*LIVING AREA & KITCHEN*
Our living room area is cozy with a sectional couch and two accent chairs for seating. We have a TV in the center of it all for your enjoyment with standard Cox cable.
Our kitchen and dining area has an open layout to the living room making it easy to be together. We offer a full kitchen stocked with a fridge, dishwasher, range, microwave, dishes, cutlery, pots & pans, crock pot, blender, toaster, griddle, and more! Coffee drinkers can enjoy either a regular drip coffee maker (with a provided re-useable filter) or a Keurig machine. Enjoy sitting together for meals around the table with seating for 12, or gathering at the breakfast bar for a quick bite with seating for 8.

*OUTDOOR SPACE & AMENITIES*
Your favorite spot will certainly be in the private fenced in backyard that can be found right through the French doors off the living room. Here you can kick up your feet, around the large private pool (inquire for pool heating pricing for our cooler months!) Seating is a-plenty, and a table for 6 to enjoy a meal poolside!
**PARKING**
The driveway can accommodate up to 5 vehicles, and our COMPLIMENTARY 6 passenger golf cart. Unfortunately, we do not offer parking for boats/trailers/RVs at this home. NO streetside or overnight public parking is available, so please plan accordingly before arrival!
A vehicle is recommended for your trip but not entirely necessary if you plan to enjoy just the "beach house life." Most local destinations can be reached by golf cart, and we offer a FREE SIX PASSENGER GOLF CART exclusively for our guests. There is public beach access within walking distance, and many other beach access points along Scenic 98 that can easily be accessed by golf cart.
**TINY TRAVELERS & PETS**
We are a family friendly home & include a pack and play, kids plastic dishes, cups, and silverware, a high chair, and baby stair gates for peace of mind (and saving room in your luggage for these must haves during your trip).
*We are pet friendly & allow up to 2 pets with a required pet fee. Pets must be house trained, not permitted on the furniture, and are required to be crated if left unattended. Guests bringing pets must disclose this prior to booking, as a pet fee must be paid prior to arrival. Pets and emotional support animals are subject to pet fee, only ADA compliant service animals trained to perform a task are exempt from this. You are expected to clean up after your pet both indoors and outdoors or additional fees will be assessed.
A few important details to keep in mind when booking our property:
-We do offer pool heating, but this amenity is NOT included in your stay. Please inquire for pricing unique to your trip dates.
-All linens (bed linens, towels, beach towels) are provided for any length of stay, with a washer and dryer in the home. Do note that we supply a small courtesy amount of toilet paper, paper towels, trash bags, dishwasher/dish soap, laundry detergent and hand soap that's typically enough for the first 24 hours of your stay. For larger groups or longer trips, it is recommended that you bring additional supplies as seen fit for your group size/length of stay.
-Please read our house rules for more important info related to your stay!
We are always available for our guests anytime before and during your trip. It is highly encouraged to read our listing in detail for any questions about the space, location, and amenities. We ask, please, for NO text message communication as you will not receive a response. Our strong preference is communication directly through the booking platform so that we have all the details of your trip to make assisting you a breeze.

For more immediate needs and emergencies please place a phone call to Matthew (and be sure to know the logistics of your trip such as the dates and location). We can be reached most times of the day, but ask for no late night contact-we will do our absolute best to take care of any needs and questions as soon as they arise!
-Check in time is 4PM CST and Check out time is 9AM CST. Early check in and late checkout is not always possible, but we are able to accommodate on occasion. We do not allow luggage dropoff/leaving luggage after checkout for liability reasons. Please keep in mind before & after your stay is the only time we are able to perform maintenance & cleaning of the home and most stays are back to back with other reservations.
-Only guests permitted are those stated in reservation-this includes any guests "stopping by" or visiting. Your booking must reflect the correct amount of guests & guest count must be updated in your reservation if additional guests are added.
-No underage drinking or illegal activity.
-Golf cart is included in your stay, but not permitted to be driven by guests under age 25. Waiver must be completed by all drivers.
-Pool Heating is not included in your stay, please inquire for pricing as it varies based on season/length of trip.
-Golf cart not included for spring break groups/students under 25
-Checkout time is 9am CST, if you have stayed past this time you will be charged for an extra day & cleaning fee.
-Spring break/student groups (under age 25) must notify us BEFORE booking as additional requirements apply. All student guests must sign student agreement & bring $100 cash per person at time of check in for refundable security deposit. Student groups may not always be permitted and is at our sole discretion only to host.
-If police or local authorities are called and eviction is the necessary result, the nightly rate will be applied depending on the issue. Any law enforcement calls may result in loss of entire security deposit.
-We must be notified of a pet joining your trip before arrival. 2 dog maximum permitted, and $200 pet fee must be paid prior to check in. Pets permitted only if house trained. You are expected to clean up after your pet, or fees will be assessed. Emotional Support Animals are subject to pet fee, ADA Registered Service Animals are the only animals exempt from this at any time. Impersonating an ADA Service animal is a crime in our state so we appreciate honesty in this matter.
-Private pool is used by registered guests only. No pets permitted in the pool or on furniture at any time. If the pool heater is tampered with security deposit is enforced.
-Any cleanup of bodily fluids of any kind in any location on the property (both indoors/outdoors) will result in loss of security deposit/additional cleaning & sanitation charges.
-Do not rearrange furniture in the home.
-We strongly recommend purchasing rental/travel insurance if something were to alter your trip, to provide you with your own peace of mind.
-Renter must promptly disclose any known or suspected issues with the home. Any issues found after checkout that were not disclosed, tenants may be held accountable & could potentially be a charge of security deposit. Any house rules violated is subject to loss of security deposit.
-There is only parking to accommodate up to 5 vehicles, and street parking/blocking sidewalk/right-of-way may result in citation from the City of Destin to be paid by guest in violation.
-Parties and events are not permitted
-Trash must be taken out on the specified days (Monday and Thursday evenings for Tuesday & Friday pickup). Excess trash pickup if trash day is missed may result in additional fees. Trash cans must be brought in from the curb back to the home or citation will apply from the City of Destin, to be paid by the booked guest during that time.
