WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-This is not a pet-friendly home.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-This unit offers cable television.
-There is no AC; fans are provided.
-The main-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-This unit has a propane grill.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing a staircase.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

    Stairs going up to Loft are dangerous . Children can fall through the spaces easily. Please check Electrical outlets , very worn, may cause heat and maybe fire. Otherwise, enjoyed our family stay. Unit was clean and comfortable Plan to come back next year. Thank you. .

    Really wanted to give it four stars or higher. The house setup is very nice and it could be a lovely house in the winter time. They have the fireplace which is amazing. I went in the summertime which it was very very hot in the house. There are no ceiling fans in the bedroom. There is one in the living room but it's extremely slow even on the highest speed. We try to open a few windows but weren't able to. Some of the windows did not have screens so we were not able to open them. And the downstairs bathroom there was left over soap that stained the bathtub blue. The stairs going to the second level was dirty. The road was unpaved but they did let us know a couple days beforehand. Trying to leave was an issue because the construction crew showed up to pave their Road and the driveways. I did Reach Out to someone with my concerns and they were very quick with response. They did tell us that there was extra fans that we could use. Unfortunately we weren't able to use the top floor due to the Heat. If it was a winter time I bet you it would have been absolutely lovely. A few updates and the house would be amazing.

    One unit away from being a ski in and out. It would be nice if they had someone shovel snow onto ground hill area to ski in and out or reduce price when the snow has melted and renters have to walk to ski trail down a muddy/slippery hill.

    Columbus Day booking for family of 9. . The Pictures looked ok so we booked this condo. It was very evident that this unit has not been well maintained at all. The condo location was perfect but that’s as far as it went. The unit itself is extremely outdated. The electrical outlets were so worn they did not hold the plugs in place for the chargers and electronics with many not working at all. None of the bathroom fans worked and there was a foul sewage odor that periodically wafted through the unit. The kitchen is large enough for only 1 and is in desperate need of updating. The television is in the family room on the basement level. The family room on the main floor sat 3 comfortably and for the football game 8 of us huddled around our laptop to watch by the fire. Bringing food up and down the stairs was not an option for us. Cleanliness was an issue particularly in the bathrooms where the shower curtains were in need of replacement due to mold. Crank windows were broken and difficult to open and close. The sleeping arrangements were fine however not comfortable at all. The loft area beds were difficult to navigate as they sloped to ones side. Overall for the cost of this unit it was a very disappointing stay.

    A true slopeside location. The beginner slope is literally right outside your front door. We didn't need to go into the lodge all week as it was super easy to ski off for bathroom breaks and lunch. We were a group of 8, and the unit could have slept 2-3 more. We look forward to visiting again!
