Located just 60 miles north of New York City in Holmes, New York, 89D is the perfect getaway spot for those who want a peaceful, quiet retreat away from the noise.

Soak in our hot tub, play pool on our 9-foot table, cook a gourmet meal in our fully stocked kitchen, or just relax on the screened-in porch, around the fire pit, or in front of the wood burning fireplace.

The house sits directly on the ever-changing and always beautiful Lake Dutchess. Lake activities in the warmermonths include swimming, floating, fishing, kayaking, row boating and sunbathing. Winter activities include ice fishing, skating, snowshoeing and skiing. No motors are allowed on the lake, which keeps the water clean and makes the geese and swans the loudest noises you’re likely to hear.

PLEASE NOTE THAT QUIET HOURS ON LAKE DUTCHESS ARE FROM 9 PM TO 9 AM. Sound really carries over the water, so please respect our neighbors' serenity as they will respect yours.

Spectacular hiking trails are nearby in all directions, and cultural attractions, great food and entertainment abound in the numerous local Hudson Valley towns.

The top floor features the Master suite with a king size bed, ceiling fan, shower and spacious walk-in closet. Through the master bedroom is an additional sleeping area featuring sturdy full size bunk beds, perfect for adults or kids.

The main floor features two bedrooms, each with queen beds, ceiling fans and a separate full bathroom including a combined tub and shower. Around the wood-burning fireplace you’ll enjoy seating for at least seven on two long leather couches and a recliner. The 65-inch cable-connected TV doubles as a sound system, and includes Netflix, Amazon Prime, Hulu, HBO, STARZ, Spotify, Tidal, Pandora, and more.

Feel free to enjoy any of the numerous games in the living room, including Chess, Backgammon, Scrabble, Mahjong, Go, Giant Jenga, Mancala, Bananagrams, Farkel, Anomia, and many more. High speed WiFi is available throughout the property.

Nestled between the living room and the kitchen, the pool table overlooks the lake, and can be converted to a dining table that seats up to 12 people. The kitchen features a five-burner gas stove, two convection ovens, a three-rack dishwasher, and everything a gourmet chef might need. There’s a large pantry, four stools around the kitchen island, a foldaway high chair, a convenient half bathroom nearby, with an additional refrigerator in the attached two-car garage. There's also an electric smoker with a variety of wood chips.

Out the back door between the kitchen and pool table is a spacious wooden deck with a large gas grill and outdoor seating area. There’s also a large screened in porch with additional seating and a dining table under a ceiling fan—a perfect place to relax before or after your active day.

Downstairs you’ll find a ping pong table and exercise equipment including an elliptical machine, a weight bench, dumbbells, battle ropes, slam balls, kettle bells, exercise mats and more. There’s also a laundry room with a full size washer and dryer, and a half bathroom.

Step out of the back of the basement, and you’ll find an eight-foot square chess and checkers board next to the cedar hot tub. Nearby are several Adirondack chairs perfect for relaxing around the wood burning fire pit.

Please note, we do not rent to anyone under the age of 28, and have a 6 adult maximum. This is a peaceful lake community. PARTIES/LOUD GATHERINGS WILL NOT BE TOLERATED.

Also—please plan on using our kayaks, paddle boards and row boat, rather than bringing your own. Outside watercraft are not permitted on Lake Dutchess in order to prevent contamination and/or invasive species from watercraft that have been in other bodies of water.     We loved how stocked the kitchen was. Super appliances, great cookware, great knives, nice glassware, spices, foil, plastic wrap. We really didn't want for anything when it came to meal preparation and storage of leftovers.The hot-tub was one of our favorites we've ever been in. Perfect for the serene, lake setting. Brad's advice to keep the hot tub temp at 100 degrees was perfect! and it kept that temp even with the outside temp in the teens! We did not get overheated and could stay in it for a long time, just like he said!Plenty of firewood was provided, which is not always the case with STRs. Heating controls were obvious and easy.The view of the lake with the mountain backdrop was stunning everywhere, but particularly amazing from our bed in the primary bedroom.I was a semi-pro pool player so it's no fun for me to play on bad tables. This table was gorgeous and very playable for real players. Not a Simonez cloth but a very good cloth for one with a nap. High quality balls and responsive rails... and thankfully not abused by prior guests.I think my favorite thing about this house was that it seemed to be just the right amount of lived-in. without feeling like we were invading anyone's private space. Everything was labeled for the convenience of strangers, yet we still felt like it was a second home that was actually used by the hosts Thank you so much for sharing your home, Brad & Ann!

    This was our third stay at Brad’s beautiful property, and it is always a joy. We go for an annual ‘sister’s weekend.’ The house is so comfortable with many cozy spots to sit, chat and admire gorgeous Duchess lake. We especially like the Japanese soaking tub. The kitchen is wonderful, with everything you need for good cooking. This year we visited nearby Cold Spring for shopping and lunch, an easy drive through stunning woodland. Don’t forget to pick up delicious food and drink at DeCicco & Sons, in Brewster, just a short drive down Rte. 84. Perfect house. Perfect location. Perfect getaway!

    Our stay at this property was absolutely awesome! The house and grounds were exactly as described and offered everything we needed for a perfect getaway. We were so comfortable that we spent almost our entire five-day stay at the property, only leaving once for dinner. We had an incredible time enjoying the lake, taking out the watercraft, and catching tons of bass, catfish, and sunfish. The hot tub, life-size chess, musical instruments, and ping pong table provided endless entertainment. The house was spotless and the beds were extremely comfortable. Brad was also a fantastic host, always reachable and very responsive whenever we had a question. We would love to come back!

    We had a fab week at Brad’s house, never straying beyond Patterson because it was so relaxing just being at the house. Highlights were the dock, screened in porch, air con, how homely the place felt, watching fireflies in the evening and swimming/paddling/ja tacking on the lake which was the perfect temperature in July. One for the family memory bank.

    This was another amazing week at this property with my family. There is so much to do or nothing at all, such a peaceful place to relax, fish, swim or so many other choices. Brad is a fantastic host and was always available if we needed anything or just had a question. You will not regret staying here it is picture perfect. We will be booking our next stay very soon which will be our 3rd year enjoying this beautiful lakefront home.

    My wife and I brought our family, college age, kids, out for the weekend of West Point graduation. This place was the perfect location! Everything we would need, a beautiful setting, and relatively not too far from campus (45 minute drive, but good luck finding a place like this close to campus unless you’ve booked more than a year prior). After all the festivities, it was a serene place to come back to and enjoy.
