ABOUT THIS SPACE

Your group of 16 has seven private bedrooms spread across three floors — king

suites, a queen room, and queen bunk beds so everyone from grandparents to little

kids has a space that actually fits.

First Floor:

• Master Suite — king bed, walk-in shower, soaking tub, private ensuite. The trip

organizer claims this one.

Second Floor:

• King Bedroom 1 — king bed, shared hallway bath with tub and shower

• King Bedroom 2 — king bed, same shared bath

• King Bedroom 3 — king bed, same shared bath

• Queen Bedroom — queen bed, shared bath

Basement:

• Basement King Suite — king bed, private walk-in shower ensuite, quietest room in

the home.

• Bunk Room — two sets of queen-over-queen bunk beds, private ensuite with walk-in

shower. The kids settle the top-bunk debate in about 30 seconds.

Five full bathrooms means no morning traffic jams. Each floor is self-contained.

The main floor opens wide — kitchen, dining, and living room flow together so 16

people can share a meal without splitting into shifts. The kitchen has full stainless

appliances, granite countertops, a large island with four bar stools, and everything

needed to cook for a crowd. Dining table seats eight comfortably. The living room

anchors the space with a gas fireplace and enough seating for the whole group.

Downstairs, the basement game room changes the energy: ping pong table, board

games, a 75 TV with PlayStation 5. Kids disappear into it at 9pm and adults follow by

10. A second lounge area in the basement is there for anyone who wants something

quieter.

Washer and dryer on-site — essential for groups staying multiple nights.

You're in Williamstown, Kentucky — about 40 miles south of Cincinnati, in the rolling

hills of Grant County.

• Ark Encounter — 5 minutes (2.3 miles). Full-scale Noah's Ark, 510 feet long. Plan 3-

5 hours; buy tickets in advance for peak summer dates.

• Creation Museum — 35 minutes via I-75 North. Pairs naturally with the Ark as a twoday itinerary.

• Downtown Cincinnati — 45 minutes north. Findlay Market, the Cincinnati Art

Museum (free), Smale Riverfront Park.

• Kentucky Bourbon Trail — Buffalo Trace in Frankfort (50 min), Wild Turkey and Four

Roses in Lawrenceburg (40 min).

• Big Bone Lick State Historic Site — 25 minutes northwest. Fossil beds, live bison

herd, and prehistory that's actually interesting for kids.

• Williamstown Lake — 10 minutes. Swimming, fishing, kayaking in summer.

• General Butler State Resort Park — 25 minutes east. Golf, lake swimming, hiking, onsite restaurant.



WHO THIS HOME IS BEST FOR



Multi-generational families — grandparents on the first floor with the master suite, parents upstairs, kids in the basement bunk room. Everyone has their own floor;

everyone ends up at the fire pit at 9pm.

Church groups and ministry trips — the Ark Encounter is five minutes away. This

property has hosted multiple faith-based family groups and is built for the schedule:

daytime at the venue, evenings back at the pool.

Large friend groups — the outdoor stack (pool, hot tub, fire pit, outdoor lounge) is

built for socializing. Add the open-concept main floor and the game room and you

have 16 people busy all weekend without splitting up.

Sports travel groups — Cincinnati is 45 minutes north for Reds games, Bengals

games, and UC events. Free parking for 8 vehicles on-site.

Parents planning milestone trips — birthday weekends, graduation getaways, end-ofyear blowouts. Pool, game room with PS5, playground, and the Ark five minutes away

makes this an easy yes for any age.

Guest Access:

Self check-in via smart lock. You'll receive your code through the Guest Portal, which you complete before arrival. The portal includes check-in instructions, house rules, and the required rental agreement.



Full access to all seven bedrooms, five bathrooms, main living spaces, basement game room, and all outdoor areas. Pool is open April 1 through October 31. Heated pool is available on request for an added daily fee — contact us before arrival. Hot tub runs year-round.



Other Things to Note:

After confirming your reservation, you’ll receive access to our Guest Portal, which must be completed before check-in. It includes your check-in instructions, house rules, and required guest information.



You will also be asked to review and sign our external rental agreement. During this process, you’ll have the option to purchase a nightly damage protection plan (damage waiver) for coverage against accidental damages during your stay.



🐾 Pet-Friendly Stay

We’re happy to welcome pets in our property! We allow up to 2 pets, and there is a $100 pet fee per pet. Please inquire and let us know in advance if you’re bringing pets so we can add the fee to your reservation. This helps us prepare the space and ensure a comfortable stay for you and your furry friends.



This property is equipped with a Minut sound monitoring system to help ensure a peaceful stay for both our guests and neighbors. These devices do not record or listen to conversations—they simply monitor noise levels (decibels) indoors and outdoors. These devices are in place to prevent excessive noise and ensure no parties disturb our neighborhood. This system does not infringe on guest privacy in any way.



Additionally, the home is equipped with two exterior security cameras. These cameras are used only in the event of an injury, break-in, or violation of our house rules. They are mounted solely on the exterior of the home and do not monitor or record any indoor spaces.

