Our trip to Homasassa was a blast. Gavin’s place had a great location. Having kayaks and a dock was a big plus. Location was perfect. His place was clean but could have used some starter supplies and the twin beds could use an upgrade. All in all I could say we would definitely choose his place again.

We had a great time for a long weekend on the river and scalloping. The house was spacious and the rooms were a good size. The house was on a canal and had covered parking for the boat. It also had a covered back porch with a table and chairs. We would defintely stay again. There are a couple things to note that would be helpful to know if you are thinking of staying there. First, the bedroom with the two twin beds doesn't have an A/C vent. It was added on to the back of the house so with two outside walls and no vent means its about 10 degrees warmer than the rest of the house. We brought a fan which helped. Secondly, to get to the house by boat, you have to go under a low bridge. The clearance is about 5 feet. We were able to get under it without issue on our 22 foot boat (with the bimini down) but it was close. If you have a T-top or a boat that needs more than 5 feet clearance, you won't be able to make it under the bridge.

I liked everything about the property itself. Location, clean, kinda big house. I messaged the host months in advanced. Told him i had a couple boats we were bringing for our scalloping trip. They never mentioned there is a bridge that has like a 7 foot clearance to get back to the house. Couldnt get my buddys boat with a ttop back to the house. They could have warned us about a low bridge. Something like that youd expect to see in the description.

Pros: Nice size kitchen, multiple beds, water access, nice location, quick response from ownerCons: Very dirty - my feet literally stuck to the floor in one bedroom, baseboards super dirty and don't look under the beds! Very little seating. For a place that sleps 8 it's surprising that there is only seating in the living room for 4 if you put 3 on the couch and one in the rocker. The front room is useless with a desk, why not put more seating in there? Ceiling fans only work with remotes, which do not work. A/C could not keep up with demand. Despite the cons, the place really is decent and we all felt safe there and slept well (after we bought fans for the 2nd night that is). There were dolphins in the river in the morning, which was a great bonus.

Loved the location and this spacious little house. Few things that should be mentioned. 2nd bathroom is actually a toilet and small shower inside laundry room. Utility sink over by washer. Also, the twin bedroom is obviously an add on and there are no air vents for air conditioning. There is a ceiling fan but heat during day turned that room into an oven. We bought a standup fan to help. Suggest to Frank to invest in small window unit for that room. Overall, The air unit had a difficult time keeping house cool during day. Night was much better, of course. Surprising because ceilings are low and house is small. We were real careful about keeping blinds and doors closed. Toilet in main bath was broken day we arrived. Tank would not fill with water but we could fill tank each time it was used. I did tell Frank not to worry about trying to get it fixed on holiday weekend. We could continue to fill tank and he could look at it after we left. Besides those minor issues, we loved the place. Enough room for everyone to enjoy and very clean. Location is fantastic! Kayaks an added bonus! Neighbors are friendly. If issues can be remedied, we’ll rent Franks place again.

The place was great! Right on a shady canal full of fish, this place comes with free kayaks and is a five minute paddle from an awesome spring inlet. Clear water and great swimming! The only complaint we had was that the dryer doesn’t work, and we had washed our clothes before we realized it. But air drying them here actually made them smell great! Just a minor complaint compared to all the positives of this place.

The location was perfect for access to the springs. Just a short kayak. Overall the property was clean but needs some repairs. The lights, fans, dryer and overall electrical did not work as expected. The dock ladder was not attached so no way to get in and out
