Welcome to this 2-bedroom, 1-bath, 1-story, 900 sq. ft. home right on the sand in Newport Beach with no boardwalk in front of it. This is the lower level unit in a 2-unit complex. This home sports a beachside patio - accessible from the great room - with a gas barbecue, a comfortable seating cluster, a fire pit, and an outside dining table for 4-6. A comfortable, beach chic decorated living room has a wall-mounted TV and a large seating cluster from which to enjoy it and the ever-present view.
There is a dining area for 4-6 and a modern kitchen that has all the amenities and appliances so all you need do is add the food and the camaraderie and have fun.
There are 2 bedrooms - one with a queen bed and a 2nd bedroom with 3 twin beds, so this home sleeps 5 in beds. There is 1 shared modern bath with a shower/tub combination. All bed and bathrooms are furnished with a generous supply of premiere linens to ensure you are comfortable at all times.
Again, if you need more space you can also rent NB-420B (above) which has 1 queen bed and 2 additional twin beds so 4 can sleep comfortably in this rear unit.
Additional amenities include WIFI and cable, beach towels, beach chairs and umbrellas, and a washer and dryer in the garage. A basic supply of paper and soap products are also included.
There is one car garage parking for this unit, and this unit parks on the left. The garage is from the 1960s, so it's neither tiny nor huge.
This simple, but very adequate home, will make a great home base to return to after your day’s adventures. And you may very likely create some memories that will last a life time.

Newport Beach is a coveted vacation location along the Southern California coastline. It, and the surrounding Balboa peninsula have a huge variety of land and sea-based activities for you to enjoy.
Here you are about half-way between greater Los Angeles and San Diego areas, so it easy to take a day trip to enjoy the many world-class attractions in this area.

This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with Vacasa Seasonals, Inc.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Overall everything was great about this house. Location was perfect. The bed set up was good, especially if you are a family traveling with children since there are 3 twin beds in bedroom #2. The only complaint we had was that the firepit outside did not work. This was hugely disappointing. They did send a maintenance person out but all he did was confirm that it wasn’t working. So, we had no firepit to use when sitting outside and it was pretty chilly when we were there. This was one reason we picked this house, thinking it would be fun to sit outside at night. Instead we ended up staying indoors. Hopefully they fix or replace it. Be aware that the house next door is RIGHT next to the bedroom window. We wanted to open the window at night but there was a huge group staying next to us and they were walking in and out the door that was directly in front of the window. We pretty much had to keep it closed all week. Lots of parties going on around us but it was to be expected since it was Spring Break.
I have never felt the need to leave a review until using Vacasa. The home itself was pretty good. The kitchen has been remodeled but does have older appliances. No ice maker so just plan accordingly. There was a coffee maker but the carafe was missing so we couldn’t make coffee. I called Vacasa to request resolution for this and they said someone would bring one. No one ever followed up and we never got the coffee pot. The house doesn’t have AC. It was 90 degrees in the house when we arrived. With the use of the fans and keeping the windows open it definitely helped and the nights weren’t too bad. We were also told by Vacasa they would provide a couple more fans since it was so hot and again, no one ever followed up and we never received any additional fans. Also, be aware, the house is on an a small side road that is also a beach entrance. But otherwise, the beach front location did outweigh all the other things. The only other drawback was that about half of the house was carpet. Very odd for a beach front house and since the house got so humid with no air, the carpet always felt sticky and had a smell to it. Again, it’s not all bad. The queen size bed was super comfortable. I was just pretty disappointed since the price tag was so high. And even after we called, the company just didn’t seem to care. Once more thing, we were expecting the games to be there that are pictured. This was one of the reasons we thought it would be a cool place to stay. No corn hole boards and no ladder ball. (The ladder was there, but no balls to go with it) Just want the next person to rent to be aware of what you are getting.

The proximity to the beach is great. Too bad the weather kept us from enjoying it.
Location can’t be beat. Disappointed in the responsiveness from the management company regarding minor issues we had.
This little beach house is situated on a lovely stretch with stunning views of sunsets, surfers and dolphins. Its a 2.5km beach walk to the Newport pier where there is a fabulous breakfast/ sandwich shop - it was a wonderful morning routine to stroll down. The house itself was clean and well suited to a family and had everything we needed. It was dated and could use some TLC, but worked well for our family. I wish the outdoor patio cushions had been stored inside or in a garden box between guests, there had been a huge rain the day before we arrived and the cushions were soaking wet and covered in sand and unusable for our stay.
What a wonderful place to stay. It was nice and clean. Such a relaxing location. Because there was no bike/walking path right in front we didn’t have the Lookee Lewers gawking in. They are pretty set on their check in time which wasn’t a big deal. I will be definitely staying there again.
My wife, myself and our 8 year old daughter just stayed at Seascape I from Saturday, July 16th through Saturday, July 23rd! We had a great time! The place is pretty spacious for a 2 bedroom 1 bath beach house. The kitchen had all the appliances and utensils needed. There were plenty of towels and beach towels for use also. Everything was very clean when we arrived also. We loved the view from the patio and enjoyed the fire pit at night also. There were also some beach toys left over that our daughter used as well as a few beach chairs and an umbrella that we shared with the unit above the garage. The garage was enough space for two vehicles (one for each unit). The best part was being right on the sand and close to the ocean also, not having to walk so far to reach the water. It was very quiet in the evening also. We had a great time overall and will be booking this house again.
We loved this place, perfect location! It had everything that was needed during our stay! Super clean and just your little perfect piece of paradise! We can’t wait to go back.
We loved our stay at this property! We’ve stayed in many Newport rentals over the years and this one was one of the cleanest and brightest! Kitchen was well equipped! We loved waking up and drinking our coffee in front patio and watching our kids on the sand! We will be back again for sure!
This property was pretty much as described in the listing. The location was great. I was happy to be on the strip of Newport Beach with no boardwalk in front of the house. My kids loved waking up and running right out to the sand to play volleyball. My only complaint was that the fire table was broken and it was unseasonably chilly. I tried to reach out to Vacasa and but I never actually talked to a human being. We were there for 3 days and no one followed up to my text messages. Also, the garage is quite small...if you are renting a car, be mindful that it might not fit if it is bigger than a smaller SUV. Overall it was a great few days, and it was comfortable for me, my husband and our 3 kids (6,7,10).
