do not want to go on too much so that Tracy's home will be available for us as much as possible, yet... in keeping with the spirit you feel here - that of openness and sharing I am posting this review. A very special home indeed!

We spent a delightful week at Tracy’s property and only wish we could have stayed longer. This home is ideally set up for a large family, with the right combination of spaces to gather and space to have time alone. Our host was responsive to questions and concerns and made sure that we had what we needed to feel comfortable during the heat wave. We were especially appreciative that as well as linens many small items were provided (paper towels, toilet paper, laundry and dishwasher pods) so that we didn’t have to add these to our local shopping list. The property has been recently renovated and the hosts provide almost everything one can imagine wanting: kayaks, beach toys, beach towels, coolers, chairs, beach cart, board games, ping pong table, barbecue, fire pit, outdoor shower, laundry, a very well-equipped kitchen, and plenty of space to sit indoors, outdoors, or on the screened porch. As well as the headline attraction of a short walk to the beach, there is a massive expanse of grass with a large flat area which would be great for outdoor games. The bunk house is entirely separate from the main house and is ideal for children old enough to be independent and adventurous. The bunk house includes a lounge area with foosball table, smart TV, and games; though it does not have a bathroom or private area to change, our crew of youngsters happily used the large bathroom off the entrance of the main house. We visited during a heat wave: although the bunkhouse is not air conditioned it does have a ceiling fan and parallel sets of windows designed to catch the cooling evening breeze; our host had also thoughtfully provided standing fans for our use. Great experience and highly recommended!

This Cape house, located in a charming waterside property in Orleans, is a newly renovated farmhouse the owners spared no expense to outfit. It's so well appointed it was the perfect choice for quick family vacation! First off, the hosts left us a welcome kit that included a kit to make s'mores for the kids and a bottle of prosecco for the adults! There are kayaks with life-jackets, a fire pit, volleyball net, Foosball table, and a ping-pong table. I think this was the first week our kids went without being on their ipads during the day! There are beach chairs and a beach umbrella plus a beach cart to transport everything down to the private beach! There's also an out door grill and patio furniture to have meals outside with a view of the water. The bedrooms were all very well appointed and looked like something out of a magazine! The hosts are super responsive and really have created a vacation spot where we were able to relax and have quality family time. We're already looking forward to our next stay and plan to be seasonal regulars. Thank you Tracy! A+++
