The property is nestled back in the Omni resort community. There are private houses along with other condominiums. The directions given were only accurate Google maps and not Apple Maps. The description said penthouse. Therefore, my expectation was a little bit higher caliber than what I experienced. The condo is nice, but it is outdated. The floors could be replaced as well as the carpet. The door bolt does not work and there are no draperies on the main floor-the view is beautiful, but with the sun coming in early in the morning into the kitchen, it can be a little distracting. There were no floor mats for the bathrooms, there is standing water towards the entrance of the master shower, after you have showered, and overall for the price I would’ve expected a little bit higher caliber experience. We were not given a pool code initially. When I inquired through booking for the pool code, it was given to me twice incorrectly. Overall, I would ring it between a 3 1/2 to a four. The location makes it worth the investment, but the communities were somewhat lacking.

This penthouse condo was spacious and clean. A great fit for our family of 6. The views were amazing, the balconies enjoyable even in the heat of summer, and the roominess of having two floors was perfect for vacy with teens. The earlier listings regarding the A/C were accurate. Even setting it on 70, it only lowered to 73 at night and stayed at 75 during the day. There are no sun blocking curtains on the main floor to block some of the heat of the sun. Also, there were ants in the breakfast area and kitchen - don’t leave out open food containers! The kitchen had most of what we needed for cooking a few meals in house. The online 3D tour showed two of the bedrooms with twin beds, which is inaccurate, one of those rooms had a full size bed. Thankfully we brought an air mattress! Last issue was that one of the toilets was leaking significantly so we called for that to be repaired. They did come the next day and got it fixed. Overall, a nice condo for the price and location. The entire Omni property helps the beaches to not be packed! We hope to stay again next year.

Beautiful property and I would definitely stay again. To deserve a 5 star rating I would have liked to have had access to a gym closer than a 23 minute drive, at least 1 dish cloth in the kitchen, some salt and pepper shakers and at least a cheap set of racquets to use the well advertised new pickleball courts (who has room to pack equipment on vacation?). Nonetheless, the overall quality of the grounds and the very light crowd of visitors easily outweighed the above small issues. This was our 1st trip to Amelia Island and we all loved it.

I will start out by saying that the property manager was great to work with. Very helpful and great communication. Unfortunately, the property isn't so great. It's old. It's tired, and is in need of some serious help. One week before our arrival, we were notified that the main balcony would be sealed off and not usable. After a long Wisconsin winter, this is not what I wanted to hear. I wanted quiet mornings sitting outside sipping my coffee, watching the sunrise. That was not to be. They offered to find me a new location or give me a percentage off. I would have moved but there was nothing available given it was one week out and spring break week. We took the discount. We arrived and noticed right away why the balcony doors were sealed. It's obvious that they've been leaking water in for years. The base boards underneath were severely rotted and it looked as if they had been painted over several times to try to cover it up. It looked pretty serious. Moving on... furniture. Pretty sure half of this stuff has either been here for 25 years or they bought it from a garage sale. Some of it was down right gross. We put the legs up on the newer recliner and there was dirt and sand in the hammock. The couches are beyond worn. The dining table scratched to hell. The beds, old and worn out. You could feel the springs in the king. The carpet in the upstairs bedrooms was stained all over. The plumbing was corroding from years of being by the sea. Everything worked as it should thankfully until the downspout on one of the showers fell off.... They came to silicone it back on when we asked but it was obvious, this has happened time and time again, The kitchen was missing some of the basics. No wine key or bottle opener. No scissors. The dishwasher ran but didn't clean well, not to mention the smell. The kitchen faucet leaked every time you turned it on. For what we paid for this place, it was the price of a penthouse, without the vibe. We looked at the condo that was for rent next door. All updated. Beautiful. Hard to believe it was just on the other wall. Whoever owns this place needs to give it some love. We will never rent it again.

Great location, great view! Only drawback is the place needs updating - cookware is a bit old (non-stick pans are scraped and sticking), appliances, caulking, dusting…. all of this is notable during an extended stay. Very good overall, would stay again!

Our stay was excellent! I wish we had known the pool was under maintenance and would have to drive a mile to the nearest pool but other than that it was great! The views are unmatched on the island and the master bedroom is so very relaxing!
