Location, location, location….this 2BR/2BA Barrier Dunes townhome is conveniently located across from the interior, community pool.  Just step outside and there you are.  You can even watch the rest of your group swim while sunbathing on the deck.  It’s also an end unit which tends to be desirable for most guests. The pond is just outside the back side of the townhouse with a comfortably furnished deck allowing a beautiful view of nature.   Inside is nicely decorated and laid out with a queen bedroom on the main floor and the master is a top floor suite.  Included in the master suite is a day bed with trundle so your little ones can sleep comfortably in the same room.

Barrier Dunes is a gulf front, gated community that is loaded with extra amenities.  There are two community pools, one is gulf front with a boardwalk to the beach; tennis courts, fishing ponds, a children’s playground and doggie stations throughout the neighborhood.  It’s a fantastic community to visit year around and is located adjacent to the St. Joseph Peninsula State Park.

Floor Plan: Ground level-covered, paved parking and foyer.  1st level-living room with TV, DVD and furnished deck; dining area, kitchen, full bath with shower/tub combo and Bedroom 1 – queen bed, TV and sundeck with fantastic view of pool.  2nd level-Bedroom 2 – upstairs master suite with king bed, daybed and trundle, TV, DVD, open deck, laundry room and full bath with double vanities, separate shower and tub.

    Just like before when we stayed at this property , we loved it. We will choose this property every time we come back to the cape if it’s available. We love the pools, playground, how close the beach and state park are. The pond and turtles keep us entertained during our evening dinner sitting outside on the balcony. Thanks for another great stay.

    We loved our stay at this property. Lots of amenities apart from the beach (pickleball, pools, rode bicycles). The beach was a short walk away. This property is very close to the state park as well.

    Needs updating and deep cleaning. Carpet, vents, and sofa could use deep cleaning or replacement. Overall unit was ok, just not as nice as others we have used at Barrier Dunes. Complex is fantastic.

    Wonderful. A little dusty- intake vents and fans. Check in- finding the correct condo was confusing. THe after hours staff were great in helping me. Office staff very nice. A small exercise room in club house would be nice.

    Close enough to beach and we enjoyed our trip overall. Good storage. Hate to leave a bad review but… we would not stay here again. The most crowded area of all of Cape San Blas. AC can’t be below 72 “or will freeze.” Definitely still a bit warm for our comfort level even with all curtains closed, ceiling fans, and box fan running. We ran the same load of laundry in the dryer all week and it literally never dried. The oven takes much longer than it should to cook food through to temp. Air return in master needs to be cleaned. Living room breaker tripped about once an hour and had to be reset each time. Hole in deck off Master right outside of door, dangerous for young kids. Paid a lot more than what was worth this time around.

    It took 4 phone calls to get a representative on the phone to confirm the check in process. Once we got the property mgmt company on the phone, the process went smoothly. When we arrived at the unit, it was clean and decorated nicely, but still had an old cigarette smell to it. Our water pressure was lack luster. We wrote it off as a possible repair happening in the area, however, we had the same issues on the 3rd and 4th night of our stay. I attempted to call and report the issue, but the automated system timed out on us 3 separate times while waiting for someone to answer. It also says on the website site that if you have problems, you can contact the utility companies yourself. The air conditioning was subpar and the condo reached temperatures up to 76 during the mid morning hours because the note above the thermostat warned of the air conditioner freezing up if set below 72. The unit literally ran constantly. I still haven’t heard from Pristine Properties after emailing them at 9pm last night. The tv in the 1st floor room does not work. Unknown about the top level tv as we were too exhausted after a day of beaching. The other appliances seemed to work well. Cape San Blas is an annual, sometimes more, trip for my family each year. It is gorgeous and I highly recommend staying at the Barrier Dunes. The location is perfect for beach and bay activities!
