Welcome to 'Once Upon A Time', a beautifully renovated 3-bedroom, 3.5-bathroom retreat located in the heart of Rosemary Beach on the sought-after Beachside of 30A.

LOCATION:

Nestled on the far eastern end of Scenic Highway 30A, Rosemary Beach proper is equal parts charming and architecturally captivating. This pristine beach town offers exclusive access to four uniquely styled swimming pools (one of which is heated),nine different private beach access points, eight premier Har-Tru tennis courts, a gym, a kid's play area, green spaces, and a short walk to the town square where you'll find unrivaled boutique shopping and dining options. Rosemary Beach is an often less than thirty minute drive from Northwest Florida Beaches International Airport in Panama City Beach.

'Once Upon A Time' is perfectly located just a two-minute walk from the beach, the town square, tennis courts, and the much-loved Coquina pool.

PROPERTY OVERVIEW:

'Once Upon A Time' was lovingly built by the first residents of Rosemary Beach. It has been completely renovated inside and out, now boasting a like-new feel while preserving its original character. This home is ideal for those seeking the perfect blend of luxury, comfort, and prime location.

The expansive porches on both levels with classic Southern charm are perfect for morning coffee, people-watching as beachgoers stroll by, or sneaking away for a quiet moment with a good book. The screened porch offers additional flexibility for enjoying the outdoor ambiance year-round. A large outdoor patio provides an Al Fresco dining area with seating for eight. A propane grill is available nearby for guest use. An outdoor shower allows for rinsing off after beach days.

The home offers two primary bedrooms both with luxury ensuite bathrooms and an additional second-floor king bedroom. All bedrooms have smart TVs and Stearns and Foster mattresses for premium comfort. A loft provides additional sleep space and is a favorite for kids of all ages. It has two queen beds and its own sofa. The three full bathrooms have spa-like high-end modern finishes. A separate powder room on the first floor provides convenience.

First Floor:

A seating nook with built-in shoe storage and coat hooks offers a convenient drop zone upon entry from the driveway. Passing by the home's hallway powder room leads into an open living and dining room area with abundant windows and natural light. This cozy living space with multiple seating areas makes it ideal for families and friends to connect and unwind together. A separate seating nook with four swivel chairs is a guest favorite for coffee chats, board games, or sharing stories. The living room comes with a large sectional couch and a smart TV equipped with cable and any streaming apps you may have.

Seating for six at the main dining table along with two additional dining chairs and additional barstool seating at the breakfast bar allow for flexible dining arrangements. The modern fully equipped kitchen features all-new premium appliances, including a fridge, freezer, dishwasher, induction stovetop, oven, microwave, wine cooler, and dual coffee maker. It has ample prep space and has all you'll need to prepare, serve, and enjoy home-cooked meals.

The first floor has one of the two primary bedrooms with a king bed and ensuite bathroom. It is spacious and contains a full-size couch in the alcove and a full-size washer and dryer.

Second Floor

The second level primary bedroom comes with a private ensuite bathroom and private balcony access with seating. The additional king bedroom on this floor shares access to a separate full bathroom that is equipped with the home's second full-size washer and dryer. A landing area on the second floor provides a living area with couch seating for four and an additional smart TV. It opens up to a front porch with seating.

Third Floor:

A winding spiral staircase leads to a spacious third floor loft - a favorite for kids of all ages. It offers two queen beds, a cozy sofa, and access to two covered lookout balconies.

AMENITIES:

The home provides access to four adult beach cruisers, a great selection of board games, towels (EXCLUDING beach towels - please bring any beach towels you may want), fresh linens, cutlery, an iron and ironing board, and cooking utensils.

NOTE:

This home has a strict no-pet policy. Unauthorized occupancy of pets will result in immediate eviction and loss of all rents and deposits, and the guest will be responsible for any direct or consequential damages.

The primary guest must be 25 or older to rent this home.

Guests shall be issued with parking permits/hangtags, which must be displayed and clearly visible at all times when parked in on-street spaces within Rosemary Beach. Permits/hangtags are not required for vehicles parked on the home's driveway.

Community quiet hours are from 10pm to 8am daily.

Your stay will include RFID amenity passes, which provide access to Rosemary Beach's various community amenities. These passes must remain with the home. Any lost passes will result in a $50 replacement fee per lost pass.

Trash must be bagged and placed inside roller trash cans with the lid fully closed.

Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time.

Do not hang towels on porch/balcony railings. The HOA imposes fines on guests found to be doing so.

The carriage house is not included with the renting of this home. The parking space closest to the carriage house is for the use of carriage house occupants.

Security video cameras are in place on the exterior of the home.
