There is a newly marbled heated pool and spa, fire pit area, pool table and 70in tv with sound system in the living room, and Roku smart TVs in 5 of the Bedrooms! Location is in a quiet residential neighborhood in La Quinta, minutes from shopping centers.

Home:
Livingroom boasts a large sectional couch and 70 inch 4K tv with a sound bar and subwoofer. This is the perfect space for your group to watch the game or relax at night with a movie. Next to the living room is a pool table and a small bar loaded with wine glasses, whiskey glasses and Moscow mule cups. Kitchen has beautiful mahogany cabinets and a stainless steel Samsung fridge. Kitchen is stocked with practically every cooking utensil and appliance you might need for that large family meal!
There is a newly constructed casita with a 5th bedroom and bathroom. Casita has a work desk, ensuite bathroom and its own private entrance separate from the main home. The master bedroom also has an en suite bathroom with a skylight. There are 3 other bedrooms and a hallway bathroom. The large sectional couch can sleep 1 more. Towels, soap, toilet paper, shampoo and conditioner are all provided. There are extra pillows, blankets and large beach towels.

Outside:
There are 3 separate large sliding glass doors leading into the large and spacious backyard. Kickback and relax at night over the fire pit. Cook up some bbq on the grill and enjoy over the large patio dining table. Or just relax on the separate patio seating area. To the right is the private pool and spa that is gated, making it perfect for kids. The pool and spa have beautiful pearl white pebble tec giving the water an enchanting blue color under that hot desert sun. Everything is automated giving you full control over the LED lights and spa features. There is nothing better than sitting in the spa at night with the string lights around the palm trees on, the LED lights on in the pool, the spa jets running and a nice cold beer in your hand. Seriously you won`t want to leave after :)

This home accommodates up to 12 guests with 5 bedrooms and 3 bathrooms. Additional spaces include a fully stocked kitchen, living room, dining room, den, laundry area, and garage. Our kitchen is stocked with an extensive list of small appliances, cookware, dinnerware and utensils needed to prepare almost any family meal. We provide a starter kit of seasonings including salt, pepper and olive oil. Please inquire with our team if you would like a complete list of all our cookware and small appliances.
We provide a starter kit of consumables for your stay which includes: paper towels, trash bags, dish soap, hand soap, coffee, tea, sugar, laundry pods, dryer sheets, toilet paper, make up remover, shampoo, conditioner, body gel and a welcome gift basket. This list is only intended as a starter kit; If you run out of consumables then you must be purchase additional items yourself. We also provide body towels and pool towels for the occupancy of the home, plus a set of hand towels and wash towels.

●Pool and spa: Gated area, smart automation system with easy spa control (pool heating: $75/day, spa heating: $25/day). The pool and spa cannot be heated simultaneously as is normal with most pool/spa systems. The heater can only heat one at a time. If you would like to purchase pool and spa heating, we will heat the pool before you check in so that it will stay warm even when spa heating is in use.

Cancellations and Refunds:
Any refunds issued as a result of a guest cancellation will exclude the payment processing fee, unless the California Cancellation Policy is applicable.

--- HOUSE RULES/ POLICIES ---

1. As per City of La Quinta Policy for vacation rentals, outdoor noise amplification or music is PROHIBITED at all times of the day. The outdoor Quiet Hours are between 9PM - 8AM Sunday-Thursday and 10pm-8am Friday and Saturday.

2. Spa heating and pool heating are extra services: $25/day for spa heating and $75/day for pool heating which the pool will be heated to 85 degrees. The pool and spa cannot be heated simultaneously, as the heater can only heat one at a time. If you would like to purchase pool and spa heating we will heat the pool before you check in so that it will stay warm even when spa heating is in use. If you’d like the pool heated, we require a 24 hour advanced notice to give the pool ample time to heat. A minimum of 3 consecutive days is required for pool heating, OR, for the entire duration of your stay if it`s less than 3 days.

3. Early check in at 1PM ($100) and late check out at 2PM ($100) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.

4. Minimum 25 years of age to book.

5. No more than 5 vehicles are allowed on the property.

6. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

7. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $750.

8. There is a camera in the backyard patio. This camera is only in use for security when guests are not present.

9. Any missing or damaged linen, towels or small appliances will be deducted from the security deposit pre-authorized hold that is placed on the credit card on file.

10. An additional cleaning fee of $150 applies to stays of 28 nights or longer. This fee is payable promptly following booking confirmation.

11. A mid-stay cleaning is required for stays of 60 nights or longer. A $165 cleaning fee applies and will be collected after the booking is confirmed.

12. The Coachella Music Festival dates, April 8–12 and April 15–19, and the Stagecoach Music Festival dates, April 22–26, require booking Thursday through Sunday nights during those periods.