    Incredibly beautiful house and land. Wonderful host, highly responsive and helpful. Water pressure can be an issue if you are running the dishwasher, but overall that was a small inconvenience for a great stay. Will be back! Bed and bathroom situation was amazing.

    The house was beautiful and clean, setting was stunning, and the host was an excellent communicator. There are a few things worth noting that we were unaware of when booking. We would stay again despite these things, but would prepare differently. 1. We thought this would be a beautiful place to take walks, but instructions in the home explicitly prohibit walks along the driveway for neighbor privacy. 2. The pool is only 4ft deep at the deepest, this was disappointing for the older kids. 3. The house is bare bones in terms of amenities, there weren't any board games, cards, etc. highly limited supply of consumables, not even bedding or blankets. 4. There are train tracks, in the distance, but are visible and audible from the house and run nearly constantly. We didn't mind, but would be good to know. 5. You will hear every single footstep and conversation from the main level to the basement. Do not put your light sleepers down there.

    Wonderful location, very spacious and clean. The mattresses were so comfy! My daughter didn’t want to leave, she loved the pool and the playset. It had everything we needed for a family get away!

    Great amenities and space really didn’t leave the house. Only misses for this property are the little details. Garbage from last guest filled 3 of the 4 trash bins and never got picked up, weeds growing through the fence into the pool, and other minor details that just need maintenance. We loved our stay and would return.

    We had a great stay at this property with 8 adults and 7 kids. The rooms and beds were all very clean. The kitchen was equipped with beautiful pots and pans and basic cooking utensils. And the pool and fire pit outside were accompanied by gorgeous Kentucky views.

    Wow! This property was perfect for our large family. We enjoyed all the features. The pool was just right- not too deep for our young ones. The hot tub was handy, the fire pit was delightful (we appreciated the provided wood), the kitchen was well stocked (we did have to purchase a pitcher for water fyi), and the rooms were well appointed and comfortable. The outdoor seating areas were nice since we all didn't fit at the dining room table. The littles loved the playground. We did have a problem on the last day, which the hosts were very responsive to. We loved the setting on a private road in the Kentucky hills.

    We were looking for a large house to bring our family together to celebrate my mother's 70th birthday (7 adults and 8 kids of various ages). This house was perfect, and Seth was a very welcoming property manager. The property was beautiful, the amenities were exactly as described, and the pool was perfect for children. My kids especially loved the arcade games in the basement. We would certianly recommend this property to others!

    Overall a great place to stay, close to the Ark Encounter. Upon arrival the property was not wheelchair accessible like advertised. After traveling 13 hrs my father in law was not able to get in the house in his electric wheelchair. After messaging the host he immediately tried to come up with a solution. He ordered a ramp but wasn't deli vered until 2 days later. We got wood cut from nearby to getus by until then..ess

    The location has a great view to open fields, seeing the sunrise was amazing. The house was very clean and cozy vibes and has everything you need for your stay/cooking. Overall it was an amazing stay would definitely recommend it has something for all ages.

    We were blown away by everything about this rental. From Seth, the property manager, to the cleanliness and amenities of the home. We had kids ranging from 5-14 and they all loved the game room and the queen sized bunk beds. The adults loved the kids space / adults space! We made six great memories doing s’mores outside on the fire pit under a blanket of stars ! One of our most favorite homes to stay in through VRBO yet.

    We stayed at this home for 4 days (with 3 generations!) to visit the Ark and the Creation Museum. The location is on a small dirt road, but this makes for extreme privacy that was absolutely ideal for our family! The home is large and beautiful. Every bedroom is decorated beautifully and is cozy. We enjoyed beautiful sunrises and sunsets with coffee - the Keurig makes a pot or a cup! Main floor bedroom was ideal for parents or in our case was wonderful for a 96 year old with mobility issues. Master bed has a crib in a huge walk in closet. Basement also has a second master, plus a fun bunk bed room, an extremely fun game area that we used a ton with playstation, arcade games, basketball, ping pong and fooseball. We had a really enjoyable bonfire - house has firewood and smores supplies including smores sticks. Kids also really enjoyed the hot tub and pool (despite the cold weather they still used and loved the pool.) Yard also has a swingset and they maintain a huge portion of the yard which was helpful with morning walks with our dogs. I appreciated that they were so welcoming to our 2 small dogs! Outside seating is amazing because you can move around to enjoy sunsets or sunrises. Kids also loved a ring hook game outside while adults visited. Kitchen was incredibly well organized and labeled so we didn't have to look for a single thing. House was also well stocked with towels which was so nice. It has two washers and two dryers! Very responsive hosts!

    The property was beautiful. Our stay was very pleasant and comfortable. We enjoyed the proximity to our planned event (visiting the Ark Encounter) and loved all the activities available at the house. The host, Seth, was very responsive to any of our inquiries and made the entire process from checking in to checking out seamless. We would definitely recommend this property with 5 stars!
