Payton's Peak Mansion Estate in Massanutten Virginia Resort 17,000 sf Home

Host was kind, but in one bedroom there was dog poop and several bugs. Overall a great time though!

This place was insanely beautiful. Breathtaking views, an incredible kitchen, and the Christmas décor was chef’s kiss. We originally expected a full house of family, so we didn’t get to experience it the way it’s probably meant to be enjoyed (packed and lively)… but even with a smaller group, it was still amazing—and honestly, way more house than we needed.I will admit: this was my first time staying in a super wood-heavy home, and between the normal creaks and the fact that I watched a horror movie right before coming… some of us were not sleeping peacefully at first. That said, the hosts are incredibly generous and thoughtful—they even left items for a charcuterie board. Overall: wonderful experience, absolutely would stay again.

Great house, great communication

Our family’s first Christmas vacation was a dream made reality thanks to Kim and Payton’s Peak. We are endlessly grateful to rent the space and make memories. The reservation process was seamless and Kim was very responsive to all of my many questions. Huge thanks to Joshua for being the best property manager! Definitely recommend booking!

Great family Xmas weekend!

Our family Thanksgiving at Payton's Peak was outstanding. There was plenty of room for all twenty-four of us to spread out individually and to come together as a group. The kitchen and pantry areas were roomy and allowed multiple cooks to be in there together. The three tables and plentiful seating allowed family to hang around in the kitchen, which is a great room with perfect views. The property also allowed for a daily hike together and the yard was large for the small kids to run and play. A big help was the house’s maintenance guy, Josh, who responded to every question. Plus, he stopped each day and took our trash to the dumpster (usually without us even seeing him). The owner, Kim, was very accommodating and had the Christmas tree put up and decorated for our arrived – what a beautiful site. We hope to be able to return for another family event.

This property is great for large groups. We celebrated a big family birthday here and there is plenty of room for large families. Our only issues were cleanliness. Several sheets had to be changed due to stains and hair. One bathroom that was supposed to be locked was not and it was in poor condition. Otherwise, the property is in an excellent location on the resort with a lot to do in the surrounding area. Host communication was sometimes delayed but there is a caretaker very close by who is very attentive. Make sure to get his contact number when you check in.

Clean and neat. Huge space for everyone to spread out in. Huge central kitchen was ideal for multi generational cooking! Beautiful view! Caretaker Josh was extremely helpful with the few questions we had!

Excellent value, great location, helpful host. HIGHLY recommended!

Great place to gather

Overall, we had a great time, our family age ranged from toddler to senior, and we all had something to do and enjoy our time at the place and with one another. Pictures don't do justice on how large the place really is. We just had one bathroom shower that was not able to shut off, but Josh was able to fix the issue the next day. I would highly recommend this place!

To review this lodging without using the word “unique “ would be almost impossible. It is big. It is intriguing. We loved it! Our family of just over 30 had plenty of room. The kitchen/ dining area was large enough for us and the kitchen/pantry was well stocked. There were games for all ages in the game rooms and lots of activities (mountain biking, hiking, golf, swimming, dining and live music) in the surrounding areas. The only thing that was less than excellent was the WIFI, which was spotty and slow at times. Ok for recreational use but two of our group who needed fast, reliable connectivity for some work activity had to go off site. One final thing. Josh, the maintenance/ handyman was super nice and quick to respond when we had a minor issue. He gets 5 stars from us as well.

The house is massive, so much space to spread out and is well stocked with all the necessities to cook, enjoy a bonfire, and relax. The hike up the hill leads to an incredible view, complete with the swing to sit and enjoy it. We had an issue with the downstairs air conditioning not working on one half, and none of the grills being functional. We were able to contact the maintenance guy and he was really helpful in finding a solution.

The property and house were great for our family get-together.

The house was wonderful and worked out perfectly for our family reunion. Kim and Josh were both very responsive when we had questions.

So much space!! We had 11 adults and 10 kids and still everyone had privacy when needed. Compared to renting multiple smaller homes this was less expensive and much better for being able to hang out all together.

We stayed at this beautiful home over Memorial Day weekend and couldn’t have been more pleased. The house is spacious, spotless, and thoughtfully designed—each room has its own unique charm and is incredibly comfortable.The home was stocked with everything we could possibly need for a relaxing weekend getaway—and even more. From the well-equipped kitchen to the cozy living spaces and inviting bedrooms, every detail made us feel right at home. We genuinely wished we could have stayed longer!What made our stay even more special was the incredible hospitality from our host, Kim. She went above and beyond to make us feel welcome, even surprising us with extra food during our visit—a gesture that truly meant a lot.We’re already looking forward to coming back for a second visit. Highly recommend this gem of a home to anyone looking for comfort, space, and a warm, welcoming experience.

We had an amazing weekend with our families from NC. The house was very spacious, amazing kitchen, game room for the kids was so fun, and the property was great. We have many memories for the record books thank you!

This is our 2nd time staying here. We were a large extended family staying here for an After Christmas Annual Gathering. Payton’s Peak was perfect for our 22 guest and one toddler group. So many fun things to do for all age groups. Plenty of space to cook and play together. The caretaker Josh was very helpful. Would definitely stay again!

For the second time, our group of long-time friends met for Thanksgiving at Payton’s Peak. It is ideal for our large group. The kitchen is so perfect for preparing the big meal. The children have lots space to run and play. We’ll be back.

Such a great home and property! We loved our time at Payton’s Peak and hope to come back again. The house has so much space - even enough seating for everyone at meal times. The property is private feels like a retreat. The charcuterie boards are such a great touch and came at the perfect time after a long day at the waterpark. We can’t wait to come back!

This house is beautiful and was perfect for our huge family of 29 ranging from 4 months to 70 years old. It had everything we could need. The maintenance man was so kind and installed the baby gates for us (which were already there). I would love to come stay here again!

This beautiful and unusual house accommodated the 25 of us with room to spare. The kids had myriad game rooms, toys and entertainment options. We had plenty of space to be all together or find a quiet space. The kitchen is well-equipped to prepare meals for and seat everyone together. Highly recommended for a shirt or long stay

Thirty seven of us gathered from west to east coast. It was plenty of room! Kitchen well stocked with pots and pans, etc. Josh is maintenance man and very attentive to requests. Resort and area have plenty of choice activities .

Great location & lodging for a large family gathering. We had 29 guests with plenty of room to spare! Josh, the local care taker quickly responded to questions & minor house issues.
