SUMMARY
Rare offering of 2 levels of Ocean Front that includes the entire top level penthouse + half of the second level. This expansive 4br + 2ba townhome is an entertainer's delight, featuring 2 ocean front patios including the 3rd level deck exclusively for this unit. Other highlights include TVs in every bedroom, a spacious floorplan, views from the entire main living area, AC, washer/dryer, & 2 compact parking spaces. Maximum occupancy 10 (8 adults max). Note – No BBQ included; The Downstairs Patio is Shared, you have access to the North Side of the Patio only.

2nd LEVEL (master suite)
A set of stairs leads from the ground level main front entry will lead you to the 2nd level master retreat. Only the master bedroom is located on this level, making it very private & exclusive. Situated right on the ocean, the master suite is a romantic place to escape & enjoy water + endless sunset views from the comfort of your King size bed. This space also includes sliding glass doors that lead to your very own water front deck (our favorite spot to enjoy a glass of wine at sunset!), Samsung SMART TV, & ensuite bath with expansive quartz countertop vanity & tub/shower combo.

3rd LEVEL PENTHOUSE (main living area + 3br's)
As you enter up to the top level penthouse, you'll be greeted by a bright & spacious open floorplan main living area with views out to the ocean. This space was tastefully designed with a blue & gray coastal color pallate. The living room includes a huge Samsung mounted SMART TV, windows galore including sliding glass doors that lead to your very own full floor top level ocean front deck that includes seating & plush sofa + accent chairs, & adjacent dining area with seating for 8. Cooking…with ocean views We have you covered in this all new fully equipped gourmet kitchen complete with beautiful white quartz counters, white cabinetry, & all new stainless steel appliances.

Down the hallway are 3 bedrooms. The first is our most spacious bedroom, with a Queen bed + ocean views + SMART TV. The second br is our dual bunk bedroom, ideal for children & also with a SMART TV, while the third bedroom is our fun & cozy “nautical” themed room that has a pullout Queen sofa bed, SMART TV, & skylight.

PARKING & OTHER FEATURES
• Parking includes 1 compact space in a shared garage (approximate size 7.5'w x 16.5'd x 7'h) + 1 compact carport space (approximate size 7'9”w x 18'd x 7'h). *Compact vehicles only, larger vehicles will not fit.* Additional parking includes overnight street parking on Mission Blvd + various nearby paid & unpaid public parking lots.

POLICIES & GOOD NEIGHBOR GUIDELINES

• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

    This place has an amazing view and right on the beach. We loved staying here for 30 days. Parking is very tight and realistically only one car will fit.

    The location was perfect for us, right on the beach between Mission and Pacific Beaches. We do not usually write reviews but the condition of the place as compared to what we paid deserves this write up for other people to be aware of. The place was not as advertised. The wifi was weak or non existent, some furniture was broken or in poor shape, one bedroom was too small to use, the windows were dirty (ruined the view) , onsite parking stalls were not usable for travelers, management company was non-responsive, balconies were useless and the neighbors garbage cans were left in the way of the entrance gate our entire stay. Better management practices could have resolved many of our negative impacts.

    Had a great time on our two week stay. Property was exactly as advertised. Great location right in the beach and walking distance to bars, restaurants, and grocery store. Property is well kept and comfortable. Property manager was helpful and responsive. Would certainly consider staying again.

    We were able to get a week of reconnecting with our adult children in this lovely oceanfront townhouse. Plenty of space and comfort. We enjoyed starting our mornings watching surfing and dolphins. Conveniently located to everything.

    Amazing location, literally right on the beach. Away from the main crowds at Mission Beach and Pacific Beach but an easy walk to stores and restaurants. Beautiful interior - immaculately clean, nicely furnished, well appointed (everything we needed). We had a total of 6, including myself, my wife, our two older kids and both our mothers - the four bedroom layout was perfect and everyone had plenty of space. Excellent communication and customer service from the property managers (Surf Style). Only negative is parking. It is theoretically possible to park two “compact” cars here but not if you want to open the car doors (we had to empty the car in the alley then pull in, with just a few inches of clearance on either side, front or back). If you plan to park here would bring/rent a “mini.” Expensive but so is everything in this location (and still less than 3 separate hotel rooms for our family). Besides the parking this place is perfect.

    Everything about our stay here was great. The place was spacious and very clean. The views are amazing. Short walk to Belmont park, restaurants, and shops. The house had everything we needed and check in/check out was a breeze. Parking spots are very small, but I knew that going in and rented a compact car. My family had a perfect visit and I highly recommend this place!

    We had a very relaxing, enjoyable time in this cozy duplex. It's completely remodeled inside. Cleanliness was immaculate! It has all the essentials needed, dishes, pots, pans, towels, extra blankets, which came in handy because we hit a cold spell. The mattresses are comfy. and there's plenty of pillows. We had a small issue with the trash outside, but they handled it promptly. Also, parking was tight, it's a small shared garage. Our SUV barely fit. We had to park one car in the street, but it's just a few steps away. We walked over a mile to Crystal Pier, and some restaurants we frequent when in SD. I highly recommend this little beachfront gem!
