This is an original Pratt house built in 1866 by the famed architect Pratt for whom the Pratt Institute in New York was named. It is located in the historic district across from a large park in which baseball, golf practice, kite flying, bike riding, picnics and even, on at least one occasion, horseback riding was practiced. The house has a water view which includes and is only steps from the famous Inkwell Beach. On a clear day, as most are in this location, you can see from the large porch, the beaches and down the coast all the way to Edgartown. It is also just a short 3 block walk to town and its many shops, family concerts, restaurants, festivals, art galleries, antique shops, the carousel, the arcade, as well as to the Oak Bluffs ferry. It is a shorter walk to the basketball and tennis courts.
The home is perfectly located. morning coffee on the porch watching the wave crash on ink well beach. Evenings preparing meals in the well appointed kitchen or outdoor grill. Games for the kids. Location… Location… Location. The teens were able to walk to and from Circuit Ave and the basketball ball court with ease. Bedrooms comfortable (air conditioned )… beach chairs.. A great property=a fabulous vacation.
We had a lovely time spending the week at the Pratt House. The pictures don't do it justice. The house is very quaint and pleasant inside. The pictures make it look dark, but it's not. The house is in a great location, just a short walk to town and a very short walk to the Inkwell beach. The Polar Bears congregate in the water at the end of the street. (A must do, by the way!!) The Pratt House is an older home so be aware that it does not have air conditioning. But the house fans help and it does cool down at night. We spent a lot of time on the porch catching the breeze from the ocean and people watching. Greg was a great host. An all around lovely experience. Can't wait to make my way back to Martha's Vineyard next year.
We thoroughly enjoyed our stay at the Pratt House. The location could not be beat! And the photos online do not do it justice - it's much brighter and has great spaces that are hard to tell online. As you would expect from an 1866 home, there are some quirks, like really small bathrooms, but they are forgotten as you're sipping your drink on the porch looking at the ocean. There were a couple hot days where we missed having AC, but the house fans helped kept it cool enough to sleep. There is a great breeze coming off the ocean that helps. Overall the 5 bedrooms were spacious and functional for our group.
Wonderful home, fabulous porch and view! Outside shower was the best ever! Would highly recommend it to others.

This house provides the old times MV cottage experience. A stones throw from town and the beach. Immediate access to the bike path and OB ferry, this place is really convenient. Loved it.
We loved our stay at the Pratt House! The location is outstanding- right across from a park and the beach. I loved people watching from the porch every night. We walked to Circuit Ave often and hardly needed our rental car. Greg was an outstanding host- from beginning to end. He was very patient and checked in with us regularly.
We had a wonderful vacation at this property. Beautiful ocean views from the porch and that is where we spent most of our time relaxing! Steps to Inkwell Beach and a short walk to town. Nice and quiet for sleeping as well. We will be back!
I just loved this home. We picked it up last minute while at a Red Sox game. Having lived on the Vineyard for ten years, I wanted to try something in OB. This house was just a short walk to all the restaurants. We rolled our luggage easily from the ferry to the house. The beach is across the street and it was simply awesome to walk across the street and take a dip without having to pack the car, towels, food, etc. The best part of the home is the front porch. Very comfortable and very cool. ZERO bugs because of the constant ocean breeze. I was initially concerned with the limited bathrooms (2) in this house but as it turned out, we all used the very spacious outdoor shower which was a lot more enjoyable than any indoor shower. If you are looking for immediate walking access to the beach and the restaurants, this house is a must. Built in the 1800's it had a very comfortable feel to it. NO AC but we didn't need it being right next to the ocean, even during a hot week of July. I still miss that huge porch. Lots of people watching and it is covered from the sun all day.
Beautiful Location. Great stay. Highly recommended.
