Your family and group's safety are of our utmost importance. Although the property is located in a safe neighborhood, we want guests to feel comfortable knowing that we have taken additional measures to protect guests and their belongings. The property has outdoor cameras, window and door alarms, motion detectors, fire alarms, carbon monoxide detectors. New unique key codes are generated upon check-in process and are deleted subsequently upon checkout. Your privacy is important to us, so we have a strict policy of no indoor video cameras.

Cleanliness:

Your family and group's health is one of our highest priorities. We take precautionary measures in an effort to give our guests peace of mind. Our cleaning team is required to follow local requirements, state and national guidelines.
Absolutely no smoking, to include but not limited to recreational drugs and/or paving inside or outside the property, and signs of these activities will result in a $1,500 non-refundable fee.

Guest access
We want guests to feel at home and have the best vacation possible, so you have exclusive access to the entire property; minus the owner's closet located between the kitchen and there living room. Please enjoy your time with us and feel free to contact us with any questions about how to use any of the property's amenities.

Parking:
*Please note: 4 cars maximum are able to park at this home, 2 vehicles in the garage, 2 in the driveway. There is also private and fenced boat and/or RV parking. We ask our guests to please plan accordingly and coordinate with your group. There is no overnight parking available for additional vehicles.

This property allows pets - there will be an additional pet fee associated, one time non-refundable fee of $275 per stay per pet. Pet Policy: NO CATS. Dogs are allowed under certain conditions. *Please note that there will be an additional non-refundable pet fee charged upon approval.* Weight limit of 50 lbs. max total for 1 dog. No dangerous breeds allowed. ALL animals, including service animals, must be disclosed and approved prior to arrival. Dogs shall be always on a leash on public property; please check the City of Manatee Ordinances for pet management.

We do not accept reservations from anyone under 25 years of age. We do not allow persons under 25 to occupy a property unless accompanied by someone over 25 years of age.

*The City of Anna Maria, Holmes Beach, and Bradenton Beach all have noise ordinance policies in place, and they are enforced by local law enforcement and code enforcement officers. The goal of this program is not to limit your fun or vacationing experience, instead it is designed to ensure a quality stay for every guest and resident on our island. Please be mindful of our neighbors during your stay. Exceeding the noise ordinance could result in disciplinary actions including fines and/or termination of your rental agreement without refund.*

Quiet hours are between 9:00 PM and 9:00 AM. Noise levels are monitored.

This property has active video surveillance on the exterior public approach areas, including the front door and garage.

No illegal activities of any type, kind, or their intent is allowed. The Resident/Tenant/Space User shall be solely responsible for all costs,fees,fines and damages incurred by the Landlord resulting from, arising out of or occasioned by Resident/Tenant/Space User activity, including but not limited to attorney’s fees, investigators fees, increases in insurance premiums and deductibles.
The Resident/tenant/space user any member of the resident’s household, or guest(s), or other person under the Resident’s control shall not engage in criminal activities, shall not engage in any act intended to facilitate criminal activity, or permit the dwelling unit/house/ apartment studio to be used for, or to facilitate criminal activity, including drug-related criminal activity, on or near the said premises. “Drug-related criminal activity” means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use of a controlled substance as defined under the Federal laws, Florida State laws. Resident, any member of the Resident’s household, or a guest, or another person under the Resident’s control shall not engage in the unlawful manufacturing, selling, using, storing, keeping, or giving of a controlled substance as defined by Federal and Florida state statutes at any locations, whether on or near the dwelling unit Premises. Resident, any member of the Resident’s household, or a guest, or another person under the Resident’s control shall not engage in any illegal activity, including prostitution as defined under by Federal and Florida law statues, criminal street gang activity threatening or intimidating other residents, assault including but not limited to the unlawful discharge of firearms on or near the Premises, or any breach of the Premises, or any breach of the lease agreement, that otherwise jeopardizes the health, safety and welfare of the Landlord , his Agents, or other tenant or or involving imminent or actual serious property damage are completely prohibited.The Resident/Tenet/Space User(s) shall not use or intent to use the resident or dwelling or its Premises for illegal gambling, illegal competitions, pornography of any type, child pornography, sex slaves, sex trade, or pyramid schemes, such activities are illegal and prohibited under Federal and Florida laws.Resident/Tenant/Space User may not use the Premises, any Services, or any systems or networks to conduct or pursue any illegal activities, including but not limited to, downloading, distributing or viewing any illegal content, engaging in any activity in violation of Federal and Florida State laws, and/or illegally downloading any copyrighted content, or any other activity that violates any intellectual property rights, and any such conduct using the Premises or systems or networks may result in immediate termination of this agreement.     This sas one of the nicest homes we have stayed at in this area. The house was well stocked and the host was very nice and responsive. A short drive to the beacn and nice neighborhood.

    Our family of 8 RSVP for 5days. Jose was always a text away. The house was ready for us before we expected. When we arrived, we were in loved with how charming and clean everything was. Since we flew in we had no beach items and were surprised with a cooler, beach buggy, beach toys(we didn’t need), beach towels, beach umbrellas(didn’t need), and beach chairs. This was such a relieved. Most kitchen items were in new conditions and easy to find. Pool and deck area was so much fun for the teenagers. They immediately jumped in the pool to cool off. It was hard to get them out unless we were heading out. The welcome basket was such a sweet gesture. We have saved the house in our app and will definitely consider visiting again.
