• NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. All Strictly enforced.
• THIS HOME IS PET FRIENDLY! Pets are allowed with a pet fee of $50 per pet, per night. We only accept dogs, please no cats. Please inquire about other pets allowed with our Reservations Department. If you bring furry friends, we ask that you do not allow them outside during quiet hours, as neighbors are very sensitive. Please do not leave your pets alone & unattended during your stay.
• VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
• Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
• Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
• There is exterior surveillance camera recording 24/7. The camera is located outside the front door
• The fireplaces are not for use.

CANCELLATION POLICY
• A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
• Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
• Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
• If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

    Excellent Stay - Clean, Convenient, and Well-Equipped! We recently stayed at this property over Christmas and had a fantastic experience! The cleanliness was exceptional—everything from the floors to the bathrooms was spotless, which made us feel right at home from the moment we arrived. The appliances were all in excellent condition; the house had everything we needed, from a modern stove to a washer and dryer, making it easy to cook and relax. We also enjoyed having a bbq grill and a fire pit. The location of the property was perfect, with easy access to local attractions, restaurants, and shops. It’s in a quiet, peaceful area, yet everything we wanted to explore was just a short walk away, including the beach and pier. Customer service was also outstanding. The property management was incredibly responsive and attentive, answering all my questions promptly. Check-in and check-out were seamless, and we felt well taken care of throughout our stay. Overall, this property exceeded our expectations, and we would definitely stay here again! Highly recommended for anyone looking for a comfortable, convenient, and well-maintained vacation rental.

    Vacuum unusable due to full bag which stunk. No dust pan in house. So I couldn’t remove the sand on the floor. Disappointed when I requested a new bag on Monday afternoon and received a email saying they had to get permission from the owner to drop off one. One was delivered the afternoon before we left.

    Great location just a few minutes walk to pier and shops/eatery. Thursday was highlight of our trip for the sunset market and farmer's market. So conveniently close didn't have to worry about parking and drop of shopping goods. Family felt really relaxedAnd enjoyed the easy pace the locals have and great for our furry baby too, so much for her to walk /visit as well. Would definitely come back again to get away from the hustle bustle city life. I actually like that we were away just 30 minute drive from san diego and could enjoy the tourist stuff from the distance. at home instead beds and layout of hime

    We were able to host family overnight in the 3 king bedrooms, as well as around the large dining room table. It was an easy walk to the beach or to nearby restaurants and coffee shops. We'll be back!

    Really a wonderful property ! Spacious with a functional layout and flow. Located in very upscale and comfortable neighborhood, close walking proximity to main beaches and shopping though just enough off the beaten track to feel residential and void of the tourist buzz! I hope to return, shortly~
