Perfect for movie nights, game tournaments, or keeping kids and teens entertained. Don't forget to find the secret treehouse hideaway upstairs for quiet playtime space or a sleepy bedtime story for the littlest visitors!

Deck, Hot Tub & Outdoor Living
On the main-level deck, you'll find: Outdoor dining table for 8, a gas grill, lounge seating and gas fire pit bathed in dappled forest light during the summer or with winter views of the Blue Ridge Mountains. The morning sunrises are especially spectacular with a fresh cup of coffee and a symphony of songbirds.

Downstairs, enjoy the private hot tub for bone soothing relaxation after a day on the slopes or hiking trails. Porch swings and yard games are available to keep the fun going while playing and exploring the expansive backyard (and local, visiting deer).

Extra Amenities
All linens for bedding, towels, washcloths and separate spa towels are provided for an easy, comfortable stay. Paper goods such as toilet paper and paper towels are provided as well as all your basic kitchen supplies such as soaps, sponges, cleaning supplies etc. The kitchen has dishes, cups, utensils, tons of cookware, microwave, toaster and dual Keurig coffee maker for hot or cold brews. And to top it off, alll king bedrooms are equipped with their own 55 Roku TVs. Washer and dryer and laundry supplies are available for use as well.

✨Resort Amenities & Access:
The home is a 3-4 minute drive from Massanutten's 4-seasons activity center including skiing, tubing (snow and grass), the MPOA pool, the Massanutten indoor/outdoor water park, mountain biking, ziplining, two golf courses, putt-putt, go-karts, tennis, fishing, parks and a mountain coaster (under construction). Most Resort activities are available to our guests for an additional fee and can be booked online before your arrival, through Massanutten Resort's website. **Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason. **

Note, the MPOA pool and the Massanutten Waterpark are separate activities. The MPOA community pool is available for our guest use with our private pool pass, subject to, and at the discretion of the MPOA. The MPOA Pool will officially open Memorial Day Weekend beginning Saturday, May 24 through Monday, May 26. The pool will reopen Saturday and Sunday only on May 30 and 31, before tentatively moving to full-time daily operations beginning Saturday, June 6 from 11 AM to 7 PM, weather permitting. The final day of the 2026 pool season is scheduled for Sunday, September 6.

PLATINUM POOL PASS = Free guest access for 8 guests at a time. The MPOA revised access rules for guest this year. We can offer free access, but are limited to 8 guests at a time. Other houses may have greater guest allowances but will require an extra daily fee. Reach out if you need clarifications.

The property is between a 2 to 2 1/2 hour drive from 3 major international airports: Washington Regan (DCA), Washington Dulles (IAD) and Richmond (RIC). There are also numerous smaller, regional airports in the area.

Guest is required to sign a Renter Agreement.
Renter Agreement must be signed within 48 hours after booking. For reservations made less than 48 hours before check-in, the renter agreement must be signed within 4 hours and check-in instructions will not be provided until the renter agreement is signed.
Security Deposit Required of $500. Deposit to be processed by Host on Guest's Credit Card.
Pet Policy: Restricted to service animals only upon verification of certification. Note ESA are not covered as service animals.

COMMUNITY RULES:
This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat.
NOISE
• Quiet hours: 10:00 PM – 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.
PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host.
OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM – 7:00 AM).
• Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage.com or electronic sign at entrance for updates.
ALCOHOL
No open containers on roads or in common areas.
PETS
• Leash always required when outside.
• Clean up after your pets.
TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property.
